We all enjoyed our stay. had a few issues with the golf cart its a little older and very slow. other than that it was a great stay.

Sun King/Jester House Review

Rating Details: The property manager was very helpful. The vacation rental was very clean. I was very happy with the location. I was satisfied with the condition of the vacation rental. Overall, I do not recommend this vacation rental. Reviewer Comments: I brought a group of 19 individuals to the property and upon arriving, realized that one of the rooms that said it had 4 beds, only had 3. Due to that and the nature of our group, someone had to sleep on the couch. Additionally, two of the showers (basement and the main floor) were very confusing. We had to call maintenance to show us how to get the shower head working. I also found the lack of supplies available disappointing, for a house that holds 24 people, you'd think there would be more than 5 garbage bags, 1 paper towel roll, bath towels, and more were not available/in extremely limited supply. However, the house was very spacious, the bonfire pit was very nice, we loved the wrap around porch, and the golf cart was a big hit! Majority of the bathrooms and bedrooms were very nice!

Perfect house for a large group

The spacious kitchen offered plenty of seating for everyone, and having two refrigerators was a nice bonus. We especially enjoyed the back deck, which provided a great outdoor gathering space. The location was another highlight — just a short walk to the common area, making it easy to enjoy all the amenities. We would happily stay here again.

We need two properties for sleeping but find Sun King great for gathering in the living room and especially for cooking and serving Thanksgiving dinner. (We confess, we had to use the oven in the accompanying house, Jester to bake the dinner rolls.) The two dining areas are great to accommodate different ages,activities and games.

We stayed here 2 yo and found that this property has gone down hill. Obvious that the owner has not done much to maintain. Exposed nails on rear deck and stairs. All nail heads are rusted. Carpets are beyond dirty. Front yard overgrown. We're looking elsewhere at Beachwalk for next time.

Large Space but Needs Updated & Cleaned!

Overall, I do not recommend this vacation rental. Reviewer Comments: The house was the perfect size and location for a large family vacation. We loved the proximity to the pool & parks, and it was a quick & easy walk to the beach. However, the house needs a good deep cleaning and maintenance. The floors were filthy to the point we wore shoes at all times and the doors into the house all need repairs. They were incredibly difficult to open and close. We would have loved to enjoyed more time on the front porch, but it also needed repairs and cleaned. The large back patio was nice as well, but the outdoor trash cans smelled so bad it was impossible to sit near them. Overall, the house worked but we would not return to this property.

Reviewer Comments: We have enjoyed Beachwalk Vacation rentals 4 times as an extended family. But each year, it seems the homes need more attention to maintenance and deep cleaning. The wrap around porch and deck were very grimy. No working outdoor shower. Mattresses and carpets need replacing. The master bedroom and 3rd floor bunk room could not cool properly. Serious plumbing issues occurred. Walls and trim need painting. The golf cart was very very slow. Comfortable living room furniture. Roomy kitchen with 2 refrigerators was good. Great basement space.

Overall, I do not recommend this vacation rental. Reviewer Comments: While we love Beachwalk as a whole, we were very disappointed in the homes, SunKing and Jester, that we rented. They were filthy. We found ants, mice droppings, hairballs, and toenail clippings. The dishes had dried food on them. The walls were black, the furniture was very dirty. The chairs at the dining table were so dirty with old food that we ate standing up. The patio furniture was covered in mold. There was even vomit dried on on e of the bunk beds. The Jester did not have any pots/pans for cooking. There was a coffeepot but no coffee mugs.

Beachwalk Resort is amazing, but this house needs lots of updates

Reviewer Comments: My family, as well as my sister’s families and my parents, were all looking forward to a week at Beachwalk for several months leading up to our first extended family vacation with all the grandkids. I was looking forward to showing my extended family the resort that I had grown to love from my two previous visits. The resort is amazing! The pool, access to Lake Kai, quick access to Lake Michigan, golf cart community, and the many resort amenities make this an ideal location to relax and unwind for a week. Unfortunately, Sun King/Jester needs a complete update. The carpet is filthy. To the point where we only felt comfortable wearing our shoes everywhere in the home. Several pieces of furniture were stained, broken, or in need of repair. There was also mold in the showers, a non-working outdoor shower, grease collected in pans under the grills, water damage on the ceiling in the kitchen, and stains on some of the bedding. As a result of these items, Beach Walk resort staff came to assess and after seeing the condition of the home, offered to put us in a newly built home, not yet being rented out, for the remainder of our stay. Kristian and Erin at Beachwalk were great in helping us transition to the other home. I would recommend Beachwalk resort, however would not recommend Sun King unless they remodel and do a thorough cleaning of the home. Also, to add, the golf cart was abnormally slow and upstairs master had difficulty keeping cool, even with an added box fan. The owners should ask themselves if they would want to pay approximately 12 grand a week to stay in this home. My guess is that their answer would be, no.

Greatly Disappointed

Overall, I do not recommend this vacation rental. Reviewer Comments: Overall, the house was dirty and rundown. The cleanliness of some of the bathrooms was questionable. My daughter ended up cleaning one toilet before using it. Upon arrival we looked at each bedroom/bath and found a HUGE dump in one toilet that would not flush down! There was also stool on the floor that I cleaned up. In the same bathroom were woman's garments hanging behind the bathroom door and also a few in the bedroom closet. The bathroom and bedroom floors were dirty with hair and other debris. The carpet on the main stairs was not only worn, but also very dirty. We attempted to use the vacuum that was there but it was broken. The kitchen sink appeared dirty from brown grime until I attempted to clean it and quickly realized that it was just stained. We had to reset the hot water multiple times during our stay because of the insufficient water heater system. It was difficult to relax under such conditions.One plus was the large kitchen table that sat 14 people. The wrap around porch was spacious but dirty with old broken toys and dirty corn hole set/foosball table that we could not enjoy. There were also holes in the screens of the porch in which birds would come and go.When I went to bed the first night, I could not tell if the sheets were clean or not due to multiple long strands of hair and scattered crumbs present.Beachwalk Resort is a fun place for our twenty member family but we will never return to this location. We paid way too much money to rent this place under these conditions. It greatly diminished the fun on our family vacation.

Needs some upgrades for the price tag. Had some birds flying in and out of screened porch bc of broken screens and missing wood. TV worked very poorly. Rentals should all have a subscription for price we pay. Grills were partially working and leaking grease all over the deck. Garage spot was fill with so much stuff we had to move stuff to get a car in. 5 cars will not fit without a garage spot. Outside shower does not work which makes a sandy mess inside. Overall we still had plenty of fun and basement was great place for the kids. We love Beachwalk resort and just wanted owners to know what they might want to consider moving forward.
