Cozy first floor 1 bedroom condo only three blocks from Main Street. Quiet building features indoor/outdoor hot tubs, sauna, steam room, fitness center, heated parking garage, elevator, grills, ski lockers, bike racks and laundry. True ski-in/ski-out at Snowflake Lift! Awesome year-round location: hike/bike/snowshoe the Sawmill Reservoir Trail or hop on the Snowflake Chairlift, both of which are out the back door! Full size kitchen. Perfect space for a solo traveler, couple or small family.
The Space
âą Spacious one bedroom with a great open concept layout.
âą Kitchen with a fridge, microwave, cooktop, dishwasher and oven. Stocked with everything you need to cook and serve a meal.
âą Entry closet with shelf, hanging space, built-in bench and cubbies.
âą Dining table with seating for four.
âą Living room with queen sleeper sofa, armchair, flat screen TV and gas fireplace.
âą Bedroom with king bed, double closet, dresser and nightstands with drawers.
âą Bathroom with tub/shower combo.
âą In-unit washer and dryer
âą Patio accessed through the bedroom and living room with outdoor table and seating. The treed view is peaceful and private and you can hear the sound of the stream adjacent to the building.

âą Parking: 1 car - Additional vehicles or vehicles that are unable to fit in a standard parking spot or enter the garage (garage height 6'9") will have to park at one of the overnight pay lots in Breckenridge; Airport Rd or the Ice Rink Lot. More information can be found at BreckPark.

LOCATION:
âą Ski-out directly from the Snowflake Lift, which is about 120 ft from the Riverbend building. Ski-in to the bottom of Snowflake Run, which ends at the bottom of the Snowflake Lift.
âą There is a lift ticket office, spa (The Spa at Breckenridge) and rental shop in the building next door, on the other side of the Snowflake Lift.
âą There is a bus stop located just a short walk away (100 yards) for free and easy transportation to Beaver Run and downtown Breckenridge.
âą The Sawmill Creek Reservoir hiking trail is located just outside the building. This trail follows a beautiful creek up to a reservoir with great views. This trail connects to miles of trails that criss cross the Ten Mile Range.
âą Mountain biking trails can be accessed across the street for miles of biking.
âą The building is located just 3 blocks from Main Street (note that walking back to the building is up a slight hill).
PROVIDED ITEMS:
âą The kitchen is fully stocked with all essentials. We also provide complimentary salt and pepper, coffee and tea, paper towels, trash bags, dish soap, hand soap, dishwasher detergent, kitchen towels, and a sponge.
âą The bathroom is fully stocked with necessities as well as hairdryers and full size hand soap/conditioner/shampoo/body wash. Laundry detergent is supplied for the washer and dryer.
âą There is a Pack N Play travel crib located at this property. Please bring your own Pack N Play crib sheets.

» There is the potential to snow October-May so cars with proper snow tires and 4WD/AWD are required during this time.
» Property mountain access details and ski in/ski out designations are dependent on open lifts and runs. Guests are responsible for being aware of the Breckenridge Ski Area lift and terrain statuses, opening and closing dates.
» This house is located at an elevation of approximately 9,600ft which is considered high altitude. We recommend visiting the CDC website for more information on traveling to high altitudes.
» There is no air conditioning and most properties in the area do not have it due to the mild summer weather and the fact that it cools down significantly at night.
» Summit County has strict Short Term Rental rules and regulations that must be followed. Please refer to the Good Neighbor Guidelines posted in the unit on what is required from renters.
