We were so happy with the view from this property, the size and amount of bedrooms, and all of the things that we needed in the kitchen! Our trip was easy because of how well equipped this house was.
Great location, great weather, nice house and amenities; enjoyed the pool, spent most days dock-sitting and fishing. Comfortable house with room for everyone plus local family visiting from Urbanna for firepit and views of the water.
We had a wonderful stay in the Rivah! We enjoyed swimming off the dock, swimming in the pool, catching crabs, watching the sunset and eating at the restaurant across the street. The adjacent town of Irvington is adorable and Topping has one of the best restaurants in Virginia (Merrior Tasting Room). The host went above and beyond to make sure our stay was wonderful. We would definitely stay there again if we find ourselves in that beautiful part of the country.

We stayed here to attend a family reunion on the bay. We had 8 family members. The view was incredible. The MB shower was amazing. And the pool made our stay so relaxing. We enjoyed mornings on both porches overlooking the Rivah and the "white knuckle" bridge. We enjoyed the lawn cooking smores & sitting by the fire pit in the evening. We had a few hiccups with hot water, wi-fi, and appliances but the hostesses was very responsive. She started communicating with me well before our trip & made arrangements for me in White Stone I couldn't have made otherwise. Very thankful. The dock seemed out of order b/c of repairs but the pool completely made up for it. We loved our day at the pool!! My daughter enjoyed the toys left by the hostesses to play with! The neighborhood is very convenient to many things (the Chesapeake donut shop being an early morning family favorite :) and we felt very safe at all times-I let my 8yo wonder back and forth from the pool alone our entire stay. We had our elderly parents with us and with a master bedroom on the 1st level it was perfect. The upstairs master overlooking the river was just beautiful, and I spent the mornings up there reading. Our dog loved his stay!! Plenty of space for him and many great picture spots!
The view is amazing. However, the house was not cleaned prior to our visit. This is just unacceptable. The owner apologized and a house cleaner showed up about 45 minutes after we called. She did a cursory cleaning (floors/threw out the food in frig/bathrooms). The refrigerator had sticky crud in the corners, some of the towels they left for us had hair on them and stains, the toilets did not flush consistently (water reservoir would not fill up all the time), dust on the bedroom tables/TV's, they only gave us 1 washcloth per person for a three-day stay, the automatic trash can did not work (we brought batteries so it would work), and there were dead bugs on the window sills in the kitchen. Analog TV's throughout the house. The family room/kitchen (the only room with cable TV) is hot because the A/C vents are either non-existent or not working. Furthermore, we could not leave the french doors open to the 1st-floor porch to reduce the heat in this area of the house because the screen door is broken. The second-floor balcony was not cleaned - cookie/cracker crumbs everywhere. Light fixtures in the kitchen and upstairs master bath need to be repaired. We have rented many private homes over the years, in Massachusetts, and Oklahoma, etc., but we have never experienced a property with so many issues. All of these things alone are small but, when added together it amounted to a property that is not well maintained or prepared for large groups.
We spent a peaceful and energizing long weekend here - lovely, well-stocked home with gorgeous water views, and the access to the river was so easy! The pool is shared but we had it largely to ourselves. Everyone was polite with their dogs also. Weâd stay again!
We planned a special family event 14 months in advance and were looking for a home that could accommodate 10 guests, had their calendar open far in advance, and would provide an amazing experience for guests ranging from 7 years old to 77 years old. We found it and it couldnât have been better. The hosts are top-notch and the location and amenities were fantastic! The home was clean, well-stocked, and very comfortable. We enjoyed multiple family meals, played lawn games, explored the waterfront, swam at the pool, and explored the area. My mom said it best- âThis was one of the best trips Iâve ever taken. I donât think it will be topped.â Thank you to the hosts for providing the perfect venue for memories and more!
Very nice bedrooms but small living room, eating area and no closet use. If queen bed was in small room and double in with king it would b more comfortable. Bedroom tvs need more update tv and channels. Great decorating and wonderful pool and river view and access. Great back porch and upper deck. Lovely owner to work with.
We were a group of 8 friends having a lady's weekend. This house and quiet locale were perfect, and Laura was super responsive and easy to communicate with!
The river was perfect for floating (minimal seaweed and no jelly fish!); the second floor balcony in particular is a great spot to hang and talk, and comfortably sat our whole group together. Its a very beautiful, quiet and safe spot to hangout!
10 of us stayed at this beautiful house and had a great time! The views of the river are beautiful and the nearby towns of Irvington and Kilmarnock were fun for shopping. Our host was so easy to communicate with and even let us check in earlier and check out later- so nice!! Some of us brought air mattresses and we were so glad we did because the 4 beds would not have slept all 10 of us comfortably (3 adults per king is not ideal). The only disappointment was we missed the fine print about the pool being a community pool and a short walk awayâŠwe were hoping it was right in the backyard. But it was easy to get to and we had a blast regardless. Thanks for a great stay!!
Spent my birthday weekend relaxing with my family. The weather was chilly so we were not able to fully enjoy the pool or the river. Enjoyed spending time with my granddaughters on the houseâs porch overlooking the river.
Basically private pool. Only 12 homes there and 90% only two families at a time.
Night swimming, saltwater pool with pool house, outdoor hose, bar and seating area, gas grill and bathroom. Outdoor lounge chairs, tables and umbrellas. (**pool closed after Labor Day).
Pool area huge enclosed fence and shrubbery surrounds pool for privacy. Night lights at pool.
Crabbing, crab pots and nets provided!!

Peaceful and beautiful place. You will enjoy "rivah" time if you can relax....everyone there in that area is on "rivah" time which is slowed down!

Bring fishing poles if enjoys fishing. If have boat many beaches in middle of Rappahannock river to go relax on with tiki bars.

This is the "rivah" its not Virginia Beach! If you are looking for fast paced vacation...this property is not for you! Everything is laid back and runs on "rivah" timeđ!
