Bella Vista ~ Riverfront, Hot Tub, Guest Favorite!

Bella Vista is a guest-favorite riverfront retreat tucked among the redwoods in a peaceful Guerneville neighborhood. With sweeping views of the Russian River, a spacious deck for outdoor dining, and a private hot tub, this cozy-yet-roomy home is designed for relaxation. Inside, you’ll find living areas with vaulted ceilings, a well-appointed kitchen, and three comfortable sleeping spaces: two upstairs queen bedrooms with ensuite baths and a downstairs den with doors and a twin trundle. Each bedroom has its own full bathroom, making it ideal for couples, families, or friends traveling together. High-speed wifi makes it easy to work remotely, while Roku Smart TVs, a woodburning fireplace, and thoughtful touches throughout create the perfect balance of comfort and charm.

Step outside and follow the stairs down to seasonal river access and a private beach area (typically mid-June to mid-September), where kayaks await for sunny days on the water. Enjoy morning coffee overlooking the river, grill dinner on the deck, or stargaze from the hot tub under towering redwoods. Bella Vista is just 1.7 miles from downtown Guerneville, close to wineries like Korbel, scenic Sonoma Coast beaches, and the beloved Johnson’s Beach. Pet-friendly for up to two well-mannered dogs, with EV charging on site, central heat, this riverfront gem offers a quintessential Russian River escape you’ll want to return to again and again.


Know Before You Book:

Maximum Occupancy and Quiet Hours: The maximum occupancy at Bella Vista is 6 people not including kids under 3 years old. Quiet hours are from 9:00 pm until 7:00 am. Outdoor amplified sound is prohibited at all times.

Parking: There is parking for a maximum of 4 vehicles. RVs, trailers, and campers are prohibited per the Sonoma County Vacation Rental Ordinance.

Bed Sizes: Upstairs first bedroom: Queen bed; Upstairs second bedroom: Queen bed; Downstairs den (with doors): Twin trundle bed.

Heating: Central heat and woodburning fireplace (firewood and kindling not provided)

Cooling: The house does not have air conditioning. Being near the coast, nighttime temps drop and opening windows is usually enough to cool the house.

Location: Bella Vista is in a cozy residential neighborhood. It is a mix of permanent residents and vacation rentals, families, working folks, and visitors. To honor this balance, we ask guests to park only in the listed parking spaces and respect the quiet hours in addition to general family-friendly, residential neighborhood expectations. Rural Setting and Critters: We live in a rural area with ants, spiders, rodents, and larger critters from raccoons and mountain lions to bears. While we make the best effort to protect against them from coming into homes, we also do not use poison where it can harm wildlife, pets, and children. And keeping all critters out is simply not possible. We appreciate your understanding that ants (especially) come in without warning and may not have been present at the time of cleaning.

Cell Phones: Som cell phones do not have service at this location. There is a physical phone and you can cell phones to wifi calling.

Stairs: An interior staircase connects the upper and lower levels of the house. Outside, there are approx. 60 stairs (including some uneven pavers) from the back deck to the river access.

Pet Friendly: This home welcomes up to 2 well-mannered, potty-trained dogs. If you have more than 2 dogs or other types of pets, please contact us to see if exceptions can be made before reserving.

Fencing: The back deck overlooking the river and hot tub deck are fully fenced. There is not fencing along the riverbank and seasonal beach.

A Note About TVs: Two Roku Smart TVs have access to Netflix, Amazon Video, Hulu, and hundreds of streaming channels plus Fubo which provides additional live TV, local channels, and live sports and news. Guests are welcome to bring their login info for streaming apps. In the Den (downstairs), the 50-inch, 4K TV also has a DVD player. One of the upstairs bedrooms has a 32-inch, 1080p screen. TVs do not have cable services.

Boats and River Access: These are seasonal amenities and only available when conditions allow. Expect boats and river access when the summer dams are in (mid-June to mid- September). Conditions vary from year to year and can change rapidly – use your best judgement to determine your risk level and comfort in the water/physical activity.
Stairs and a rustic path lead to a seasonal beach and river access. Part of the year, the beach is underwater. When available, there are 4 single kayaks locked at the beach. A mix of adult and kid life vests are provided.

Driving Distances:
Proximity to wineries: There is a wine bar in downtown Guerneville, Korbel Winery is 4.3 miles, and oodles more within a short drive.
Nearest River Beach: Seasonally, directly behind the house – down the stairs, follow the path, and on to the river. For a year-round neighborhood beach, you can walk approx. a third of a mile. Johnson's Beach is the closest commercial river beach, a short 1.6-mile drive, and all around fabulous place to enjoy the river, rent boats, inner tubes, beach umbrellas, and grab a beer and bite to eat - when they are open for the season. Otherwise, you can wander the beach, but the boats and concession stand will not be available. Dogs are not allowed at Johnson's Beach when they are open for the season.
Nearest Ocean Beach: There are many ocean beaches along the Sonoma coast, but one of the closest is Goat Rock State Beach just south of Jenner – 15 miles from the house. One of the beaches at Goat Rock is dog friendly.
Distance to Downtown Guerneville: 1.7 mi by car, 1.6 if you use the historic walking bridge.
Northwood Golf Course: 4.9 miles
River Electric: A very hip camp and swim club with bar, small bites, and events is 1.2 miles – an easy walk for access to multiple pools and stylish lounging. Day passes available online.
Distance to Santa Rosa Airport: 20 miles

Bella Visa is a beautiful home on the river. It was so nice to go out on the deck and have breakfast, coffee, lunch, dinner, walk down the stairs and slope to the river and sit in the sun. The provided canoes and Standup paddleboard was fantastic. The kitchen was stocked with all the necessities. The BBQ was great. So nice to have 3 bathrooms! It was a great getaway for us.

What a delightful spot on the river! They provided everything we needed to have the best time, from a gorgeous vintage champagne buckets and lots of ice in the freezer, to loads of kayaks and beach chairs, as well as spare linens and plentiful towels in the home. Updated baths were a huge plus, in addition to so so many different places to hang out and enjoy the river. The night stars and birdwatching were insane, getting to town was a breeze, and we had a lovely lovely stay.

We spent a week on the river at this beachfront home. It’s perfect for paddle boarding/kayaking or just sitting on the beach and enjoying the bird watching. We grilled on the deck and hot tubbed under the stars. It’s really a 2 bedroom house with a third bedroom that has sliding doors to enclose it. It was great for our purposes but keep that in mind for groups. The kitchen was well stocked w oil and spices to cook. Perfect location if you prioritize spending time on the water. Would stay again!
