➤ IMPORTANT DETAILS:
✔ DEPOSIT & CONTRACT: A $500 security deposit and signed rental contract will be required upon booking. Guests will have 24 hours to return the contract to maintain the reservation.
✔ SUPPLIES: This property is stocked with start-up supplies (i.e. hand soap, toiletries, paper towels, toilet paper, trash bags). However, you will need to supplement with your own during your stay. We provide towels for bathing and bedding but please bring your beach towels.
✔ TRAVEL INSURANCE: We adhere to our cancellation policy. Please secure travel insurance if you would like protection against events (including weather) that may cause a change in travel plans.
➤ HOUSE RULES:
✔ AGE: Minimum age of primary renter: 25. The primary renter must stay the entire time rented. We reserve the right to request a copy of your identification to verify your age.
✔ OCCUPANCY: The occupancy limit for this property is 9 and any additional guest on the property may be vacated for trespassing. No parties or illegal activity allowed on the premises. Please respect your neighbors: Quiet time between 10pm-8am.
✔ PETS: This home is dog-friendly. We allow 2 small dogs (35 lbs or less) with a non-refundable pet fee of $150. * Per Baldwin County guidelines, pets must remain on a leash at all times. Also, please remember to clean up after your pet, or additional charges will apply. Please respect our neighbors and refrain from walking your pets on their property.
✔ NO SMOKING: Absolutely no smoking is permitted inside the house, including the use of e-cigarettes or any smoking devices that emit smoke. A $250 fine will be applied to the credit card on file, and a damage report will be filed for any violation of this policy. Smoking is only allowed outside, with the condition that cigarette butts are properly disposed of. Furthermore, it's essential to note that NO ILLEGAL DRUGS, including marijuana, are permitted anywhere on the premises.
✔ SECURITY: To ensure mutual safety and security, we have Ring security cameras at the front door. Please be aware that these cameras are positioned exclusively outside and may record activities in their vicinity. They are intended solely for security purposes and not for infringing upon anyone's privacy. Guests are strictly prohibited from tampering with, obscuring, or disabling these cameras at any point during their stay. Any attempt to do so will result in immediate eviction from the premises without eligibility for a refund.
✔ NATURE: One of the remarkable features of this home is its serene setting surrounded by trees and natural beauty. As a result, encountering various wildlife is possible during your stay in our home or within the neighborhood. This diverse wildlife spectrum includes squirrels, deer, raccoons, mice, spiders, mosquitoes, centipedes, flies, skunks, ticks, bees, wasps, crickets, ants, frogs, snakes, assorted bugs, and other creatures native to the area. These animals inhabit the natural surroundings, and while we thoroughly clean and inspect the premises before your arrival and maintain routine pest control measures, we cannot influence their natural activities. Occasionally, a stray bug might attempt to find its way indoors, so we kindly request your attention when opening and closing doors to minimize any entry. Please note that refunds will not be issued due to natural elements, like insects, making their way into the house. Additionally, there is a specific season when mosquitoes are prevalent. Although we professionally treat everything on the property, we recommend bringing bug spray if you are sensitive.
✔ MAINTENANCE: All maintenance is normally performed prior to your arrival, but we reserve the right to conduct routine maintenance if necessary. Please notify us of any maintenance issues or if something is malfunctioning so it can be rectified immediately. If you have a complaint about any aspect of the property, you are authorizing us to enter the property and fix the stated issue to solve the problem. Please note, although we do our best to answer all calls right away, there may be a delay in our response after our normal business hours from 9am-8pm EST.
✔ DAMAGES: The tenant shall be responsible for any loss or damage to the property and its fixtures during the term of this lease. Broken, damaged, or missing items will result in additional charges which will need to be paid for by you before your departure.
✔ INSURANCE: We adhere to our cancellation policy. Please secure travel insurance if you would like protection against events that may cause a change in travel plans.
✔ CHECK OUT: Check-out time is 10 am. Late check-out may be available for $50 per hour, depending upon availability. Please follow the checkout procedures posted inside the home and located in the manual.
✔ LIABILITY: Owner shall not be liable for injury or damage to Tenant or any person who uses or is in the premises, or be liable for damage to their property, or the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premises.
