Welcome to Sweet Water Escape at Watauga Lake, a stunning lakeside home in Butler, Tennessee, perfect for families and friends seeking a luxurious getaway. Nestled along the peaceful shores of Watauga Lake, this home offers private lake access with its own boat slip, providing an ideal base for water adventures and scenic relaxation.

Inside, the main level invites you into a fabulous open kitchen and living space, designed with both elegance and functionality in mind. The gourmet kitchen boasts granite counters, a spacious island perfect for meal prep, and a Restoration Hardware dining table for memorable meals together. The adjoining living room offers a warm, cozy ambiance with an indoor gas fireplace, ideal for gatherings on cooler evenings. This level also features a luxurious king ensuite with direct deck access, while a nearby queen bedroom enjoys access to a full bathroom across the entryway.

The lower level expands your relaxation options with a cozy sitting room that opens to the grounds and offers a desk and office chair, another spacious king ensuite with patio access, and a custom-tiled shower with granite counters. There's a second queen bedroom nearby, along with a convenient full bathroom in the hallway. The bunk suite, with its unique set of two twin-over-queen custom-built bunks, doubles as a private getaway; it includes a kitchenette, laundry center, living area, air hockey table, and a full bathroom with a custom-tiled shower and granite counters.

For entertainment, the game room boasts a giant sectional sofa perfect for movie nights, along with a wet bar and Plank & Hyde pool table that converts to a full sized ping pong table. Step outside onto the main deck for al fresco dining and grilling with both a Blackstone and gas grill, or head to the lower patio to unwind in the 7-person hot tub surrounded by ample seating in the cool shade.

The backyard gently slopes to the lake and offers a firepit with seating for starlit evenings, while little ones can enjoy the wooden playset nearby. There's a private dock here as well if you're bringing your water toys with you! Guests may use the uncovered portion of the aluminum dock, which accommodates vessels up to 30'. Please note that the property owners' private watercraft is occupying the covered portion of the docks shown in the photos and will not be moved; the watercraft is not considered part of your rental and must not be tampered with.

This serene retreat is only 5 minutes from the Watauga Lake Winery, the charming Watauga Lake Mercantile, and Villa Nove Vineyards, making it easy to explore the best of Butler, Tennessee. Across the state line is Beech Mountain Ski Resort, only 18 miles away. Sweet Water Escape is your private haven for lakeside luxury and timeless memories.

Please note that this property absolutely does not permit pets anywhere in or on the premises at any time including outdoor spaces. Bona fide service animals as prescribed by a medical professional may be permitted, and the presence of a service animal must be disclosed prior to check-in. Misrepresenting a pet as a service animal is a crime under Tennessee law. Guests who bring a pet to a no-pet home will be subject to a non-refundable $750 fee to reimburse the owner for wrongful use of their home as well as compensate for removing pet hair and dander and clean carpets and upholstery.
If any pets are discovered during your tenancy including via security camera or observation of neighbors or BRMR staff, your credit card on file will be charged for the above-mentioned fee.

Additional Notes and Rules:
- The exterior of the home and parking area is monitored by security cameras.
- All BRMR homes offer well stocked kitchens with all utensils needed to cook meals. There is also a "starter set" of paper products at the house: a roll of toilet paper per bath, a couple garbage bags, a small vial of dishwashing liquid, a few tablets of dishwasher detergent, some laundry pods, a roll of paper towels, hand soap, shampoo, conditioner, body wash, and some makeup remover cloths. There are enough of these items for one night, or maybe two.
- Firewood for the outdoor firepit may be purchased with a week's notice or at the time of booking. You receive two wrapped, kiln-dried bundles and a fire starter for $25 plus tax.
- This home is not pet friendly. Thank you for not bringing any pets to the home.
- Check in is after 4pm
- Checkout by 10am
- Must be at least 25 years old to reserve. This person is required to be one of the persons staying in the property for the reserved dates.
- No smoking inside the home. No trace of smoking left outside the home.

- No parties or gatherings above the posted occupancy allowed. Keep outside noise respectable.
- 4WD/AWD and/or chains required during times of snow/ice for all mountain homes - it is your responsibility to come prepared for winter weather. No refunds are given if you are not prepared for winter weather.
- Host is not responsible for items left in the home.
- The driveway and entry is monitored by security cameras for safety. There are no cameras near the decks or hot tub.
- Guests returning to Sweet Water Escape may receive a discount of 10% to the room rent, not to be combined with other discounts to the rent.
- Please note that the distances shown on VRBO's map feature are measured in a straight line rather than actual road travel distances and times. We cannot change their setting for this, and encourage all guests to independently verify distances to desired destinations.

CANCELLATION POLICY - Bookings canceled 60+ days before arrival will receive a refund of the deposit. Bookings canceled between 31-59 days before arrival will receive a refund of half of the deposit. Bookings canceled within 30 days of arrival are not entitled to a refund unless the reservation dates are rebooked to another guest. All bookings are subject to a $50 cancellation fee.
