2 hours from NYC and not far from route 17, Lake Barnabee is a lovely and peaceful lakefront community which prides itself on its secluded location in the Catskills. Nearby you have quick access to the amenities of the town of Liberty including the Liberty Fish Market, incredible Greek food at Yiasou Cafe and a large supermarket with all the fresh food you might need. If you are feeling adventurous, Walnut Mountain trail system is just up the road. Love antiquing? Town & Country Antiques in Liberty has all kinds of treasures. Additionally, there are many charming small towns that are all within quick driving distance like Livingston Manor, up-and-coming Jeffersonville, and Roscoe. We are super close to Bethel Woods Center for the Arts which hosts live concerts featuring popular performers. Want to explore a little further? Narrowsburg and Callicoon sit right on the Delaware River and also have a plethora of quaint shops, restaurants, and activities.

While the homes share a similar look, the neighboring lawn, waterfront area, kayaks, and amenities belong to a different homeowner. Centrally located on Lake Barnabee, our home is a quick 5 minute trip to all the commercial standards you would need, while sleepy, charming, walkable towns are all around from Livingston Manor, Jeffersonville, and Roscoe. The lake itself is bustling with life in the summer months in a friendly little community all around the lake with lots of wildlife like swans, geese, a local beaver, and so much more.

Designed as a cozy yet adventure-filled lake escape, Magnolia Lake House is a vertically designed 3-story home that allows many of the spaces to take advantage of elevated lake views throughout the property. Please note that the home does require navigating multiple full flights of stairs between levels, with living spaces thoughtfully spread throughout all 3 floors.

The main entrance to the home and primary lakefront access are located on the second floor, which serves as the main living level of the house. Here you’ll find the kitchen, dining area, and primary living room overlooking the lake. The kitchen is well stocked with everything you might need to cook a lovely meal or simply make a cup of tea to relax with.

The ground floor functions as a walk-out basement level featuring an entertainment lounge complete with a snow-cone machine, popcorn station, stocked board games and puzzles, one full bathroom, and direct access to the outdoor spaces and lakefront.

The top floor loft bedroom with two twin beds is tucked away on the third floor, creating a cozy elevated sleeping space separate from the main living areas. For added convenience, there is a bathroom located on each floor of the home.

Each room has been thoughtfully curated to reflect the ever-present beauty of the surrounding landscape. A serene color scheme and ultra-flexible lighting options are complemented by plush amenities such as extra pillows and cushy throw blankets. Each bedroom has space for guests to store their items with stylish organization.

Our office space doubles as a serene yoga space with essentials like a mat, full body mirror, and blocks.

Step outside on the deck and patio to take in the lake views, fire up the gas grill, or sit by the fire pit and see the stars. Outdoor fun can last all day. Take a swim in the lake. Not a swimmer? We’ve got kayaks, paddle boards, tubes, and a pedal boat. We have even more water toys including pool noodles, kick boards, and fishing rods too! On dry land, there’s a huge connect four lawn game, cornhole, a variety of lounge chairs and seating areas, and the fire pit sits RIGHT on the lake.

For wintertime fun, bring a pair of ice skates for the lake, hike the nearby Walnut Mountain trail system, or simply cuddle up on the couch and watch the snow fall over the water. We even have inflatable sleds, hockey sticks & puck, an ice skate trainer, and adjustable ice skates for kiddos.

This house is the ONE for cozy relaxation or an action-packed getaway surrounded by nature. Whether you’re planning a romantic escape or a memory-filled trip with the kids, Magnolia Lake House was designed to help guests slow down, reconnect, and enjoy lake life in every season.

• The garage is used for storage and does not fit a vehicle.
• Guests may only use outdoor equipment located on and designated for the property. Boats will have a '15' on them.

If you like walking and biking, the roads in The Lake Barnabee community are quiet and perfect for a stroll. Traveling to Liberty and other nearby towns will require a vehicle. Parking is easy in most towns.

LAKE NOTE: Magnolia Lake House sits on a peaceful 3-acre private lake. Unlike larger motorboat lakes, this intimate setting is perfect for swimming, kayaking, pedal boating, catch-and-release fishing, wildlife watching, fall foliage, and even ice skating when conditions allow.

Any use of the lake by guests is done so at your own risk and with acknowledgement of water safety precautions. Please always wear a life jacket and never leave children under the age of 18 unattended near the water. We thank you in advance.

YEARLY FIRE BAN: Please note that New York State enforces an annual burn ban each spring (typically March through May), which prohibits outdoor burning, including campfires and fire pits. We kindly ask guests to follow all local regulations during this time.

Wildlife Is Part of the Charm. You may spot deer, turkeys, or even the occasional fox roaming the lawn—just one of the many perks of mountain life! Sometimes you’ll notice droppings outside; they’re harmless and actually great for the soil. Welcome to the countryside!

Respect the Quiet. Sound travels easily in the mountains—please keep outdoor noise to a minimum, especially at night, so everyone can enjoy the peace and stargazing.

Early check-ins and late check-outs are not guaranteed and are subject to availability. To reserve either option, guests may purchase up to 5 additional hours for a flat fee of $100.

GUEST COUNT POLICY: Only the number of guests listed on the reservation are permitted on the property. If additional, unregistered guests arrive, they may be asked to leave immediately without a refund.

**We are a family that is highly allergic to cats and dogs. Our cleaners do their best at every turnover, but even service animals and a good clean can be a risk to our health. Casskell Stays would be happy to work with you to find the perfect place if you are traveling with your service companion.
