Large Georgetown home on 2+ acres near Austin

Large, beautiful, country home near Austin & the Hill Country.  There are hardwood & tile floors throughout the entire house. You will find an enormous kitchen with all the luxury amenities, a formal living room, a casual family room, & a music room with a 1903 baby grand piano.  You can enjoy the amazing backyard on the private, quiet,  2 acre gated property.  With 12* beds, sleeping 17, this home is perfect for large groups & extended families!  *3 beds are folding/rolling beds.

MAXIMUM OCCUPANCY - Maximum number of guests is limited to fourteen (14) people, unless screened and approved ahead of time. These limits are set based on the utility (i.e. septic) restrictions. Please be upfront about the number of guests in your reservation. We operate on a very transparent basis and desire the same from our guests. Thank you in advance for your understanding and cooperation. Violation of this rule will result in IMMEDIATE eviction without refund.

EXTRA GUESTS: Please note that there is an additional charge of $25 per guest, per night, over 14 guests, not to exceed 17 guests. These must be approved ahead of arrival and will be billed separately.  There should NEVER be more than 20 people at the house.

PETS: We love pets and 2 well-behaved dogs (no larger than 30 lbs) are welcome. There is a cleaning fee for dogs. While we adore cats (we have two), we are unable to allow cats inside. A member of our family has a severe cat allergy and is unable to tolerate indoor cats.

PARKING: NO parking on the lawn and NO parking outside the gates.

PARTIES: Parties are strictly prohibited. There are to be no parties, no events, no DJ equipment, no PA systems, no LOUD music, no fireworks, no drugs, no indoor smoking, no guests not listed on the agreement, etc. Violation of this will result in immediate eviction without refund.

MESSES: Certain activities are prohibited due to nightmare cleanups from past experiences. Any activity that results in huge messes for the host to clean are prohibited and can result in additional cleaning charges if left behind. For instance, water balloon fights, glitter, hair dye all produce messes that are almost impossible to properly clean.

Late/Emergency Cancellations -- Please be advised: the host will not be financially responsible and thus will not issue refunds for cancelations made 1) for non-refundable bookings 2) on or after the date specified in the cancelation policy. Last-minute weather issues, family emergencies, and travel plan changes are unfortunate, but a risk that the renter is liable for should they occur. Thus, we highly recommend travel insurance. We will no longer entertain exceptions to the rule, so be advised. We are operating a single (and we think amazing) Airbnb business.... last-minute cancelations are difficult and often unlikely to re-book.

The owners are not responsible for any accidents, injuries, or illnesses that occur while on the premises or its facilities. Owners are not responsible for the loss of personal belongings or valuables of the guest.

By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.

At the end of the TERM, guests need to leave the house in the SAME condition it was found. Tenant will be held liable for any damage or missing items. If damage is noted upon check-in, please notify the owner via airbnb immediately.

EVENTS will be CONSIDERED under certain circumstances. Please reach out directly to me before booking for an event. Without prior approval, events cannot and will not be allowed.

CAMERAS: There are Ring doorbells at each entrance (front door, and three patio doors). These cameras face the front yards and backyards and DO NOT face any private areas. These are used for contactless check-in, party/event detection and property safety. There are NO cameras inside.
