Short-Term Rental Properties
Code of Conduct
Short-Term Rental Properties within the Town of Greece are to be maintained in
accordance with the New York State Fire and Building Codes and the Town of
Greece Codes to include Zoning Regulations. It is the responsibility of the
property owners and any individual occupying the residence to abide by all
applicable regulations, codes and laws. These are to include but not limited to:
- Noise Ordinance (Chapter 139) - Excessive Noise: No person shall make,
continue or cause to be made or continued any excessive noise.
- Parking Regulations (Chapter 146) - This would include (but not limited
to): No vehicle shall be parked on the sidewalk; block a driveway, be
unregistered or unlicensed; parked within 15 feet of a fire hydrant; parked
in an unsafe manner.
- Dogs (Chapter 89) - Dogs shall be licensed and controlled as outlined in
Chapter 89 of the Town of Greece Codes to include the prevention of
excessive noise, disposal of feces, and the containment (leash law) of the
animal.
- Refuse Disposal (Chapter 174) - Each property must have proper and
sufficient trash receptacles for each resident and be serviced by a refuse
provider licensed in the town of Greece.
- Property Maintenance (Chapter 157) - In accordance with the Property
Maintenance Code all properties shall be maintained both on the exterior
and the interior as outlined.
- Fire Prevention and Building (Chapter 114) - Properties shall be
maintained to provide for life safety in accordance with the NYS Fire and
Building Codes and Chapter 114. This would include (but not limited to)
smoke and carbon monoxide detectors, means of egress, and all other life
safety issues.

HOUSE RULES:
CHECK-IN & CHECKOUT
Check-in is at 4:00 pm, and check-out is at 11:00 am. Early check-in or late check-out may be subject to extra rental charges. Guests may arrange for additional nights in advance to avoid any late check-out fees. Additional nights are charged at the daily rate, if available.
Please check out promptly. The cleaning crews have a very short time window to prepare the unit for new Guests.
CHECK-OUT PROCEDURES
Guests are responsible for completing the check-out procedures listed below:
Please follow these procedures to ensure a full return of the deposit:
• Beds/Bath: All bed sheets and bath towels placed in the Laundry Room
• Beds: Heavy bedspreads/comforters remain in bedrooms (unless they are soiled or wet, then bring to Laundry Room)
• All apps on the Televisions logged out
• All dishes/utensils are placed in dishwashers and run dishwashers (dishwasher cleaner tabs are under kitchen island sink)
• All trash and recyclables are placed outside in garbage totes by the shed
• All floors swept/vacuumed of any significant debris or sand
• Ensure HVAC is returned to schedule
• All beach items (toys/chairs, etc.) are placed in storage containers
• All doors and windows are closed and locked as you exit the house
CANCELLATION POLICY
Guests who cancel at least 14 days before check-in will receive a full refund of the amount they`ve paid. If guests cancel between 7 and 14 days before check-in, they will receive 50%. Otherwise, guests will not receive a refund.
CLEANING & LINEN SERVICE POLICY
The home is appointed with pillows, linens, blankets, quilts, bath towels, kitchen towels, beach towels, hand towels and washcloths, including extras located in the linen/ bedroom closets.
Please assist with the following:
• Leave used beds unmade with sheets placed in the laundry room, and all used towels also in the laundry room.
• Do not take any other towels/linens out onto the beach other than the beach towels located in the laundry room cabinet and the upstairs linen closet.
