Incredible brand new studio with everything you need for a perfect stay in Aldea Zama, the heart of Tulum, Enjoy a swim on the pool with an amazing sunset views.

The unit is fully furnished, fully equipped kitchen, amenities, bath towels, pool towels, it has a contemporary environment with spectacular views of the jungle from the rooftop.

When you stay at Katia Residences, you have access to the rooftop, with exclusive use of our guests, you can enjoy the pool, you can take a sunbath inside and outside the pool, where you can enjoy an amazing sunset facing our property. Also you can make use of the gym that its right next to the pool to enjoy the nature views.

We are located in Aldea Zama (the heart of Tulum), just between the town and the hotel zone, around the area's best cafes, boutiques and restaurants!
Around the building, you have several food options, such as sushi, seafood, meat cuts, pizza, coffee shops where you can enjoy a delicious dessert. DO NOT WORRY if you are vegan, there are a wide variety of options in the area. If you prefer to make your favorite dishes at home and enjoy the kitchen of our studio, there are several stores where you can shop.

We're 15 minutes to the beach, 10 minutes to town, and 2 minutes to eateries, cafes, boutiques, restaurants, and bars.

Although you have different services just a few steps away, to be able to move to the beach or to Tulum downtown, we recommend to rent a car, scooter or bicycle.

We incliude 10 KW per night on your stay, in case to go over we do charge for each extra KW. Its a regular consumption, its just in order to avoid the guest leaves the AC or lights ON while they are not there.

We are here to assit, arrange and accomodate any special requests, excursions, transfers, restaurant reservations, etc.

UPON CHECK-IN, A SECURITY DEPOSIT OF $350 USD IN CASH WILL BE REQUIRED. THIS DEPOSIT WILL BE REFUNDED UPON CHECK-OUT IF THERE ARE NO DAMAGES TO THE PROPERTY.


Tulum is a destination in continuous development and growth, which makes it unique—but it can also present certain challenges related to infrastructure.

Some basic services like hot water, electricity, internet, or water pressure may occasionally experience temporary interruptions due to external factors or work being done in the area.

These situations are beyond our control, but we will always do our best to assist you and resolve any issues as quickly as possible.

Please also note that some access roads may be unpaved, which is common in many areas of Tulum.

As our guest, you get free access to our exclusive beach club, located at km 9.3 in hotel zone Tulum, one of the most beautiful spots on the coast.

Beach club hours: 10:00 AM – 6:00 PM
Restaurant: Daily from 7:30 AM – 10:00 PM
