Casa Viva is located in Georgetown’s historic San Jose neighborhood—an area with deep roots and a strong sense of community, where many families have lived for generations. Like many evolving neighborhoods, it reflects a mix of old and new, and offers a more authentic, residential feel than more commercial areas. We have found it to be quiet, peaceful, and welcoming, and we’ve consistently experienced our neighbors as kind and respectful.


The entire home and property are yours to enjoy during your stay! Parking is free in the driveway to the right of the house, with room for up to 4 vehicles depending on size.

Need a little extra space? Feel free to open the gate at the back of the driveway and park just beyond it.

You're also welcome to park up to two additional vehicles on the street directly in front of the house. We just ask that you avoid parking in front of neighboring homes — our neighbors keep a close eye on street parking, and we'd love to help keep things friendly (and avoid any calls to the city).

All rooms feature comfortable, high-quality bedding designed for deep, restful sleep, along with room darkening shades and curtains. All closets feature at least one luggage rack and are stocked with wooden hangers.

The three full bathrooms are stocked with plush towels and carefully selected essentials to make your stay easy and comfortable.

The kitchen is fully equipped for everything from slow mornings to shared dinners.

You'll find:

Pets: We love furry friends, but due to allergy concerns, Casa Viva has a strict no-pet policy (registered service animals are always welcome — if you’d like to let us know in advance, we’d love to leave them a treat!). Bringing a pet that isn't a registered service animal will result in forfeiture of your security deposit.

Your safety matters: Casa Viva has exterior Ring cameras with audio, on 24/7 for everyone's peace of mind. Don't worry — they're positioned to cover only the outside of the home and never look into interior spaces.

Quiet hours: We're tucked into a quiet, close-knit neighborhood, so we ask for quiet hours between 10pm–8am — no noise audible outside the home (music, loud conversation, etc.) during this time. We know you're here to slow down anyway!

Be a good neighbor: We simply ask that you and your group treat our neighbors, the community, and local laws with the same respect you'd want in your own neighborhood — it helps keep Casa Viva a place everyone can enjoy, today and for guests to come. Casa Viva is a place to relax - not rage.

Treat it like home: Please treat Casa Viva with the same care you'd give your own place, and leave it in the condition you found it.

Lock up: To keep your belongings (and ours!) safe, please lock all doors and windows whenever you're away and at check-out.

Keep the peace: To respect our quiet neighborhood, we don't allow parties, fireworks, or the (unnecessary) discharging of firearms on the property.

Smoke-free: Casa Viva is smoke-free, inside and out.

Furniture stays put: Everything's been placed with intention, so we ask that indoor furniture stays where it is — and please don't swap indoor and outdoor furniture or fixtures.

Trash: Extra bags are under the kitchen sink — please bag all trash before placing it in bins, and move full bags to the outdoor receptacle once the indoor one fills up. Please ensure all trash is moved to outdoor receptacle during checkout.

Spills & accidents: Please clean up spills right away — and if something stains or gets damaged, just let us know! We promise we won't be upset; we just want our cleaning team to be prepared.

Packages: We're unable to accept packages at the property and can't be responsible for any items lost or stolen if sent here.

Amenity Use

Casa Viva's amenities — including the year-round swim spa, sauna, and fire pit — are available for your enjoyment at your own risk. Please use good judgment and caution at all times.

If children are present, keep the swim spa cover closed and secured whenever it's not in use, and note that the sauna is for adults only.

I've had a front-row seat to it all: from watching a sleepy suburb transform into a vibrant community with world-class dining, outdoor adventures, and a thriving arts scene, to cheering on the Round Rock Express under Friday night fireworks as a kid. Growing up here gave me a deep love for this region, and it is a true joy to get to share it with guests who are discovering it for the first time.

After a trip to the Amalfi Coast, my husband and I were completely captivated — not just by the beauty, but by the Italian way of life. The locals there live by il dolce far niente, "the art of doing nothing" — the idea that slowing down, savoring a meal, lingering over a view, and simply being is not laziness, but a gift. We came home inspired, and Casa Viva GTX was born from that philosophy.

My deepest desire is that every guest who walks through our doors feels like more than just a reservation. Whether you're here to explore the Texas Hill Country wine trails, spend a day on Lake Travis, visit Austin, or simply do absolutely nothing at all — I want Casa Viva to be your soft place to land.
