Worst Experience in my history of booking with VRBO – Avoid This Property Management Company! This was by far one of the worst rental experiences I’ve ever had, and the property management company, Book Smart, was completely unacceptable. We were provided the wrong access code upon arrival, which resulted in us being locked out of the property on the first night. After hours of trying to resolve the issue, we had no choice but to book a hotel at our own expense. To make matters worse, we still have not been refunded for that night. Once we were finally able to enter the property, conditions were extremely concerning. There was bird droppings inside the home and even a dead bird found under the bunk beds—completely unacceptable from a cleanliness and health standpoint. The issues didn’t stop there:The water was not working properly upon arrival.When it did work, it would shift from hot to extremely cold, making it nearly impossible to shower. The “heated pool” was not heated. We were told there would be a 75/day fee plus an additional service fee to turn it on. After agreeing, we were then told it couldn’t be turned on at all because a part was broken. When I escalated the issue to VRBO, the host (Book Smart representative) claimed they only heat the pool from April to July—which makes absolutely no sense given that those are the hottest months in North Carolina. Overall, this experience was extremely frustrating, poorly managed, and far below expectations.
