I purchased my property because I fell in love with the location, the view, and the proximity to the state land as I am an avid outdoorsman. Being able to have a quiet, peaceful place with plenty of privacy and room to roam around is important to me and my family. Bing 10 miles from Watkins Glen is ideal location as there are many local shops, wineries, breweries, and restaurants in the Village of Watkins Glen as well as two beautiful Parks. Clute Park and Lafayette Park. Clute Park is located at the Southern end of Seneca Lake and has a public swimming area, a skate park, a beautiful playground for kids and a splash pad.

Being centrally located between Seneca Lake, Keuka Lake, Waneta Lake and Lamoka Lake is ideal as there are plenty of boat launches for guests to enjoy the water. From fishing to swimming to boating and kayaking there is plenty of water sports for family fun.

In the wintertime there is an area for ice-skating at Clute Park. Across the Street from Clute Park is the Community Center. You can check their schedules as they provide roller skating and pickleball during certain times of the year.

What I enjoy about being a host is being able to share what I love about the property with our guests.

The property consists of 17.5 acres, walking trails, and has 3 ponds on it. The main pond that is in the back yard has koi fish in it that love to be fed koi fish food located in the outdoor wood room. The trails are regularly mowed. You are welcome to walk on the trails around the field and explore the property!

My home is located in a peaceful and quite area that is surrounded by Sugar Hill State Forest with 9,085 acres of State Land. Sugar Hill State Forest has the multiple-use Six Nations trail system, The Finger lakes hiking trail, the Sugar Hill recreation area - including the Sugar Hill fire tower and five lean-tos. Sugar Hill offers primitive camping, hunting, trapping, hiking, freshwater fishing, snowmobiling, horseback riding and watchable wildlife.

Furthermore - my home is 10 miles away from the Village of Watkins Glen and Watkins Glen State Park. Watkins Glen State Park is the most famous of the Finger Lakes State Parks, with a reputation of leaving visitors spellbound. Within two miles, the glen's stream descends 400 feet past 200-foot cliff's, generating 19 waterfalls along its course. The Glen is known for beautiful hiking trails, waterfalls and outdoor swimming pool.

Make sure you don't miss out on wine, beer and liquor tasting at the many wineries, breweries and distilleries along the Finger lakes; Seneca Lake and Keuka Lake I would highly recommend.

If you're into fishing, you are at the right spot. The Finger lakes region is known for fishing. I recommend Secena (7.2 miles), Keuka (13 miles), Waneta and Lamoka Lakes (4.2 miles away). All of these lakes are a very short drive from this property.

This home is a brick raised ranch split level home. The downstairs is private storage, and the upstairs is the VRBO. There are two bedrooms, a full bathroom, a sun porch, a living room with pull out couch, kitchen and a small porch off from the North end of the sunroom.

Bedroom 1 is the large bedroom that has a queen size bed with a large closet and a master bathroom.

Bedroom 2 is the smaller bedroom that has a full-size bed with a large closet.

The couch in the living room is a pullout queen size sleeper bed. The VRBO sleeps a total number of 6 people.

There are extra linens and blankets kept in the bathroom closet if you need them for the pull-out sleeper bed. You can also use the blankets for extra warmth on the beds inside the bedrooms.

The Large Bedroom, living room and the sun porch / dining area all have smart TV's so you can enjoy a Netflix movie. There is also a desk in the large bedroom in case you need to do some work during your stay.

The grill that you can use is on the covered porch. The grill can be lit by the igniter in the grill or by a separate lighter. There will be 1 extra tank of propane for grilling that will be next to the grill. We ask that you leave the grill as you found it. Sit onn the bench and enjoy the visiting hummingbirds!

On the North side of the home an outdoor table, chairs and an umbrella will be available for you to use.
You can enjoy your lunch or dinner while getting some sunshine!

The fire pit is outback and is for your use as well. There will be outdoor patio furniture around the fire pit. There is a small room against the home, west of the fire pit. In this small room, there are papers, cardboard, sticks and dried wood kept for the fire pit if you choose to make a campfire. There is a garden hose on the back of the house near the fire pit. Please become familiar with the location of the fire hose in case you need it for your campfire. Please be responsible with your campfire.
