Amazing location!!! Everything was exactly like described in the listing, although fighting that shower current was a task! The beds are a little firm for my taste, but comfortable, clean, and rested well each night. Overall great place and would be happy to stay here again in the future.

Robin’s place was just as expected. It was perfect for our family of five. Everyone had plenty of space for sleeping and hanging. I didn’t realize when booking that it was on the same street as the ferry which was perfect! We were able to easily get to Balboa Peninsula to meet family and vice versa. It was a great location for walking. The garage to park in is quite tight - as mentioned in the listing. When we first arrived, the other duplex guests had taken up more than their share of garage space. Robin worked to help get their vehicle scooted over so we could fit one of ours. The street parking isn’t terrible (although I can imagine that in high tourist season it would be challenging), and on weekdays doesn’t have the same time limits, so we easily made due until we could get in the garage- and with our second vehicle. The air conditioning upstairs kept everything super cool. And the water pressure in the showers was strong. Thanks for the stay! We’d definitely come back again and stay here!

We had a great stay. It’s cozy and relaxing and the location is fantastic. The AC is perfect upstairs and the first floor always cooled off with the windows open. We had a great time exploring Balboa Island and the Newport area. And this condo is a terrific base.

By the Sea was located perfectly to see the surrounding area. Fun to take the short ferry trip from the island to Balboa. The island itself offered a nice walking path right along the bay with coffee shops, and a small market.We were able to use the 2 car garage which made it veryconvenient. The kitchen was well set-up for cooking Too!Clean, comfortable, and we had a good time share!

The place has a lot of potential but seems to be in a bit of disrepair currently. paint and drywall is coming off in parts of the house (mostly in lower bathroom). Airvent is missing in lower bathroom and hot water heater is exposed behind a light curtain and very dirty. We were unable to get the upstairs TV to work (please check on it before your next guest arrives). the trundle and bottom bed in 2nd room were not very comfortable can feel the springs, my daughter described the trundle as not really a bed. . Upstairs bathroom had a live cockroach. Also we could not use any of the outlets in 2nd bedroom plugs would just fall out. One couch was very comfortable for sitting and napping BUT the "love seat" was terrible I could feel springs through my bottom and back. Pictures somewhat misleading I thought the patio pictured was of the unit (which was why I chose this property) but it was actually another unit. It really has a lot of potential but we would never stay here again. Positives: GREAT LOCATION, very close to ferry, The queen bed in 1st room was very comfortable, pretty far walk from island shops and restaurants (except one Todos Santos), cute and clean kitchen, lots of closet space, upstairs great AC, good windows and slider door, great shower pressure in upstairs Bath :)

Thank you for your feedback Kim, we have addressed each of these items including new mattresses on the way. Our property is regularly treated for pests, though Balboa Island does see increased activity during these heat waves. To be clear the patio is indeed included and is accessible via the door at the top of the stairs!

Very good communication with the host. The property is as described...very functional and clean. We used it purely for extra sleeping space while we were visiting relatives who lived on the same street. Tremendous value for this location.

This place was clean and had everything we needed. Just a block or 2 away there's a lovely walk on the strand around the island. We enjoyed seeing the beautiful homes and the boats in the channel. The host was a little slow to respond to my text about how to get in the garage (there were no instructions posted inside the condo either). The TV and internet were great downstairs but we couldn't get the TV to work upstairs.
