Escape to a stylish Waxahachie retreat designed for families, groups and working professionals. This 4-bedroom, 2-bath home sleeps up to 10 with 5 beds and plenty of space to gather. Spend your days by the private pool and hot tub, play a round of pool, enjoy indoor and outdoor games, or unwind around the fire pit. Located in a quiet neighborhood 15 minutes from historic Downtown Waxahachie, with convenient access to Dallas and the greater DFW area.
Booking Requirements
Guests must be 25 years of age or older to book this property.
The individual making the reservation must be present for the entire stay.

Occupancy
Only guests included on the reservation are permitted on the property unless approved by the host in advance.
Maximum occupancy is 10 people at any time, day or night, including overnight guests and visitors.
Unauthorized visitors or exceeding the maximum occupancy is prohibited.

Quiet Hours
Quiet hours are 10:00 PM – 7:00 AM.
Please keep outdoor activity and noise to a minimum during quiet hours out of respect for our neighbors.
Excessive or disruptive noise is not permitted at any time.

Parking
Parking is limited to 4 vehicles maximum.
All vehicles must be parked in the driveway or garage.
Street parking is not permitted.
Vehicles must be parked completely within the driveway or garage and may not obstruct the sidewalk.
If your group has 4 vehicles, one vehicle must be parked inside the garage.
These parking requirements are necessary for compliance with our STR permit and to minimize disruption to our neighbors. Please follow them at all times during your stay.
Vehicles parked improperly or exceeding the maximum allowed may be subject to a fee or towing at the guest`s expense.

No Smoking, Parties or Events
ABSOLUTELY NO PARTIES OR EVENTS are permitted at any time.
Gatherings, celebrations, unauthorized visitors, excessive noise, or disruptive behavior are prohibited.
Smoking and vaping are strictly prohibited inside the home.
If smoking outside, please properly dispose of all cigarette butts and smoking materials.
Evidence of smoking or vaping inside the home will result in additional cleaning and deodorizing charges.

Security & Noise Monitoring
The property is equipped with exterior security cameras and a noise-monitoring device for the safety and security of our guests, home, and neighborhood.
These devices help protect the property, monitor service providers, and identify excessive noise or unauthorized parties/events.
The noise monitor measures sound levels and does not record conversations or audio.
Tampering with, covering, disconnecting, or disabling any security or noise-monitoring device is strictly prohibited.
There are four exterior security cameras on the property: one above the garage monitoring the driveway, a Ring doorbell at the front door, one monitoring the pool equipment, and one monitoring the back door. There are no cameras inside the home.

Furniture
Please do not move or rearrange indoor or outdoor furniture.
Moving furniture may damage floors, walls, or furnishings. Guests may be responsible for damage caused by moving furniture.

Pool & Hot Tub
The pool and hot tub are for registered guests only.
Use of the pool and hot tub is at your own risk.
Children must be supervised by a responsible adult at all times.
We do not recommend hot tub use for children under 5.
No glass is permitted in or around the pool or hot tub. Please use the plastic drinkware provided.

Pool Equipment
DO NOT touch, adjust, or operate the pool equipment or control panels.
The pool system is sensitive, and changing settings can disable programmed functions or cause operational issues.
If equipment is tampered with and a service call is required, guests will be responsible for the $500 service fee charged by our pool maintenance company.

Hot Tub
Instructions for using the hot tub are included in your welcome message and in the guest book provided. If you have any questions or need help getting it started, please message me anytime. I’m happy to help!

Trash & Recycling
Please gather trash during your stay and place it in the large green trash bins to the left of the garage.
Recyclables, including glass, plastic, and paper, may be placed in the blue recycling bin.
Please do not leave trash inside the home, around the property, or in the neighborhood.
Excessive trash left behind may result in additional cleaning charges.

Respect for Our Home
Please remember that this is our home, not a hotel.
We have worked hard to create a comfortable and enjoyable space for our guests and ask that you treat the home, furnishings, amenities, and neighborhood with care and respect.

Cleaning & Damages
Our cleaning team handles normal turnover tasks, including:
* Washing towels and linens
* Cleaning bathrooms and surfaces
* Preparing the home for incoming guests

Guests are expected to leave the property in a reasonably clean and respectful condition. Our cleaners are not responsible for excessive trash, large messes, stains, or abnormal cleaning conditions.

Damage to the property, missing items, excessive cleaning, or cleaning required beyond a standard turnover may result in additional charges for the associated costs.
