🏡 First Floor:

The first floor features 1 bedroom with a Queen Bed, making it a comfortable option for couples or guests who prefer to stay downstairs. There is also a full bathroom with a shower nearby, along with a convenient half bathroom for easy access.



🛏️ Second Floor:

The second floor has 4 bedrooms, along with 3 full bathrooms, making this floor ideal for larger groups who want plenty of space and privacy.



Master Bedroom – King Bed | Spacious and peaceful with natural light and a private ensuite bathroom with a shower.

Queen Bedroom – Queen Bed | Comfortable and private, with its own ensuite bathroom with a tub.

Queen Bedroom – Queen Bed | Located near the shared full bathroom with a tub, which is conveniently positioned between this bedroom and the bunk-bed room.

Bunk Bedroom – Bunk Beds + Full-Size Trundle | A flexible sleeping space great for kids, teens, or adults, with the shared full bathroom with a tub just steps away.



🌙 Third-Floor Loft:

The top-floor loft offers two Twin Beds and a Crib, creating a cozy bonus sleeping area that’s perfect for siblings, friends, or little travelers.



🚿 In total, the home has 4.5 bathrooms, including 1.5 bathrooms downstairs and 3 full bathrooms upstairs, so larger groups have plenty of space to get ready without feeling crowded.



👙 Backyard Bliss: This outdoor oasis is truly a highlight! The private pool is perfect for morning dips or evening lounging. Fire up the grill and enjoy alfresco dining under the umbrella. There’s also outdoor seating on the covered porch, perfect for coffee in the morning or cocktails at sunset.

🛺 Golf Cart Rental:

This property includes access to a golf cart, available for guest use at an additional fee. Cart must be requested at least 24 hours in advance and are reserved for the full duration of your stay. To operate, guests are required to provide a valid driver’s license and proof of insurance. A damage waiver will be issued and must be signed prior to use. Please note that cart features and seating capacity may vary.

Bring your flip-flops and pack that sunscreen, Jacksonville Beach has 22 miles of wide, white-sandy beaches that offer visitors majestic sunrises and star filled nights. Visitors will find plenty to do and a variety of water activities. Casual fun restaurants, nightlife hotspots, souvenir shops blend into the scene without crowding the views of the shorelines in Jacksonville Beach.

Health & Safety: We prioritize the health, safety, and comfort of our guests. Each stay is followed by a thorough cleaning to maintain a welcoming environment.



Late Check-Outs & Early Arrivals



1-2 hours: $100

2-3 hours: $200

Refund Policy



A 3.9% processing fee on refunds is non-refundable. Refunds will be the amount paid minus this fee, per Stripe's policy. This applies to direct booking and bookings made through select booking channels.



General Guidelines

●NO PETS

●Garage Access: Not permitted due to liability. If applicable, garage doors must stay closed.

●Age Requirement: Primary guest must be 21+, with an adult over 21 present during the stay.

Food & Drink: No food or drink in bedrooms (closed water bottles allowed); extra cleaning fees for stains.

●No Smoking: Smoking of any kind is prohibited; $200 fine for violations. Additional charges will incur to cover repair or cleaning costs.

●Trash: Dispose of all trash in outside bins before departure.

●Damages: Report any damages within 24 hours of occurrence or immediately upon arrival. Failure to report damages could result in liability for repair or replacement costs.

●Dishes: Wash all dishes and run the dishwasher (if applicable) before leaving.

●Windows: Keep windows closed for security.

●Laundry: Avoid overloading machines; do not wash sandy items, and clean the dryer lint trap.

●Storage Closet: Keep this area closed and locked.

●Consumables: Leftover items are at your discretion; freshness is not guaranteed.

●Furniture: Do not rearrange.

●Parties & Events: Unauthorized parties are not allowed; violations will result in additional charges and immediate eviction.

●Only registered guests are permitted to stay at the property. If you would like to add extra guests beyond the number initially registered, please request approval before finalizing your booking. Any additional guests that exceed the maximum allowed at the property will incur an additional charge of $100 per person. This requires approval from us prior to booking.

●Illegal Activities: Will result in immediate eviction.

●Quiet Hours: 10pm to 7am. Please be respectful of neighbors.



POOL RULES



●Use at Your Own Risk: By using the pool, guests acknowledge and agree that they are using these amenities at their own risk.

●Supervision: For safety reasons, children under the age of 16 must be supervised at all times while using the pool.

●Health & Safety: Guests should not use the hot tub or pool if they are under the influence of alcohol or drugs. Please shower before entering the pool to maintain cleanliness.

●Cleanliness: Please ensure that no oils, lotions, or soaps are brought into the pool. This helps maintain the quality of the water for all guests.

●Proper Use: For your safety, please follow all posted guidelines and do not engage in risky behavior in the pool (e.g., diving, rough play).

●Damage: Any damage to the pool caused by misuse will be charged to the guest.



Joseph Ellen Guest Protection Program. We believe vacation should be about making memories—not worrying about "what ifs." And let's be honest... nobody likes unexpected damage claims.



To help protect both our guests and our homes, all reservations are required to complete the Joseph Ellen Guest Protection Program before check-in.



As part of the simple pre-arrival process, you'll:



Complete a quick guest verification.

Review and electronically sign the Joseph Ellen Rental Agreement.

Choose one of the following protection options:

Damage Waiver: A small non-refundable fee that provides coverage for eligible accidental damage during your stay. This is the most popular option and helps avoid unexpected costs from minor accidents.

Security Deposit: A fully refundable security deposit hold that's released after checkout, provided no damage or policy violations are found.



We'll send you a secure guest portal link before your arrival to complete these quick steps. It only takes a few minutes and helps create a smoother, worry-free experience for everyone.
