Booked this last minute stay for Memorial Day week - Dune Allen was great I work with, very responsive and the property was just what we were looking for.
This house is nestled in a gated community within walking distance to shops and wonderful restaurants! The common areas were very large and was plenty of space for 2 families and grandma- 13 people! The private beach was a plus!
Location is amazing! Beach is clean and house was just perfect for our family beach trip with 11 people. The view from the top room is unbeatable. We loved it and will definitely book again. We walked to dinner two nights and coffee in the mornings. Everyone was very friendly in the areas as well.
This was the perfect trip in every way. Beautiful gated neighborhood, large kitchen family area convenient for cooking, right on the beach! It was clean when we arrived. The number of bathrooms was appropriate for all. The beach was immaculate and patrolled. It was convenient to restaurants and a Publix. Our stay was all you could ask for.

The house was in the best location. On the beach, in walkable distance to shopping and restaurants, grilling and chillin available on the patio. A few issues we had at the location was that the TV's in most of the bedrooms were not functioning when we got there, but we emailed and someone came out next day to replace. Most of the blinds on the windows in the place were missing the rods to open and close them, not a major issue but what's to changing a blind? About mid week the wifi router kept giving a message that the password was wrong so I emailed the renting company and was basically accused of "one of our guests must have changed it", NOT one person in our group was capable of that but what got me is, WHY ACCUSE US? A simple "my appologies, we'll send someone out to check it", would have been all we needed to hear. When you pay top dollar for a house in rent, you expect to have everything work and if not, at least a little customer service to go with the amount we paid. We were also told that our umbrellas are not allowed on the beach and that we would have to use their HIGH RENT umbrellas. Another disappointment after paying a prime amount on the unit. Overall, we enjoyed our stay but just know whoever owns this house, kinda don't care what works and what don't.
Numerous issues- termites, roaches, broken blinds, musty smells, etc.
HOWEVER, Dune Allen was extremely helpful in locating us another home within the same neighborhood and saved our family vacationđ
We were one of the first people to be able to rent in May after the shut down so Iâm taking that into consideration that the house had been standing empty for a few months. When we arrived the house was very musty and the AC didnât work. The property management sent out someone quickly and they said that they would need to replace the unit for the upstairs but they were able to fix the downstairs ac and that helped with the mustiness in the kitchen area. The AC for upstairs was never fixed while we were there, but the property management company installed window units and it kept the master and upstairs bedroom comfortable. The master has huge windows that are not covered and the few blinds they do have in the master have been damaged and need to be replaced. I say this just so if you are planning on sleeping in I would bring an eye mask because it isnât happening in this room! My main complaint from our stay is that ALL the beds and bedding are so uncomfortable! I had to go into Destin to buy a mattress pad and sheets just so I wasnât rolling around all night because my shoulder kept going numb. It looks like the master bathroom and kitchen have been updated but the rest of the bathrooms have not been touched since the early 90s when the house was built. We didnât have anyone staying downstairs in the bunk room, but I went down there to check it out and it is very musty and damp. It does have a nice bathroom downstairs and a fridge and itâs a pretty big space though. Overall this is probably one of the most uncomfortable houses I have stayed at in this neighborhood. We have been coming to this neighborhood for 18 years and have rented the majority of the houses so I feel like I have a good idea of what to expect while renting here. Being beach front was very nice and We still had a good time despite some of the downfalls of the house. To make this property really shine (assuming ac is fixed) I would get all new beds and bedding, clear out the kitchen and get new pots and pans, pare down on the outdated decor and seat coverings, replace the fabric chair in the living room, and update the bathtub fixtures in the other bedrooms. I promise Iâm not trying to be a negative Nancy but this is just a beautiful property and by just fixing these few things it would make it even better!
We just finished a wonderful week-long stay at Dune Dancer. We had no trouble with wifi, plenty of dishes and towels, and we parked one car in the garage and one car and two BIG trucks in the driveway. We thought the beds were comfortable and the furnishings nice. Loved the 30 second walk to the beach! There were 12 of us and the accommodations were perfect! We will stay at Dune Dancer again!

Excellent beach front location. Needs major updates.
Gorgeous house. Perfect location directly on beach with beautiful views from huge master bedroom upstairs. Needs updating. Beds are very uncomfortable- thin mattresses, one pillow each to sleep on and they were paper thin. Linens were cheap and outdated. Blinds easily fell off their mounts in kitchen because one mount was broken. Broken window near front door, some light fixtures/ceiling fans were chipped or broken, one garage door wouldn't open so we could only park one vehicle in garage and THE WI-FI SIGNAL WAS SO WEAK NOONE COULD GET ON INTERNET MOST OF THE TIME. Such a great house- just needs updates and a complete makeover on mattresses, pillows, bedding, and of course the wi-fi. Gas was left on 2 eyes of the stove upon our arrival. We had to air house out. Some door locks were tricky and there was a shortage of bath towels.
Pros: Fabulous view/ closeness to beach /
The main floor - kitchen, dining and living room were great - with the view of the ocean is fantastic
Cons: TECHNICALLY sleeps 14, but not comfortably in my opinion. A queen sleeper IN the master bedroom? I was on a girls beach trip, so sex was not an issue, but ... The 2 bedrooms "off the garage" is only for small children or teenagers - it's a little weird being off an unfinished garage (which you can't park cars in) Also futon upstairs is technically to sleep 2 of the 14 ...
Parking - only parking for 3 SMALL cars
Kitchen is only modestly equipped - can't imagine cooking for 14 - it was hard for 10
Owner has padlocked kitchen pantry - not acceptable - we had food stuffed in every cupboard available.
This is minor, but they had a loose leaf notebook entitled "Property Inventory" with photos of everything, including the utensils in the kitchen drawers and the plastic hangers in the closets. Seriously?? I realize SOME vacationers will steal things, but I did not appreciate being treated like a criminal ...
Finally, I thought the furnishings, other than the main floor were cheaply done. We were at Dune Dancer on an off-week, so we weren't paying top rates, but ...
