This 6-bedroom, 5.5-bath waterfront retreat sleeps 18, with rope swings, four cruiser bikes, kayaks, paddleboards, Nintendo 64, board games and a pool table. So much to entertain everyone!



Note: many stairs throughout, including to every bedroom.



The Space:

Set right on Lake Marble Falls — part of the Highland Lakes chain along the Colorado River — this 6-bedroom, 4 full bath (3 ensuite) + 3 half bath waterfront home sleeps up to 18 comfortably. Between two living areas, a media room, two dining areas, and acres of outdoor space, it's built for groups who want to be together without being on top of each other.

Kitchen & Dining (Main Floor)

Fully equipped kitchen with granite and tile countertops, drip coffee maker and Keurig (coffee and K-Cups provided), ICE MAKER dishwasher, outdoor propane grill, full-size refrigerator and freezer, microwave, toaster oven, and a complete set of dishes and utensils. Three dining spaces seat the whole group: a 10-seat dining table, a 6-seat breakfast nook, 4 seater table, and a 2-seat breakfast bar. Half bath on this level.



Indoor Living

Bright, open layout with two living spaces — a main living room and a separate media room — plus walls of windows framing the lake. 65" Smart TV with Roku, private balcony access, board games, game console, DVD and VHS library and a small library of books. Half bath on this level.



Outdoor Living

Two outdoor patios, an upper deck with a seating area, and a pool deck designed for groups. Two propane grills and cooking stations outside, plus a third grill on the main-floor deck off the kitchen. Two mini-fridges keep drinks close, and a pool table anchors the lower patio. Seating includes an 8-seat outdoor dining table, a 6-seat table, 14 outdoor chairs, 8 lounge chairs, and an outdoor sofa set. A decorative wood fireplace adds to the atmosphere, and there's a half bath accessible directly from the outdoor living areas.

Many stairs throughout — the Lower Level, Top Floor, and outdoor spaces are all accessed by long staircases, and stairs are required to reach any bedroom

The dock includes a boat lift and boat slip reserved for the owner's personal use; guests have full access to the rest of the dock area, and the owner may occasionally come by to access their boat

10-minute bike ride, 20-minute walk to brewery, other food, and coffee.



Other Things to Note:

This property has many stairs. The Lower Level, Top Floor, and outdoor spaces can only be reached by climbing/descending long staircases. Stairs are required to access any bedroom.
