This peaceful 18th-century country house has been sensitively renovated in typical Tuscan style and has served as a holiday home since 2000. It is located in the idyllic landscape of the Garfagnana region, on the border of the Apuan Alps Natural Park in the Edron Valley, not far from the small village of Poggio.

With 100 m² of living space, the two-story villa offers plenty of space for 8 people, who are accommodated in 4 bedrooms and 2 bathrooms.

The property is ideal for parties for approximately 20 people in the house or 40 people in the garden area.

Interior

On the lower floor, the large entrance area leads to the living room with a cozy fireplace, followed by the kitchen/dining area, where all guests can sit around the large table. On this level, there are two double bedrooms and one bathroom with shower.

On the upper floor, there are two more bedrooms, one with a double bed and the other with two separate beds. This bedroom also has a bathroom with shower.

A washing machine is available for guests' use in the utility room.

Outdoor Area

In the 500 m² garden, directly adjacent to the house, is the swimming pool (10x6m; depth 1.45m) with adjacent sunbathing areas equipped with sun loungers. There is also a hot water shower.

Right next door is a small outbuilding with a spacious loggia furnished with a large dining table and chairs.

The small outdoor kitchen, barbecue, and brick pizza oven are particularly attractive for preparing meals outdoors.

A swing set is available for the children.

You will have the entire holiday home, garden, and pool to yourself. No other people live on the property.

There is enough parking for four vehicles on the property.

The property is located near a paved road, with only the last 50 meters being unpaved.

The holiday home is just a few minutes' drive from the village of Poggio, surrounded by lush vegetation and very close to the renowned Apuan Alps Nature Park.

Here, guests can enjoy long cycling and hiking tours on the numerous green paths.

In the warmer months, a refreshing swim in the Edron River is a great option.

The holiday home is also an ideal starting point for day trips to the famous Tuscan art and culture cities in the area, such as Florence, Pisa, Prato, or Pistoia.

The nearby historic city of Lucca is just a few kilometers away, and the beaches of Forte Dei Marmi and Viareggio are also not far away.

The nearest village with a minimarket, bar, and restaurant is about 3 km away, and the post office and bank are just 2 km away.

The nearest larger town with a supermarket and other shops is about 10 km away.

There are also a number of sporting activities available in the surrounding area: horse riding, golf, tennis, river fishing and visiting the thermal baths are just a small selection of options.
