Outdoors, enjoy a spacious pool, private dock with slip, all the lake toys you can imagine,
stunning lake views, and easy access to local water activities. The owners built this property to allow multiple families the ability to come together - Perfect for making lasting memories!

• Room for the Whole Crew: 1 King Primary Suite + a Rollaway, a Double Queen Room, a King & Queen room, 2 Double King Rooms, and a Bunk Room with 2 Queens and 6 Fulls, each with walk-in closets and large bathrooms, plus additional sleeps in the living room and theater!
• Private boat dock for your lake enjoyment, including slips to bring your own boat or store your rental! Slips available include a 14x38 or a 12x34ft slip, both without lifts.
• Lake toys, including a swim platform, wet steps, swim mat, 4 kayaks, and 2 paddle boards.
• Family-Fun Activated: An indoor slide takes you from the movie theater down to the laundry room, and an 18x32 ft pool with 270* views and water park features, plus a beautiful pavilion area - ready for a splashing good time!

The master suite includes a soothing sauna, ideal for unwinding after a day on the lake. The massive kitchen and dining areas provide ample space for preparing and enjoying meals together.

Room Layout Description
As you enter The Bluffs, you are welcomed into the main living area featuring an expansive living room, large dining space, and commercial-style kitchen that is ideal for comfortable group cooking, catered meals, or private chef service. This level also includes a butler's pantry and dedicated coffee bar. Down the main-floor hallway is the primary suite, which features a king bed, beautiful lake views, a private sauna overlooking the water, a walk-in shower, and separate toilet and sink areas. Just down the hallway is another lakeview bedroom with one king bed and one queen bed. Upstairs, there are four additional bedrooms, including one bedroom with two queen beds, two bedrooms each with two king beds, and a custom bunk room with two queen beds and six full-size beds built into the room. Every bedroom in the home has a private ensuite bathroom and lake views. The upper level also includes a large game room, sports bar-style gathering area, theater room, and an additional half bathroom. There is also a half bathroom on the main level. In total, The Bluffs offers six bedrooms, 17 beds, and sleeping space for up to 34 guests.

Other Things to Note:
• We supply propane for the grills
• Wood is not provided for the fire pit
• This property is easily accessible by road and does not require 4WD, however, roads may ice over and become difficult in winter.

• A video/audio doorbell at the entry for secure access
• Decibel measuring devices are installed both indoors and outdoors to maintain noise control standards
• Smart lock systems for timed guest access, ensuring your safety and convenience
• An interior communication panel for Z Wave connection with locks and video doorbell, without video/audio monitoring inside
• Unmonitored cameras are present surrounding the exterior for liability purposes.

Pet-Friendly Property Guidelines:
• Pet fee of $20 per night per pet is required. This will be added with the booking or shortly after, depending on where you are booking through.
• Pets must be on a leash when outside and pets cannot be left unattended outside
• Pets must be crated/kenneled when left in the home alone
• Pet waste must be picked up and disposed of
• Owner shall provide and utilize a “cover” (i.e. blanket/quilt) should the pet get onto furniture
• Excessive hair on furniture or bedding and/or not managing pet waste can result in additional fines

Getting There:
We highly recommend having a vehicle for your stay. Public transport is not available at Lake of the Ozarks. Rideshare companies like LakeRide Pros are available, however, we recommend that you book well in advance. Uber/Lyft are also available in some areas but are not as prevalent as in most cities. You will have ease of access via state highways and blacktop roads. This property is located approximately 3 hours from St. Louis and Kansas City, and a half-day drive from Nebraska, Illinois, Iowa, Kansas, and Arkansas, creating great access for families and friends to connect and gather! The International airport is in Kansas City, and regional airports are available in St. Louis, Columbia, and Springfield.
