The Space:

Experience comfort and luxury in our brand-new custom lakefront home, built by A&G Builders. This modern and spacious retreat is perfectly situated on the Private Side of Lake Anna. Enjoy the panoramic blue water lake views from the large boat dock, atop of our deck, or from the comfort of inside the home through many of the large windows. You will love the entire property including ~300 hundred feet of waterfront shoreline with a gently sloped naturally sandy bottom, warm freshwater, and a private beach. We provide lots of water toys including kayaks. Have a BBQ using our outdoor gas grill. Inside, this expansive home has plenty of space for everyone with 8 bedrooms and 8 bathrooms, an open floor plan and multiple living areas. Relax in the spacious main great room with water views through the huge bright windows, large French doors, a gas fireplace, and 4K Smart TV. Hang out in the huge lower level game room and have fun playing family appropriate games, ping-pong, pool (Memorial Day thru Oct 1), hot tub, shuffleboard, or foosball. Watch a movie in our cozy movie theater. This is one of the few homes at Lake Anna with High Speed Internet, so you could work remotely if necessary. Alternatively, you could use the High Speed Internet and Free Wi-Fi network throughout the home to enjoy your time off and stream your favorite shows while you FaceTime everyone!



Guest Access:

You have full access to our entire house, and our property. Please let us know if you plan to rent a Pontoon Boat so we can refer you to our premier partner (DV Rentals LKA)!



The Neighborhood:

Rock Island Landing is a new premier waterfront residential community, so there is ongoing nearby construction of new homes and docks most days from sunrise until about 4:30 PM. Rock Island Landing is located in the perfect spot near the center of Lake Anna on the exclusive private side. With over 3,400 acres of pristine clear blue water surrounding this property, it is perfect for boating, swimming, fishing and water skiing.

This home is located on the private side of Lake Anna, which is not connected to the public side. The two sides of the lake are separated by dikes and are not navigable by watercraft. If you plan to bring your personal boat or jet skis, you will have access to the community boat ramp during your stay.



Getting Around:

Rock Island Landing is a new premier waterfront residential community located in the perfect spot near the center of Lake Anna on the exclusive private side. We have ample free parking at our home for large groups with many vehicles.

If there’s something you need and it's not listed, please ask for more information! You have full access to our entire house, and our property. Our fully equipped home is ready to go with a spacious gourmet kitchen that easily accommodates a large group or entire family with lots of countertop space, new stainless steel appliances, and all the tools you need to make your own world famous super secret recipe. Outdoor enthusiasts will enjoy our plentiful outdoor spaces, huge dock and boathouse, private beach, deck, porch, and grill. We have all kinds of fun activities including a playground, water toys, smart TV's, board games, books, and an assortment of toys. If you want to use a Boat or Jet Ski during your stay, you have access to a nearby boat ramp. We also offer everything you would need for an extended stay including a washer & dryer.

- All guests shall abide by the good neighbor policy and shall not engage in illegal activity.

- Quiet Hours are from 10 PM to 8 AM.

- Free Parking for up to 8 Vehicles. (No Parking or Driving on Grass)

- No Events Allowed without specific prior approval.

- No Pets Allowed.

- Streaming services available with guests' accounts.

- Tesla charger on left side of garage exterior.

- The pool will be open and heated to 85 degrees from Memorial Day thru October 1.



**Guest Requirements:**

In compliance with local laws or HOA requirements, guests must be at least 25 years old to book, and those under 25 must be accompanied by a parent or legal guardian throughout the reservation.



Important: Before check-in, the primary guest must complete our Guest Verification process. This helps us comply with short-term rental regulations and provides added protection for guests and the property.

After booking, you will receive a secure link to complete verification. Please complete it prior to arrival to ensure a smooth, quick check-in.

Damage protection is required for every reservation, regardless of where you booked. During verification, you will choose one of the following options:

 - $45 per night non-refundable damage waiver (recommended): no security hold and a simpler, faster process.

 - $3,000 refundable security deposit: requires a hold on a card and may take several business days to release after check-out, subject to any damage charges.
