The Space:
Step into this artistic and elegantly designed two-bedroom, one-bath condo, offering a peaceful retreat in the heart of Sedona. With vaulted ceilings, southwestern-inspired décor, and a private back patio, this space is both inviting and inspiring.

The king master suite and guest room with a queen bed provide ultimate comfort, perfect for restful nights after a day of exploring. The vibrant sitting and dining area features colorful accents and high ceilings, creating a bright and airy feel.

The fully updated and stocked kitchen makes preparing meals a breeze, whether you’re enjoying a quiet night in or entertaining guests. The bathroom boasts a luxurious walk-in shower with modern finishes for a spa-like experience.

For entertainment, Roku TVs are available in both bedrooms and the living room, allowing you to stream your favorite shows and movies. The private back patio offers a serene outdoor space with comfortable seating and a BBQ grill, perfect for relaxing evenings under the Sedona sky.

Guests have access to the community pool and hot tub, providing a refreshing way to unwind. A washer and dryer are included for convenience, along with free garage parking on-site.

Whether you’re here to explore Sedona’s breathtaking trails, vibrant art scene, or charming local shops, this stylish and comfortable space provides the perfect home base for your getaway.

Guest Access:
Guests have sole access to the entire indoor and outdoor property aside from the garage, which is private. Carport parking is available for your use.

The Neighborhood:
Nepenthe is located in the heart of West Sedona. Walking distance to restaurants, trails, Whole Foods, walgreens, the movie theater and shops.

Getting Around:
It's best to rent a car in Sedona.
Also, please use the local Free, Sedona Shuttle, for trailhead transportation.

Other Things to Note:
Due to the recent wildfires, out insurance company now longer allows us to have any indoor or outdoor fires. No exceptions. Thank you for understanding!

House Rules:

Check-in is 4 p.m.
Check-out is 10 a.m.
No exceptions.

Pack N Play and Highchair available upon request.

We do not accept mail at this address. Due to City guidelines, no mail is allowed to be delivered to the property. It will not be our responsibility should you ship anything to the home to retrieve from the mailbox. Please use the UPS store or an Amazon locker pick-up.

We use TRUVI as part of our guest screening process. Your TRUVI application must match the primary guest name on the reservation. Per city and state laws, your background check must be completed within 48 hours of receiving your booking confirmation. Your reservation is NOT confirmed until these requirements are fulfilled. Once confirmed and before check-in, guests must also sign a Rental Agreement agreeing and acknowledging to:

-Abide by our rental terms and conditions.
-Provide a copy of a valid government-issued ID and matching credit card prior to check-in.
-That we collect a non-refundable damage waiver of $35, paid via TRUVI.
-The waiver will cover you for any accidental damage during your stay.

No Pets!

No Smoking or Vaping inside or outside the house. No Exceptions. $500 fine if violated.

No Mountain Bikes or muddy shoes are allowed inside the house.

Local Quiet Hours are 9 p.m. - 9 a.m. The neighbors may call the police if this is violated.

Due to our dark sky ordinance, outdoor lights must be turned off when you are not outside.

NO FIRES May 1 - October 1 or any other time the host requests, due to drought or fire ban.

We are not liable for items left behind. $50 + the cost of shipping will be charged for items left behind that require shipping.

By law, this home may NOT be used for events, parties, or large gatherings.

We regularly see javelina, deer, skunks, and bobcats. Do not approach or feed these animals!

Please do not unplug electronics or move furniture.

Please use your own accounts for Netflix, Prime, etc... Please be sure to log out of those accounts when you check out.
