The Space:

Dockside Dreams features an open main level with water views, a gourmet kitchen, and multiple bedroom suites. The lake level offers a second living space, full game room, and walkout access to the patio and shoreline. Outdoors, enjoy a private boathouse, sandy water entry, firepit, kayaks, and a large deck for relaxing and dining.



Guest Access:

Guests have full access to the entire home, deck, patio, firepit area, private shoreline, and the boathouse. Community boat ramp access is also included. Parking is available for up to 6 vehicles.



The Neighborhood:

Nestled on a quiet cove on Lake Anna’s Private Side, Dockside Dreams offers a peaceful waterfront escape with warm water and minimal boat traffic. Guests enjoy year-round lake use and easy access to popular dining, groceries, and local favorites within minutes.



Getting Around:

The home is easily reached by paved roads and located less than a mile from Elk Creek Country Store. Approximately 45 minutes from Richmond and 90 minutes from Washington DC.

• Quiet Hours are from 10 PM to 8 AM.

• 16 Guests Maximum.

• 12 Adults Maximum without specific prior approval.

• No Events Allowed without specific prior approval.

• No Smoking indoors



**Guest Requirements:**

In compliance with local laws or HOA requirements, guests must be at least 25 years old to book, and those under 25 must be accompanied by a parent or legal guardian throughout the reservation.



Important: Before check-in, the primary guest must complete our Guest Verification process. This helps us comply with short-term rental regulations and provides added protection for guests and the property.

After booking, you will receive a secure link to complete verification. Please complete it prior to arrival to ensure a smooth, quick check-in.

Damage protection is required for every reservation, regardless of where you booked. During verification, you will choose one of the following options:

 - $35 per night non-refundable damage waiver (recommended): no security hold and a simpler, faster process.

 - $3,000 refundable security deposit: requires a hold on a card and may take several business days to release after check-out, subject to any damage charges.
