If you intend to host day visitors and anticipate surpassing the MAX SLEEPING occupancy of the home at any given time, categorizing your gathering as an "LARGE GATHERING," you must adhere to LARGE GATHERING OBLIGATIONS: • To proceed with your special large gathering request, a mandatory signed LARGE GATHERING CONTRACT, distinct from the Rental Agreement, is necessary. A non-refundable event fee of $600 applies. • The total guest count, encompassing both day and overnight guests, should not exceed 28 guests—no exceptions. You will be asked how many of your guests meet the minimum renting age of 25 years. • Accommodating the maximum occupancy requires a completed contract for additional external commodes. We are available to assist with arrangements through a rental company. • Septic: In light of septic system limitations, surpassing the maximum occupancy mandates additional restrooms. Violation of this policy may lead to fines and responsibility for septic system damage. Damages to the septic system are not covered by insurance. • Please note that the home is not designed for extensive indoor large gatherings. In case of inclement weather, consider alternative arrangements. Outdoor gatherings require a contingency plan for inclement weather such as a tent or restaurant reservation. We are available to assist with arrangements through a rental company. • Parking is limited to 6 vehicles. Street parking is monitored and restricted. Exceeding occupancy without an LARGE GATHERING CONTRACT, grants us the authority to promptly terminate the Rental Agreement, escort you off-premises, and issue no refunds. SUPERVISED YOUTH RESERVATIONS AND EVENTS ARE NOT PERMITTED TO COINCIDE.
FUR FAMILY (DOGS ONLY & must be APPROVED) Up to 2 Dogs are allowed. All travelers are required to add the dogs while entering occupancy on the booking platform for full reservation total transparency. Contact us to add on the 2nd dog once your booking is confirmed as some booking platforms have quantity limitations. • Must be fully house trained & must completely be cleaned up after. • Leashed at all times when outdoors. • Not allowed on the indoor furniture or bedding. • Should excessive barking occur during your stay, please make alternative arrangements.

Everything was great! I wish there was more cabinet space for food . We had to leave it all on the counter top. The front door lock would stick hard to keep closed . Besides that the experience was fantastic!

The home does offer multiple areas for food storage, including cabinets above and beside the refrigerator, as well as additional cabinetry in the utility room. We understand that every guest’s needs differ and appreciate you sharing your perspective.

This place was wonderful…spacious, clean, & modern. Had a great view of the beach & walking distance to the ocean. The upstairs master was huge with a private deck. Will definitely stay here again .

Relaxing Stay
Sandy Toes was the perfect beach house for our family of 7! We had plenty space for other family members that could not make the trip! We enjoyed our stay at this beach house.
The location was perfect, close to the beach, and just a golf cart ride (be sure to rent a cart! They are convenient and great for hauling everything to the beach) across the street to The Big store! The kids always enjoy shopping at The Big Store and getting their souvenirs, snacks, etc! It had all the toiletries needed as in shampoo, bar soap/body wash, etc. The kitchen was stocked with all we needed for cooking each day, and there was enough seating at the bar and table for meals. The appliances were new. The den furniture was comfy for watching movies on the large tv. The large deck outside had seating available for sipping coffee each morning, watching the sunset, and enjoying the ocean waves and breezes! Great stay and great value

Great Beach House
This was the second time staying at Sandy Toes and it was better than the first. The house is spacious enough for our family of 6 adults and 2 children. We could have had more and not been on top of each other. The house is very close to the beach and has great views of the ocean and beautiful sun rises. Very clean and well kept. The grandson thinks that it is his beach house so we will probably return next year. You won't be disappointed.

Wonderful front row house
Everything about the house was 100% perfect! The online description was great. We had everything we needed. Over the top service by the management company! They communicated clearly and promptly. Before we arrived they sent an email with checkin details and even texted to make sure we received the email. After arriving they checked in to see if everything was ok. The 10am checkout was tough, but we managed and it was great to get home early. Would highly recommend this house!

Lovely home
We really enjoyed this home - it was immaculate and clean. This is clearly a new home and the finishes and overall condition was fantastic. It was also quite close to the beach, although having a golf cart made it that much more convenient. Having very close proximity to a food mart / gas station was a life saver and we used it often for miscellaneous items. The only complaint we had was that the master bedroom mattress was incredibly hard and uncomfortable. I recommend that the owner swap it out for a softer one. Otherwise, five stars.

Coronacation
During a time of uncertainty and world wide pandemic with beaches just reopening...this home was the perfect escape from the same four walls we had all been held captive to over the past several weeks. We arrived and the cleaning ladies were leaving. We did our own sanitation just for our peace of mind before bringing any of our things into the house. It was very clean upon arrival. The location is a dream. The house has Destin feels. Precious and cozy...the layout for our kids was perfect. The outdoor space is extremely accommodating; grassy area for dogs, grill, outdoor showers, covered area where we played washers and made homemade ice cream. We enjoyed our stay and made tons of memories and outbursts of laughter.
During our stay our kids had distant learning, my SIL is a school teacher and my husband had Zoom meetings all day on Monday. We did have some problems with the WiFi upon arrival but, my husband messaged the owners and they responded immediately with where and how to reset the WiFi. After that, it was business as usual.
The washer and dryer made our lives so much easier and the fact that our fur babies could tag along was the cherry on top.
This home was one of our favorites.

Very nice property
Sandy Toes is a very nice property, close to the beach, great view and well equipped with every thing you need for a great beach stay. Would definitely book again and OPC was great to work with once again.

Fun weekend!
Loved this beautiful home and the floor pan was perfect! The house is well decorated and had a fully equipped kitchen. The views of the beach from the patio was amazing. The beach is a short walk from the house. I would recommend bringing your own games and cards as the house doesn’t have anything for rainy days. (Not a big deal, but wanted to mention it.) The beds are very comfortable and loved having two master suites. I would definitely stay here again and highly recommend it!

LOVELY home; Inconsiderate neighbors
The house is absolutely beautiful. It has everything you need including a great view of the beach. For a second row home, you really cannot beat the view/access to the beach-so convenient!
We very much enjoyed our time on the beach during the week, but come the weekend it was no longer a very family friendly place. We were felt out of place and uncomfortable with the MANY people on the beach displaying vulgar political flags, people blaring their music with no consideration of others, and people with off leash dogs who allowed their animals to defecate IN the water. The "icing on the cake" for my husband's birthday was the live concert (with full sound system) that took place outdoors in the rental house next to ours. Ocean Properties kindly provided us with the Sheriff's phone number which we had to use.
Although we would absolutely like to stay in this beautiful house again, we will not be back. Crystal Beach is not for us.

However, we are sorry to hear that your experience during the weekend was not as pleasant due to the lack of consideration and respect from some beachgoers. We understand how important it is to maintain a family-friendly environment, and we will do our best to address this issue with the local authorities.
We apologize for the disturbance caused by the "concert" that took place next door during your stay. We understand that this was not what you had in mind for your husband's birthday celebration, and we are glad to hear that the Sheriff's Department resolved the issue promptly.

Very nice house, Pay attention to the rules!
We had a very nice time at Sandy Toes, the house is accurately described and VERY well taken care of. Make sure to pay attention to the rules and don't think you will pull a fast one on the managing company, they do drive by and check.
We had 2 instances that we were contacted about during the stay-
1.) We arrived 30 mins early (4 hour trip from East Texas), we parked in the driveway and were going to change in the downstairs shower area and head to the beach so the maintenance could do his inspection. We spoke with him and he said no problem. We were texted and told to leave the property immediately so we parked across the street and waited the 30 minutes.
2) The rules say absolutely no gas grills, there is only one charcoal grill in the back area with tall grass/ mosquitos. We used our gas grills, the same day we were contacted and told to remove the grills from the property. We set them up on a trailer across the street (County Property). Luckily, there was an electric griddle in the house that we could use to cook some of our other grilling foods we brought.
3) The fire alarms go off very sporadically, I know this is due to humidity and it is mentioned in the book but they went off at several times during the night; waking the whole house up in a panic. This is our 5th year in Crystal Beach and we have never had this issue.
Overall, for the first two items we did not follow the agreed upon rules so I cannot denote stars for that. I do respect the company for setting strict rules; without them the house wouldn't be as nice and clean as it was.
We had a great experience for the most part and I would recommend this house to friends.

Beautiful home, excellent views
What a wonderful experience! This house is exactly as advertised. Two king suites was perfect for our group of 7-including three teens. The view from both porches is excellent and we even saw a few fireworks from the porch. It really is a short walk to the beach which was great for our group (included two seniors). We could see our family members,who were at the beach, from the front porch. The house has everything you will need and the best one we have stayed at in our 17 years of renting properties! If you have dogs or small children, the enclosed decks, small back yard, and covered parking area is perfect. Also, there was a water hose in the covered parking area which was great for washing off sandy beach chairs, etc.
Beds are comfy and the air is cold. You won't regret booking this home. I hope we have the chance to return.

Fantastic Property
We had a really great stay at Sandy Toes! The house was in immaculate condition when we arrived with a very easy check-in procedure. All of the basics you could need are included with the property, and the spaces worked perfectly for our needs. The one minor issue that we had was addressed very quickly by the very responsive management team. We will definitely be back here again!

Spring Break Family Fun
We enjoyed our 3rd stay in Sandy Toes over Spring Break. We keep coming back because the house is perfect for small groups and we love the proximity to the beach. Location is perfect. It is always clean and comfortable and never disappoints.

Any reservation including but not limited to homecoming, graduation, PROM, youth retreats and or outings where MOST occupants are under the minimum renting age 25 years of age. 1. Chaperones: For youth reservations, we require at least one chaperone per four students. Their role is to supervise and ensure that everyone adheres to our rules. Safety and enjoyment are our top priorities. CHAPERONES ARE TO BE ON PROPERTY THE ENTIRE RESERVATION UNLESS OTHER ARRANGEMENTS ARE MADE AND APPROVED BY OWNER. 2. Youth Behavior Contract: All students and their guardians must sign a Youth Behavior Contract. This contract outlines expectations and responsibilities during their stay. THE ONLY STUDENTS ALLOWED ON PROPERTY ARE THE STUDENTS NAMED IN THE BEHAVIOR CONTRACT. 3. Prom Youth Rental Agreement: Additionally, all chaperones must sign a Prom Youth Rental Agreement. They must be present the entire reservation and must provide a VALID ID (similar to the primary renter). This document covers specific guidelines related to their stay, ensuring a respectful and enjoyable environment for everyone. 4. Prom/Youth Fee: To cover additional admin/preparations and monitoring for youth-related activities, we have a non-refundable $300 fee associated with hosting supervised youth reservations. Additionally, there is a $300 refundable security deposit.
