Guest Access:

Parking:

• Driveway parking available for up to 4 vehicles. Overnight parking is allowed at the clubhouse for up to 2 vehicles. Street parking is not permitted.



Property Access:

• Guests will enter the community through the security gate where they will be greeted by a guard. All guests gain full access to Bella Vida Resort and all of the amenities they offer. Bella Vida resort does not allow trailers of any kind (ie. boats, RV's, campers, commercial vehicle, U-Hauls, etc).



Resort Access:

Guests will enter through a gated entrance with a 24-hour security attendant. You’ll enjoy full access to Bella Vida Resort amenities, including:

• Heated resort-style pool

• Fitness center, cyber cafe & lounge

Bella Vida Resort is a gated community of colourful luxury villas, designed for the perfect dream holiday within minutes of all the major attractions Orlando has to offer and located just off the US192 in Kissimmee, 5 miles East of Disney World Orlando and close to the local bus routes.

 

On arrival at Bella Vida, an impressive 25-foot waterfall greets you as you drive through the gates, and just beyond that is the Italian-inspired Clubhouse.

 

The magnificent clubhouse is the largest Park Square Homes have built spanning over 6,700 sqft, having a host of features including an onsite concierge service, a large zero-entry heated resort pool & spa, cyber cafe, video arcade, spacious lounge with televisions, fitness centre, sand volleyball, basketball, bocce balls, children's playground, formal Italian style gardens and more, and our guests get access to all of it!

• For a smooth and secure check-in experience, all guests may be required to complete ID and Enso Boarding Pass verification before arrival. Check-in instructions will be shared once verification is completed. Thank you for helping us ensure a seamless stay!

• This is a family-friendly property in a quiet neighborhood. Please respect quiet hours and resort rules during your stay.

• Please note that pool service is scheduled weekly and may occur during your stay. It’s a brief visit to keep the pool clean, and technicians will only access the pool area. Thank you for your understanding.



Pet Friendly:

• Pets are welcome. A maximum of two pets under 60 lbs each is allowed. A pet fee of $139 per pet will be added if pets are included at booking. If pets are not declared during booking, the applicable fee will be charged separately. Please note the booking platform only allows one pet to be selected; if bringing a second pet, the additional fee will be collected after booking.



Additional Services:

• Pool and hot tub heating are available upon request and are not included in the booking price. The fee is $45/night per service or $79/night for both, with a 2-night minimum. At least 24 hours’ notice is required if you would like to add this service.

• Planning a BBQ? A propane tank is available for a one-time $69 charge. Let us know in advance, and we’ll make sure you’re all set to grill and enjoy!

• Rent a Pack 'n play for $39 (one-time fee)

• Rent a highchair for $29 (one-time fee)



House Rules:

1. Parties, events and smoking/vaping of any kind are prohibited in or around our property and risk a fine of $150 and/or your full deposit will be forfeited.

2. Please check-out on time. Late departures will result in a fine of $150 for each additional hour the property cannot be accessed for turnover.

3. Large messes will result in an additional cleaning fee. Please clean up after yourselves and any pets.

4. We do not assume liability for any injuries sustained by using the pool. Please follow all safety precautions and use at your own discretion.

5. Firearms and weapons are strictly prohibited on the property.

• If any of these house rules are broken, you and your group may be subject to additional charges or be requested to vacate the property immediately without refund.



Notice: Bellavida – Community Updates. Recreational vehicles such as ATVs, dirt bikes, UTVs, and side‑by‑sides are strictly prohibited, and any damage to common areas will be the full financial responsibility of the owner or guest, so please inform all visitors.



Update from the Bellavida Community:

The parking lot near La Fuentes is strictly closed due to ongoing stormwater repairs near the lake and Stella. Vehicles found in the restricted area will be towed and relocated to the adjacent lot. Guests are reminded not to move cones marking hazardous work zones and to always check signage before parking to avoid relocation.
