The main house and the studio both have luxury amenities for 4 guests each and have unique art, fireplaces, and peaceful outdoor seating. With Downtown Fayetteville only 6 miles away, South Woods, is the best of both worlds!

★ Main house has 2 cozy living areas with fireplaces, 2 beds, and 2 bathrooms!

★ The Studio has a living area, kitchenette, wooden stove, a Queen bed, and a pullout out couch.

★ Large screened-in porch with seating!

★ Plush robes and Turkish towels to use for the sauna!

★ Guests will have access to our washer and dryer in the main house.

★ Dog-friendly with a small fee. There is a fenced-off area between the two houses that would be great for dogs.

★If you love the sauna- our home is also used for guided sauna therapy sessions that can be booked through South Woods NWA!



At South Woods, prepare to spend your days outside! Relax in the sauna, take a peaceful walk down the private trails, sit by the fire, enjoy a cup of coffee in the fresh air on the patios, or head over to Lake Sequoyah to kayak.



When you first enter the main house, you'll be greeted by our open concept living space, dining, and kitchen area. The living room has seating, a cozy natural fireplace, and a dining table for 6. The kitchen is fully stocked to whip up a meal or just a good cup of coffee. Downstairs, there is another living space along with the King bed. It has 2 couches, a Smart TV, and another natural fireplace!



In the studio, there is a common space and kitchenette along with the Queen bed and Full bathroom. The best hangout spot is the huge screened-in porch looking out into the woods!



At the end of the day, settle into one of our 4 beds:

Main House:

(1) Downstairs, there is a King bed, a full bathroom, and the second living space.

(2) Upstairs, there is a bedroom with a Queen-size bed, a closet, and a nearby bathroom.

Studio:

(3) In the open common space, there is a Queen-size Murphy bed and a full bathroom.

(4) The couch folds out into a Queen bed.



Guest Access:

Guest Access & Amenities:

Guests will have access to the entire pictured house, all appliances, any kitchen supplies, and all amenities. We provide amenities in the bathrooms, kitchen, and laundry room with enough to get you started on your trip. We do not provide excess for more than a couple of days' worth, and guests are responsible for purchasing these items for personal use if they run out during their stay. Exterior cameras may be at the property for security purposes.



The Neighborhood:

Home to the University of Arkansas, amazing local restaurants and shops, and popular bike trails, Fayetteville does not disappoint. Whether you’re coming up here to visit the University or get a taste of our favorite local eats, there’s something for everyone in your crew.



Getting Around:

Public Transit, bike trail access, and ride share are available.



Other Things to Note:

★ County‑wide burn bans may be in effect during your stay, which could limit use of the fire pit. For more details on burn bans, visit the Arkansas Department of Agriculture - Forestry Division website.



House Rules that are strictly enforced:

- Check-in is any time after 3:00 PM.

- Parties or guest actions that result in disturbances, property damage, extensive extra cleaning, or smoking indoors will incur a fine of $1,000.

- This property only allows dogs, with a maximum of 3, and requires a fee of $90 per dog to be paid prior to your stay. Dogs discovered at the property without prior notice or cats discovered at the property will incur a fine of $400.

- Unauthorized checkout delays will incur a fine of $100 per hour.

- This is a non-smoking home. If you smoke in the home, you will be fined $1,000 plus the cost of any smoke remediation necessary.

- Refunds for unused services such as pet fees, event fees, early check‑in, and late check‑out fees, are subject to the same cancellation policy that applies.

- There is a QR code located on or near the refrigerator. It provides helpful information about your stay, including house rules, Wi‑Fi details, amenity instructions, important phone numbers, and answers to common questions.
