Cozy Studio Apt in Presidio Hts
Studio apartment in Presidio Heights, close to Golden Gate Bridge, Golden Gate Park, the Presidio, the DeYoung Museum, the Academy of Sciences, restaurants, and public transportation. Good place for a couple.
Our studio apartment has a modern, minimalist style that offers a private and spacious feel. Guests are welcome to use the kitchen and there is a dining area.
However, you`ll find plenty of great restaurants on California Blvd and Clement Street (we`ve provided a list of our favorites).
The bedroom area has space for two on a queen bed, so the studio works well for a couple. The bathroom is spacious.
Must walk down long hallway to get to this unit. It is not a sketchy alleyway, there are automatic lights and this alleyway is shared with other residents in the building.
Three families are long-term residents of the building and ask that there be NO SMOKING on the property at all times--the smoke filters into their rooms and lingers for several days. We reserve the right to charge you a $500 cleaning fee if there is evidence of smoking during your stay. Thank you for cooperating.
Guests are required to sign a lease separate from Airbnb.
There is a $300 Management Fee that is charged with the booking. This covers any utilities that go over $150 per month. If the bill does not go over $150 per month during your stay, this money will be refunded upon check out.
You will have access to the entire apartment. There are other residents in the building. Must walk down the lighted alley to the back unit.
We give our guests privacy.
We are in the Presidio area, close to the Park, the Golden Gate Bridge, and Golden Gate Park. The Bridge is a favorite with visitors who want to walk or bike it across the bay. A bit further away is Golden Gate Park, which has a botanical garden, a Japanese tea house, the DeYoung Museum, the Cal Academy of Sciences, and many other great attractions. The area is a good combination of residential and commercial areas, so it is easy to find a place to eat or get groceries.
Bus routes 1 and 2 are about 1 mins away from the home. These routes go across California Street, which take you through Japantown and downtown, all the way to the Embarcadero. Services run about every 15 mins and usually work 24hrs. SF can be a bit expensive and hectic if you drive, so we recommend you to use public transportation instead.
Please remember that you will be staying in a home, not a hotel. Therefore, we ask that you treat our space with the same respect you would your own home. We travel often and engage a management company to assist with guest services while we are away.
-No parties or events of any kind are allowed here
-Out of respect for our Neighbors: Quiet Hours are between 10pm - 8am
-No shoes inside (flip flops, slippers, socks are fine)
-No smoking of any kind is permitted anywhere on the premises (go to the front curb outside or at least 15 feet from any dwelling)
-Turn off lights, TV, heater, & stove when not in use
-The property shall not be used by more than the number of adults and children listed in your reservation.
-No pets without our knowledge
-Conserve water, California is currently in a drought
-Recycle & Compost if there are receptacles in the unit
-Please consume or take all leftover food. Extra food beckons little critters and bugs!
-No commercial photography or filming is permitted on the property.
-Please only deposit toilet paper in the toilets, SF has small pipes (no baby/adult wipes, floss, tampons, etc...)
-Renter is liable for any damage to the property and agrees to accept charges to the card on file should damage occur during occupancy.
-A late check-out fee will be applied for check-outs as this will affect our cleaning team and following guests.
-On check-out, if property has a key, return it to the lockbox. There is a fee for misplaced keys, or for keys left in the unit.
-During your stay of 30 days or more. If utilities (water, trash, electricity & gas) go over a total of $150, you will be requested to pay the difference if it is excessive. You can avoid high charges by turning off lights, heaters, electronics and the stove when not in use. During the winter, San Franciscans wear layers of clothing to avoid high electric bills.
Please be aware of your energy usage, especially during peak hours which are between 4-9pm each day. Be sure to turn off lights and heat when you are leaving. Run the dishwasher, washer and dryer (if applicable) during non peak hours. We appreciate guests helping to conserve energy.
