The Space
This thoughtfully designed home offers an open, airy layout with high ceilings and an easy indoor-outdoor flow. The living area is perfect for relaxing after a day in the sun, featuring comfortable seating, a fireplace, and a full-size pool table for friendly competition.
The kitchen and dining areas connect seamlessly to the outdoor patio, making it easy to entertain or enjoy quiet meals at home. Multiple flat-screen TVs throughout the home ensure everyone has space to unwind.

Sleeping Arrangements
Primary Bedroom: King bed, private en-suite bathroom, direct access to pool area
Guest Bedroom 1: King bed, spacious and bright
Guest Bedroom 2: Double bed, cozy and comfortable
Two full bathrooms plus an additional powder room provide convenience for groups.

Outdoor Living
The backyard is your own private Palm Springs oasis. Enjoy sunbathing beside the large pool, soaking in the spa, or relaxing under the covered patio with ceiling fans for shade and comfort. Multiple lounge chairs, outdoor dining areas, and a hammock make this space perfect for long days and warm desert evenings—all framed by gorgeous mountain views.

Location
Located in a quiet Palm Springs neighborhood, this home offers easy access to local dining, shopping, hiking trails, and all the area's iconic attractions—while still feeling like a peaceful retreat away from it all.

Summer Utility Surcharge
For stays of 29 nights or longer between June 1st and September 31st, a $750/month utility surcharge will apply to help cover the additional energy costs associated with cooling the home during the summer heat.

Pool Heat
Ensure a comfortable swim with optional pool heating, available upon request at booking or before your arrival. The pool is heated to 87º from 7 AM to 7 PM throughout your stay.
Rates vary by season:
• November–March: $75/night
• April, May, October: $50/night
• Not needed in other months

For stays under 7 nights, pool heat must be purchased for the entire stay—we cannot heat it for select days.
A 24-hour notice prior to your arrival is required to ensure optimal warmth on your first night. Heating begins the day before your arrival at no extra charge.

Hot Tub
Indulge in the ultimate relaxation with our hot tub, conveniently heated at your fingertips using a remote control. Please note that the hot tub is not pre-heated before arrival, but worry not—there's no extra charge (even if not opting for pool heat) to enjoy its warmth. Simply activate it whenever you desire, creating the perfect atmosphere for a soothing soak during your stay.

Dog Fee Information (up to 2 dogs/stay)
• Stays between 2-20 nights, there is a $89/dog/stay fee.
• Stays of 21 nights or more, there is a $200/dog/stay fee.
We ask that you pick up after your pet if they relieve themselves in the yard. Signs of extensive pet damage, could result in additional fees. Any signs of pets on the property without our knowledge will incur an additional $500 fee. Sorry not feline friendly.

Additional Policies & Rules
• No outdoor music. Doors must be closed if playing music within the house.
• 100% quiet hours outside from 10pm-10am
• No smoking inside home
• Renter must be 25+ years of age
• Guests will sign a Ryson "Terms and Conditions" form and City Ordinances require a copy of your ID to Ryson prior to the day of your arrival.
