Summary:

Four-bedroom Mt. Hood-area retreat with a private hot tub and a separate backyard Game Room. The main house has one king bed, two queen beds, and two twin-over-twin bunks (four twin mattresses), sleeping up to 10 people in beds. The Game Room is not a bedroom.



The Space:

• Four bedrooms, all in the main house: one king, two queens, and one bunk room with two twin-over-twin bunks (four twin mattresses)

• The confirmed beds sleep up to 10 people

• The upstairs bunk room has a large open interior partition and does not provide full acoustic privacy

• Two full bathrooms with tub/shower combinations

• Separate backyard Game Room with arcade games, TV, and seating; it is not a sleeping room

• Private hot tub, covered outdoor seating, backyard, and propane fire pit

• Kitchen with stove, oven, microwave, dishwasher, cookware, and coffee equipment

• In-unit washer and dryer

• One or two dogs are welcome; no cats



Temporary equipment notice: the air-conditioning system and refrigerator/freezer are not currently advertised while documented repairs and physical tests are pending.



Guest Access:

Guests may use the main house and the separate backyard Game Room. The main house uses a reservation-specific Schlage smart-lock code; the Game Room uses a separate code shown only in the secure guest portal.



The driveway fits up to two small or standard passenger vehicles. Long or oversized trucks may not fit. The garage is reserved for operations and is not guest parking or storage. Additional street or overflow parking is not guaranteed.



Operations may enter the garage on Thursday to service trash bins, but does not need to enter the house.



The Neighborhood:

The home is in a residential Mt. Hood-area community near Brightwood and Welches. A shared seasonal neighborhood pool, tennis court, basketball court, and playground are about one block away. The pool is not private or onsite, and community operations control its dates, hours, access, and availability. A car is recommended.



Getting Around:

A car is recommended. Road, mountain, weather, and traffic conditions vary, so no exact travel time to Portland, the airport, ski areas, trailheads, or other destinations is promised. Follow current road and chain requirements in winter.

Air conditioning and the refrigerator/freezer are not currently advertised while repair and physical verification are pending.



SHARED POOL

The seasonal community pool is about one block away; it is not private or on the property. Availability, hours, and access are controlled by the community and can change.



RIVER

The Sandy River is nearby, but no private or direct river access is included or promised.



SECURITY CAMERA

An exterior Ring camera is disclosed to the left of the house entrance, with signage near the garage. No indoor camera is represented.



QUIET HOURS

Outdoor quiet hours, including hot-tub use, are 10 PM–7 AM. Neighbors are close and sound carries.



PETS

One or two dogs are welcome; no cats. The home is cleaned between stays but cannot be guaranteed allergen-free.



FIRE PIT

The outdoor fire pit is propane, not wood. Current fire restrictions control use.



Interaction with Guests:

Use the booking message thread for routine help. We coordinate notice and permission before staff or vendors enter the house during an occupied stay, except for a genuine emergency. For immediate danger, call 911 first and then notify the host. Response time is not guaranteed.
