With four bedrooms, the house is a great choice for couples and families looking for a unique setting. The master suite has a dual fireplace viewable from the two person whirlpool tub in the master bath. Sliding glass doors open to a private terrace with a hot tub that seats six. Bedrooms 2 & 3 are also located on the ground floor with a queen bed and picture window facing the river for both bedrooms. Bedroom 4 is a spacious second floor loft with a sunken bath & queen size bed. Beautiful view.

Recently featured in Philadelphia Magazine`s Getaways column, The House at High Falls is a one of a kind gem that sits upstream from Ledges Hotel and the Hawley Silk Mill and is perched along the Paupack High Falls River Gorge. There is a private staircase that adjoins this property to the Hawley Silk Mill making it a short walk to the Cocoon Coffee House, The Shops at Hawley Silk Mill and Lake Region Fitness. The fitness center is complementary for house guests.
The fully equipped chef’s kitchen is the cornerstone of the house on the main floor. The center island stove top with granite counter tops create a conversational cooking space. Adjoining the kitchen is an open dining room with seating for eight as well as a large gathering space that doubles as a breakfast room. The laundry room is an added plus.
Adjoining the dining room is a screened-in three season room plus an outdoor deck that cantilevers over the river gorge. It is a perfect outdoor dining and gathering spot with both a gas firepit and grill.
The living room has a beautiful view of the river gorge and has a gas fireplace and large screen TV. There is a sectional sofa as well as as a pull out queen size sofa bed. A sliding barn door creates a private space in the living room that includes it’s own entrance and half bath.
The house is bright and airy and has many unique features including picturesque gardens at the front entrance.

Our staff is available at all times. We regret that during-stay Housekeeping services are not available.

Hawley is a quiet little town, great to walk around and enjoy some fresh air. It has nice mom and pop shops to browse in, and antique shops to look through.
Two and a half scenic hours from NYC & Philadelphia. The House at High Falls is walking distance to Cocoon Coffee House, the Hawley Silk Mill, Ledges Hotel, Glass wine bar kitchen, and Lake Region Fitness center.

A car is recommended for accessing the Lake Region area, though the town of Hawley is a comfortable walking town.

VACATION RENTAL SHORT-TERM LEASE AGREEMENT

This Vacation Rental Short-Term Lease Agreement (this `Agreement`) constitutes a contract between the undersigned person (`you`) and Settlers Hospitality Group, LLC Properties, Inc. (`Settlers Hospitality Group, LLC” or “SHG”).

Excessive Wear and Tear; Damage. You are responsible for rental charges for the full duration of the reservation and for any damages or breakage to the rental property incurred during the rental period, even if a security deposit has been paid. Settlers Hospitality Group, LLC may charge the credit card on file for any damage or breakage or excessive cleaning costs but will provide a statement if such charges are billed.

Agreement to Comply with all Rental Regulations. You and your invitees and visitors must comply with all of the Rental Regulations set forth on Exhibit A to this Agreement (the `Rental Regulations`). Failure to comply with the Rental Regulations and any reservations made under false pretenses may result in loss of all your payments made to Settlers Hospitality Group, LLC and possible removal of you from the rental property, in addition to all other remedies available to Settlers Hospitality Group, LLC. If you violate any of the conditions of this Agreement or the Rental Policies, Settlers Hospitality Group, LLC may enter the rental property and you agree to vacate the rental property immediately upon the request of Settlers Hospitality Group, LLC and forfeit all rent paid.

Designated Parking. Settlers Hospitality Group, LLC shall provide a plan showing permissible parking locations at the rental property. The House at High Falls has parking for 3 cars, with additional parking available in the Silk Mill parking lot.


Mechanical Failures. Settlers Hospitality Group, LLC cannot guarantee against mechanical failure of electrical service, stopped plumbing, water supply, heating, audio visual equipment, computers or internet access, television or appliances. Please report any inoperative equipment to Settlers Hospitality Group, LLC immediately. Settlers Hospitality Group, LLC will make every reasonable effort to have repairs done quickly and efficiently. No refunds or rent reductions will be made due to failure of such items.

Rental Assignment Change. Settlers Hospitality Group, LLC reserves the right to require you to change rental properties without liability to Settlers Hospitality Group, LLC if the rental property unexpectedly becomes unavailable or uninhabitable. When comparable accommodations are unavailable, you will have the option of selecting from available properties or receiving a refund.

Listing Information. Information regarding individual rental properties is believed accurate but cannot be guaranteed. Particular furnishings and amenities are subject to change without notice.

FORCE MAJEURE. Neither Party will be liable for any failure or delay in performing an obligation under this Agreement that is due to any of the following causes, to the extent beyond its reasonable control: acts of God, accident, riots, war, terrorist act, epidemic, pandemic, quarantine, civil commotion, breakdown of communication facilities, breakdown of web host, breakdown of internet service provider, natural catastrophes, governmental acts or omissions, changes in laws or regulations, national strikes, fire, explosion, generalized lack of availability of raw materials or energy. For the avoidance of doubt, Force Majeure shall not include (a) financial distress nor the inability of either party to make a profit or avoid a financial loss, (b) changes in market prices or conditions, or (c) a party`s financial inability to perform its obligations hereunder.

Indemnification and Hold Harmless. You shall indemnify and hold harmless the owner of the rental property and Settlers Hospitality Group, LLC and its respective manager, members, employees and agents for any liabilities, theft, damage, personal injury, cost or expense whatsoever arising from or related to any claim or litigation which may arise out of or in connection with your and your invitees` and visitors` use and occupancy of the rental property or the failure of you and your invitees or visitors to observe the Rental Regulations.

Property Rental Owner is a Third-Party Beneficiary. You agree and acknowledge that the owner of the rental property is a third-party beneficiary of your obligations, representations, warranties and limitations on liability under this Agreement and that the owner of the rental property shall be entitled to all rights and remedies that Settlers Hospitality Group, LLC may have under this Agreement.

Governing Law; Venue. This Agreement and all transactions contemplated by this Agreement shall be governed by and construed and enforced in accordance with the laws of the Commonwealth of Pennsylvania. Any civil action or legal proceeding arising out of or relating to this Agreement shall be brought in the courts of record of the State of Pennsylvania in Wayne County.

LIMITATION ON LIABILITY. UNDER NO CIRCUMSTANCES AND UNDER NO LEGAL THEORY, TORT, CONTRACT, STRICT LIABILITY, OR OTHERWISE, SHALL SETTLERS HOSPITALITY GROUP, LLC OR THE RENTAL PROPERTY OWNER BE LIABLE TO YOU OR ANY OTHER PERSON FOR ANY INDIRECT, SPECIAL, INCIDENTAL, OR CONSEQUENTIAL DAMAGES OF ANY CHARACTER INCLUDING ARISING OUT OF OR RELATING TO THIS AGREEMENT OR YOUR RENTAL. IN NO EVENT WILL SETTLERS HOSPITALITY GROUP, LLC OR THE RENTAL PROPERTY OWNER BE LIABLE FOR ANY DAMAGES IN EXCESS OF THE AMOUNTS ACTUALLY PAID BY YOU IN CONNECTION WITH THIS AGREEMENT, EVEN IF SETTLERS HOSPITALITY GROUP, LLC OR THE RENTAL PROPERTY OWNER SHALL HAVE BEEN INFORMED OF THE POSSIBILITY OF SUCH DAMAGES.

Refund Policy There shall be no refunds for any deposit received, unless it is necessary for Settlers Hospitality Group, LLC to cancel the reservation.

Entire Agreement. This Agreement and Exhibit A represent the entire understanding and agreement between you, Settlers Hospitality Group, LLC and the owner of the rental property with respect to the subject matter of this Agreement, and supersedes all other negotiations, understandings and representations (if any) made by and between such parties.

EXHIBIT “A” - RENTAL POLICIES

Hawley, Pennsylvania is a quiet residential neighborhood. You are an invited guest in a private home. Loud noises, parties, trespassing on private property, exceeding occupancy limits or disruptive behavior is forbidden. Large groups spanning multiple homes or functions such as weddings, wedding-related events, reunions or special events are not permitted.

This Property is not handicap accessible.

Accepted Forms of Payment. SHG accepts MasterCard, Visa, American Express, Discover, Traveler`s Checks, cash and personal checks with acceptable photo identification. Payment of deposits must be by credit card.

Age Requirements. The contracting party making the reservation and occupying the home must be at least twenty-one (21) years of age.

Catering. Settlers Hospitality Group, LLC shall be the exclusive caterer for this rental home.
