First Level Features : 1200 sf private garage with hang out area! Comfortable sitting area with ping pong table and TV that leads right into the patio and pool area! Plus, plenty of parking with 2 car additional spaces in the private driveway.



Second Floor features: Living & dining rooms and fully stocked kitchen with stainless steel appliances. You will love the beautiful view of the Intracoastal Waterway overlooking the boat docks and pool deck from the 2nd floor balcony! Down the hallway is the 1st guest bedroom with a Queen size bed, along with a full bathroom and a walk in closet.



3rd Floor features: The Primary suite with a King size bed and ensuite bath that includes a large jetted whirlpool tub and separate large shower and two vanities. Down the hallway is the laundry room with washer & dryer, & the 3rd bedroom has a Full Size Bunk Bed with pull out trundle bed with it's own private bathroom. The balcony on the third floor bedroom is not accessible to guests. The door is locked for safety of children who might be sleeping in this room.



4th Level Features: Private Rooftop Terrace & Entertainment Sun Deck area. From the rooftop terrace you get 360 views of the sunsets over the Beach and the Intracoastal Waterway as well as the night lights of the bayside. Enjoy a glass of wine or cup of coffee at the high top table overlooking the Gulf and the patio set with 11 ft patio umbrella that overlooks the Intracoastal Waterway. Room for all of your guests!



Extras Include: HD smart TVs with access to spectrum live tv as well as Roku tv live channel line up & Free WIFI; Keyless Entry, 1st floor lanai with your own private Gas barbecue grill & seating overlooking the pool & boat slips; a Beach Wagon loaded with 6 beach chairs, 2 Beach Umbrellas, beach towels & 2 coolers! Beach towels are located inside closet of Guest bedroom in second floor. Washer & Dryer included. All Towels & Linens provided as well as a starter set of Paper towels, Trash bags, Toilet Tissue, Hair Dryer, Shampoo/Conditioner, Body Soap, Hand Soap, Dish Soap & Sponge, Laundry Detergent, Kleenex, Coffee & Creamer. Provided supplies is meant to get you started, and guests who are occupying the unit for longer periods of time may need to replenish at their own expense.



This beach townhome is located on the very exclusive Brightwater Drive on the intercoastal but yet just several blocks from restaurants, shopping, beach, bars, night life, and more. Only 2-3 blocks from the white sands of the Beach and main strip, yet still a private luxury retreat to live the amazing Florida Salt Life!



Other Things to Note:

HOUSE RULES:



1. All guests shall abide by the good neighbor policy and shall not engage in illegal activity.



2. Check in time is 4:00 PM, checkout time is 11:00 AM.



3. Quiet hours are from 10:00 PM to 8:00 AM.



4. No smoking/Vaping of any kind inside, and outside within the confines of our property (there will be an additional cleaning charge if this rule is not followed)



5. No parties are allowed.



6. No pets are allowed.



7. For clarification, the boat dock is not part of the unit rental.



8. Elevator use is restricted to transport luggage and groceries. No children shall use the elevator unsupervised and they shall be accompanied by adult at all times.



9. Pool use hours are indicated at the pool site. Since this area is used by all units guests, please do not leave food/drinks, and do not abandon personal items. Children must be supervised AT ALL TIMES.



10. In the rooftop: Please put away patio set cushions in provided cushion boxes in the rooftop and close the patio umbrella when not in use. The umbrella shall always be closed in the presence of high winds.



11. Please help us conserve energy by setting thermostats to 78°F if leaving the unit for several hours and before check out.



12. The grill set shall be used in the lanai with the provided mat underneath. Please follow the instructions for the grill set displayed in the garage.



13. Trash disposal in bags ONLY (no lose trash please), and no trash in blue recycling bin. Please place City's trash and recycling containers to curbside on the sidewalk (not on the grass) on Wednesdays evenings to ensure City's trash pick up for Thursday early in the morning. Empty containers shall be placed across the unit front entrance, and NOT inside garage.



14.Use of Pack ‘n Play ONLY for babies under 30 lbs. Pack ‘n Play shall be used inside condo unit ONLY, not outside or carried around to beach or elsewhere.
