Enjoy the warmth of a wood-burning stove in the main living room and the convenience of a propane stove in the secondary living room. The dining table comfortably accommodates 10 people, providing the perfect setting for memorable meals. For more intimate gatherings, the nook features a table for 4 people.

The large open kitchen is perfect for entertaining guests and comes equipped with an assortment of wine glassware to elevate your hosting experience. To enhance your stay, we've included a range of small appliances such as a Ninja Blender, Instant Pot, Slow Cooker, Air Fryer, hand blender with a smoothie attachment, extra-large electric griddle, and a 12-cup coffee maker. Additionally, the house is equipped with a rice cooker, roaster, bakeware, and a selection of organic spices.

For cozy evenings, wood for the wood-burning stove is provided, ensuring a warm and inviting atmosphere. Essential amenities such as toilet paper, paper towels, shampoo, body wash, cleaning supplies, and laundry detergent are all included.

Enjoy the perfect temperature year-round with central AC and heating. For extra comfort, there are two mini-splits located in the lower living room and the upstairs master bedroom.

Also included are 2 rollaway beds for those extra guests.

GUEST ACCESS:
Guests are welcome to enjoy unrestricted access to the entire property. Please note that upon entering, the area with the Bocce Ball court located on the right behind the pine trees is off-limits, as it belongs to the neighboring property. On entering on the right you will see Orange flags posted which indicates property line boundary.

GUEST SAFETY:
Discover intriguing natural rock formations that enhance the charm of this property. However, for your safety, we kindly request that you avoid climbing these formations as they may pose potential risks.

ADDITIONAL GUEST FEES:
We try and cater to all groups, small and large, and our price reflects that. Although the description says accommodations are for 22 guests, we offer the rates to allow for smaller groups as well. Price reflects 16 guest and for additional guests over 16 an additional fee per guest/per night applies. We price our home in this ways to be fair to all

PETS:
Our intention is to keep the house allergen free for our guests. Violation of this will lead to $250 fee and cleaning charges.

OUTSIDE FIRES:
Per Madera County rules, no fires are allowed during May to October. California has been experiencing a severe drought and the area is extremely dry and the potential for a Wildfire is just too high to risk allowing guests to have an outdoor fire. When the fire ban is lifted and outside fire are allowed and they MUST be in an approved Fire Pit or Chiminea. If an outdoor fire pit or Chiminea is not provided, DO NOT under any circumstances gather rocks or other materials from around the home and create your own! This does not apply to the Propane BBQ's that is provided for your cooking pleasure. DO NOT use the BBQ for anything other than cooking your meal on, they are NOT intended to be used as a 'Fire Pit' and due to the propane tank attached to them they could explode by doing so.

SECURITY CAMERAS:
Guest acknowledges that security cameras are used at our cabins to ensure the security of the premises from theft, unauthorized access, or damage to the property Guest acknowledges, that there are 4 front facing Security Cameras onsite. One Ring door bell at main entrance.

POOL RULES:
Please note that there is no lifeguard on duty; use the pool at your own risk. The pool is not heated and is open from May to September. We service the pool regularly to ensure it remains clean and safe.
❗Do not remove the pool sweep from the water; if it is removed and the filter motor burns out, or tinker with pool filter, you will be charged for the repair. 🛠️❗
For safety, no diving is permitted 🤿, and children must be supervised by an adult at all times. Please avoid bringing glassware into the pool area 🚫🥂, shower before swimming 🚿, and be mindful of noise levels, especially during quiet hours 🤫.

Use provided towels to dry off before entering the house. Enjoy the pool and thank you for following these rules to ensure a safe and pleasant experience for everyone! 🏊‍♂️🌞
