LIVING, DINING, & KITCHEN:
Spacious living area with a large sofa, fireplace, and streaming TV. Expansive windows offer peek-a-boo Newport Harbor views. Enjoy the dining table with seating for four, with additional bistro seating for two.

The kitchen is fully stocked with dishes, utensils, cookware, and bakeware. Major appliances include a refrigerator, dishwasher, stove, oven, and microwave. Guests are welcome to bring their own food, drinks, spices, condiments, and additional paper goods. Salt, pepper, olive oil, and coffee are provided.

HOME FEATURES:
No Air Conditioning: Like most homes in our moderate coastal climate, this property does not have air conditioning. Ceiling fans are provided throughout for your comfort.

Extra Sleeping: To accommodate the maximum occupancy, one twin trifold floor mat (best suited for children) is provided. A twin rollaway bed can be rented instead of the mat by making advance arrangements with our office.

Laundry: A washer and dryer are located inside the residence, with complimentary laundry supplies provided.

Parking: One space provided in a single-car garage, which accommodates small to mid-size vehicles. General street parking, both metered and unmetered, is also available.

YOUR SPACE:
Guests will have private and exclusive access to the entire home. This includes all interior spaces and the private front patio.

We are committed to ensuring you have a wonderful and seamless stay. While we respect your privacy, our team is available to answer any questions or address any needs that may arise during your visit. We will not be present at the property during your stay unless assistance is requested.

NEWPORT BEACH REGULATIONS:
This neighborhood is primarily residential and known for its peaceful, quiet atmosphere. Guests are expected to respect the community and comply with all Newport Beach Municipal Codes, including regulations regarding noise, maximum occupancy, parking, and other applicable requirements. Failure to do so may result in fines and/or eviction without a refund.

BEFORE YOU ARRIVE:
Linens & Starter Supplies: All bed, bath, kitchen, and beach linens for the maximum number of guests are provided. We also include a starter supply of hand soap, dish soap, a sponge, trash bags, 2-4 rolls of toilet paper, and 1 paper towel roll. Guests are responsible for additional supplies and personal toiletries.

Recreation Gear Rentals: Additional beach gear or recreational equipment is available for rent from Beachview Rentals at very reasonable rates. Large ice chests, wagons, Pack' N Play portable cribs, portable high chairs, twin rollaway beds, and more are available. Contact us for more information.

Rental Agreement: A signed rental agreement is required to complete your booking. This property may only be booked by a guest aged 25 or older.

Security: This property may use surveillance cameras and/or recording devices in outdoor spaces and/or property entrances, as well as noise-monitoring equipment such as decibel readers, to protect our guests, the property, and ensure compliance with local ordinances.

City Tax: A 10% Transient Occupancy Tax (TOT) is included in all booking totals (for reservations less than 30 nights) as mandated by the City of Newport Beach.

Known for its quiet residential streets, beautifully maintained homes, and prime location within Newport Harbor, this charming island neighborhood offers a relaxed home base while remaining close to some of the area's most popular attractions.

Guests can enjoy scenic walks along the island's waterfront pathways, watch boats glide through the harbor, or stroll to nearby Lido Marina Village for boutique shopping, waterfront dining, cafés, and local markets. The surrounding harbor also provides easy access to paddleboarding, kayaking, sailing excursions, harbor cruises, and other on-the-water adventures.

Just beyond the island, Newport's sandy beaches, iconic piers, and other classic Balboa Peninsula attractions, including Cannery Village, Balboa Village, the Balboa Fun Zone, and the Balboa Island Ferry, are easily accessible by bike, car, or boat.
