The property was nice. The house was big enough for the amount of people it list. Also the outside patio, pool, and parking were great. The cleanliness of the property was not as expected from a VRBO property. It felt as the property was clean as if it were a camping cabin and not a home. The furniture seemed to be an after thought and the beds were not comfortable at all. The house needs a deep clean. I don’t know if the rate per night aligned to a renovated property expectation. The property location was super convenient to the Frio river, ice machines, and small general store. The stay at the house was fair/good.

Overall, I recommend this vacation rental. Reviewer Comments: Los Encinos was a beautiful place to stay. There was plenty of room for everyone to be cozy. Beds were comfy. Kitchen was fully loaded. Never seen so many options in the kitchen at a house rental before. The backyard was the highlight. The pool is smaller than expected but we didn’t use it much. We will definitely be back to stay again. Rental company is top notch too. Very friendly.

Grown up Getaway!

Lovely quaint house - will recommend.

We woke up each morning looking at dears in the backyard and had fun in the evenings grilling and dancing. Hope basic amenities like hand washes in bathroom, kitchen and towels and bedspreads can be provided by default. There are ample kitchen utensils and washer and dryer worked.

Beautiful rental

Beautiful house with lots of space. It was our first stay with this company, I’ve been coming to the Frio since I was infant and now go with my little family! Had trouble getting information about check in, had no idea where to find the office they wanted us to get the keys from. Had to call the number on the sign for help. We couldn’t use one of the rooms upstairs, two beds had bed bugs. Was liked in the a house that looked cleaned but once we got settled in we started to notice stuff wasn’t sanitized. I don’t wear fake eyelashes but found the stuck on items (like the mirror) in the upstairs bathroom. But overall we had a great weekend.

Thanks for your review, I am sorry you had trouble with your check-in. We email instructions to every guest, and then go over everything again over the phone when we confirm their reservation. We were surprised to see in your review the mention of bedbugs since you made no mention of it (or any other issues) when you departed. We take reports of bedbugs very seriously and have had the home professionally inspected. As I'm sure you are already aware, there were no bedbugs. All of our homes are professionally cleaned by a highly trained crew of housekeepers, and yes they do sanitize everything. Again, sorry that you went straight to the house before checking in at the office, but you were notified of our check-in procedures prior to your arrival.

They said it was on the contract and in every email they supposedly sent which I never received anything regarding that information. We offer our guests the opportunity to save money by bringing their own linens, however, if they choose, we do offer them for a small fee that covers the cost of professional cleaning. Most rental companies in Concan automatically add them in as an additional surcharge (Convenience Fee) when booking. Not only is this information stated at the beginning of all our correspondence, our receptionist goes over the things to bring when confirming your reservation. We are happy that you did enjoy the rest of your experience at this lovely home.

Large Family Gathering

Overall, I recommend this vacation rental. Reviewer Comments: This place is great for families with kids. Lots of living/sitting space. There is a cute playscape with a slide and swings along with a pool. Beds are super uncomfortable and could use some new mattresses. You’ll survive for a long weekend. Double check the bed configurations with the management office for accuracy. The website didn’t match what was actually set up when we arrived so we had to rearrange families last minute. Only real issue there was that everyone brought sheets to fit the beds in their room. We were told we’d be able to borrow a high chair but it wasn’t available after all. That was frustrating bc we would have brought a portal high chair if we’d been told the owners needed it for their own family. Be sure to ask for beanbags for cornhole at check in if you want to save yourself a trip back to the office. They don’t keep them in the house. Overall, it was a great time and we’ll continue to use this management company for other rentals.

We can't say enough good things about the Los Encinos rental home! The property manager staff were super friendly and the check in process only took minutes. When we arrived at the house, we were pleasantly surprised that the home and pool were spotless, and we had tons of room for everyone to spread out.Couple of key notes about our stay:* When we weren't on the river, we were in the pool. This was great especially with small kids.* Concan Pies is directly across the street from the rental. Be sure to check them out. You won't be disappointed!* Be sure to bring your own firewood for the fire pits, if not, you can purchase from the local stores or from the vendor across the street from the rental.* Bring deer corn or purchase it from local stores. The deer that visited the backyard were an added bonus to the property.*River access is a short distance, and you'll be charged 30 to park.Overall, our stay was a 10 out of 10, and we'll definitely be back.
