-Self Check-In: Enjoy a seamless arrival with our smart lock. You will receive a unique entry code a few days before your stay, which will be active for the duration of your reservation.

-Full Access: You have access to the entire property, including the private backyard, pool, hot tub, game room, washer and dryer, central air conditioning and heating, and high-speed 1 TB Mbps WiFi.

-Parking: Ample off-street parking is available in the driveway with space for up to 5 vehicles depending on their size.

-Bedrooms & Bathrooms: Unwind in luxurious bedrooms featuring fresh linens, soft duvets, and comfy pillows. The home includes two King beds. -------Bathrooms are stocked with towels, shampoo, conditioner, soap, and other essentials.

-Entertainment & Game Room: The Tree House takes fun seriously! A dedicated game and media room, plus a garage-converted entertainment lounge, features a built-in bar and cozy Texas-inspired lounge. Garage-style doors open for a seamless indoor-outdoor vibe. Games include shuffleboard, darts, and a pool table. There are 5 Smart TVs for streaming your favorites.

-Outdoor Oasis: Step into your private, fenced backyard retreat. Relax in the heated pool or the 5-person hot tub, gather around the firepit under twinkling patio lights, enjoy the gas BBQ grill on the covered patio with lounge seating, and challenge friends to giant Plinko, Connect 4, or Bago (Cornhole).

-Guest Verification & Rental Agreement: For your security, all guests must complete a quick verification through our third-party provider, Truvi. You will also receive a rental agreement to sign upon booking, which outlines all terms and conditions.

-Pool & Hot Tub Use: The hot tub is heated year-round at no extra cost. Pool heating is available from October through April for an additional nightly fee (Oct & Apr: $25/night; Nov & Mar: $35/night; Dec, Jan & Feb: $50/night). Please provide 72 hours' notice for pool heating. All use of the pool and spa is at your own risk; children must be supervised at all times.

-Pets: Up to 2 medium size dogs are welcome ($85 fee per dog per night)

-Smoke Free: Property is smoke free, please no smoking inside property

-No Parties: Please no parties

-Property Care: Please do not move furniture ($100 fee), attach items to walls ($75 fee), or tamper with AV equipment ($200 fee). Please dispose of all trash in designated bins to avoid a $75 fee, smoking ($750 ozone fee).

-Security: For your safety, security cameras are located at the front door and on the side of the home, monitoring the exterior only. There are no cameras in the interior or private backyard/pool area.

-Maintenance: Routine exterior maintenance (lawn, pool, pest control) may occur during your stay. Service providers will not enter the home.

-Accessibility: This home is not wheelchair accessible.
