THE LAYOUT: The main 3BR/2BA house offers sleeping space for up to 10 guests and the garage has been converted into a game room, bar, and bunk room with sleeping space for an additional 6 guests. The pool house offers an additional half bathroom. See bed arrangements below.

The home sits on .8 acres of waterfront property with plenty of yard to enjoy! A screened-in patio off of the living room offers beautiful views of the lake, fire pit, and wildlife around the property (birds, cranes, ducks, deer, squirrels, etc.). The fire pit is perfect for s’mores and plenty of firewood is available. Guests can tie up to the 500 sq ft dock with a 20 ft built-in bench and a small set of stairs for easy access in and out of the water. 2 kayaks and 1 canoe are available for guest use.

The backyard retreat offers a fenced-in pool, hot tub, covered pergola, and Weber BBQ grill. Stretch out on one of 6 sun loungers in the rock gardens or unwind in the bubbling hot tub after a morning on the lake. Cook up your catch of the day and enjoy it al fresco. The outdoor dining table has seating for 6 and the screened-in patio offers another table seating 6 along with a comfortable patio set. An outdoor sound system allows you to play your favorite music over WiFi in the screened-in patio and under the pergola.

The newly converted garage game room offers a private bar with flat screen smart TV, poker table, foosball table, an arcade gaming system (with 300 games built-in), dartboard, wall-mounted Connect Four, a large sectional + flat screen smart TV, and a bunk room that sleeps up to 6 guests in two Twin over Full bunk beds.

The main house offers a spacious open floor plan. Cozy up on the two comfortable couches to enjoy a good book or a game on the 70" flat screen smart TV. Home chefs will enjoy staying close to the action in the fully-stocked kitchen with plenty of counter space, appliances, dishes, utensils, grilling supplies, and cooking basics (spices, flour, sugar, oils, etc.). The dining area off of the kitchen offers seating for 8 and 4 barstools are placed around the counter.

Down the hallway, you'll find a guest bathroom with a walk-in shower and a large bath tub. Across the hall is guest bedroom one, the Sunrise Room, with a Queen size bed and flat screen smart TV. The next room over, the Bluebonnet Bunk Room, is fitted with two Twin over Full size bunk beds and a flat-screen smart TV. Around the corner is the laundry room with a washer and dryer available for guest use. At the end of the hall is the Sagebrush Suite - the primary bedroom featuring a King size bed, flat screen smart TV, ensuite bathroom with walk-in shower, and a sliding glass door leading to the back deck.

The home sits on Thomas Lake - a finger of the Trinity River. Fish off of the dock, take the provided kayaks / canoe for a trip, or enjoy short boat rides to open water for water sports (bring your own boat!).
