Beautiful holiday home in a townhose villetta, with private garden inside a secluded small estate. Adjacent to open-street shopping centre, public transport, bars, restaurants and all amenities. The area is quiet and greatly connected, to beaches, pinewood forest and city centre.

The space
The place is very comfortable, distributed on two floors with bedrooms on top and large living/dining area downstairs. In warm season, the ample sliding window leading from the living room to the shaded patio can be opened to become a seamless in-out living space.
The garden is well kept and can be used for outdoor events and dining, possibly using the built-in barbecue on one side of the patio, an ideal continuation to the indoor kitchen.
The house is usually well designed against extremely hot days, but, should you suffer the heat of the Italian summer, a centralised AC system is available and well working.
The bedrooms have floor-to-ceiling windows that open onto a large balcony, sheltered by electric retractable awnings.
All windows have sliding mosquito nets fitted.
The garden has an automatic watering system; please speak to host should you wish to amend the watering times (usually 30 mins early morning and 30 mins at night).

Guest access
The house is used by the owner for a few weeks in the Summer and at Christmas time, so one room (the study) will be closed, with some owner's belongings stored. The remainder of the space is available for the guests. The estate has a main entrance gate, so the street in front of the house is closed to public traffic and passage.
The upright piano is there to be played, so please feel free if you wish.

Other things to note
There are no restrictions to partying and enjoying your holiday, but please consider that your neighbours will probably be working in the morning, so please limit the noise during the quiet hours: before 8 am, between 2 and 4 pm, after 11 pm.
With children younger than 10 the bike ride to the beach should considered only if children are trained to ride close to car traffic, because the cycle route has a few unprotected sections. However, once the tricky spots are known, the ride can make a great time out for the family. All bikes are suitable for off-road; with them you can explore the vast pinewood forest, home of wild animals and hidden ancient Roman villas and roads. You can park your bikes at one of the equestrian centres and continue your tour on horse back (advance booking required, please ask host). On your return route you can recharge at one of tge restaurants, known for barbeque steaks and hearty Italian dishes.
Should you decide to rent a car, parking space will be available within the estate. Gate remote control available from host.
Consideration and respect for neighbours are required within the estate at all times.
