It's a great spot for reading, watching your favorite shows, or just sharing stories with your fellow travelers. You will also find a card table and bar area nearby to enjoy games or shake up your favorite beverage.

Our modern kitchen is fully equipped with all the essentials for preparing a delightful meal. The included coffee bar will make sure you have everything you need to get your day started. The dining table is just beyond the kitchen and is a fantastic place to gather and savor your culinary creations. Whether you're a gourmet chef or just looking to make a quick snack, our kitchen has you covered.

The four spacious bedrooms feature comfortable beds and ample storage. You'll find rest and relaxation here. With two well-appointed bathrooms, you won't have to wait in line for your morning shower or evening bedtime routine. The first bedroom features a king-sized bed and en-suite bathroom with a walk-shower. The second bedroom also features a king-sized bed and has access to its own private patio and fire pit. The third bedroom has a queen bed with 2 closets and the fourth has a full-sized bed with an additional twin-size sleeper sofa. Bedding for the sofa bed is in the closet of the same bedroom.

Step outside to our spacious backyard, where you'll find a pergola that provides the perfect spot for alfresco dining. As the sun sets, gather around the fire pit and enjoy the warmth, perfect for cool evenings. Our Adirondack chairs invite you to unwind and stargaze.

You're welcome to park in the driveway or on the street. Please make sure that when parking on the street that you are facing the correct direction and on the correct side as there are several "no parking" areas. The garage is accessible for standard sized vehicles. Oversized vehicles will not fit.

We look forward to hosting you at This Ain't My First Rodeo. You must be in good standing to book with us and have positive rental history and reviews. We do not rent to local Lubbock residents. We do require an electronic rental agreement to book this property so please reach out with any questions or concerns.

There are motion activated security cameras at this property overlooking the front and back yards, a doorbell camera, over and inside the garage.

Early Check-In & Late Check-Out (Subject to Availability) Early check-in and late check-out MAY be available for an additional fee of $20.00 per hour, for up to 2 hours. Early check-in: Payment must be submitted before 12:00 PM on the day of arrival. Late check-out: Payment must be submitted no later than 10:00 PM on the evening before departure.

**Please do not have mail sent to this property as we do not have the mailbox keys. If you are needing something delivered from USPS, you will need to contact the local post office to make pickup arrangements.**

Parties and events are strictly prohibited at this property. If there is any violation to this policy, a fee of $500 will be charged immediately.

This property is not pet friendly so please plan of leaving your furry friends at home. There will not be any exceptions to this policy and a fee of $250 will be automatically applied if you are caught in violation of this. If you have a service animal, proof of registration is required BEFORE you book.

We supply freshly laundered linens, bedding, and towels for all of our guests. We also supply paper towels, toilet paper, laundry detergent, dish soap, and hand soap for a short 2-3 day stay. Long-term stays will need to replenish latter items at their own expense.

Although often there will be a variety of condiments, such as coffee, etc., we cannot guarantee what will be available.

Guest Access:
The entire home is available to guests with the exception of the locked cleaning closets in the home and inside the garage.

The Neighborhood:
This Ain't My First Rodeo is located in the Maedgen neighborhood in central Lubbock. It is close to local coffee shops, restaurants, and grocery stores, making this home convenient to surrounding amenities.

Getting Around:
This Ain't My First Rodeo is located close to everything. Main roads Quaker, 50th and 34th Street are nearby as well as Loop 289 and Marsha Sharp Freeway. Quick access to everything Lubbock has to offer! Other than Uber Lubbock has City Bus Transportation.

Other Things to Note:
Parties are strictly prohibited and any violation of this rule will result in an immediate $500 fee.

This property is not pet friendly so please plan on making other arrangements for your pets. There will not be any exceptions made to this rule and any violations will be charged an immediate $250 fee. Service animals will be required to show proof of registration BEFORE booking.

Host-Initiated Cancellation Policy
While we make every effort to honor all confirmed reservations, there may be rare instances where cancellation is necessary due to unforeseen circumstances.

In the event that we must cancel your reservation, the following terms apply:

Full Refund: Guests will receive a 100% refund of any payments made toward the reservation.
No Additional Liability: Our responsibility is limited strictly to the refund of monies paid. We are not liable for any additional costs incurred by the guest as a result of the cancellation, including but not limited to alternative accommodations, transportation, or other travel-related expenses.
Best Efforts to Assist: In the event of a cancellation, we will make reasonable efforts to offer alternative accommodations within our property network, if available, but we cannot guarantee availability or rates.
Force Majeure Clause: We reserve the right to cancel the reservation due to events beyond our control, including but not limited to property damage, utility failures, natural disasters, or changes in local regulations that affect short-term rentals.
Sale of Property: In the event the property is sold prior to your scheduled stay and the new owner does not wish to honor existing bookings, we reserve the right to cancel your reservation. A full refund of any payments made will be issued, but we are not liable for securing alternative accommodations or covering additional expenses.
Removal from Rental Market: We reserve the right to cancel reservations if the property is permanently or temporarily removed from the short-term rental market for any reason. Should this occur, a full refund will be issued, and no further compensation or liability will be assumed.
By confirming your reservation, you acknowledge and accept these terms.

Check-in information, including the keypad code, will be sent before your check-in date. We reserve the right to decline any alteration request.

There are outdoor cameras looking over the front and back doors.

House Rules:
- No pets!
- No house parties. Unauthorized parties will result in an immediate $500 fine plus damages.
- No smoking inside the property.
- No excessive volume that would disturb the neighbors.
- Clean up after yourself. This includes all dishes and food items.
- If you break something, message us and let us know immediately.
