Welcome to this distinctive vacation property managed locally by Island Time Hilton Head.

The property is situated among the palmettos and oak trees of Hilton Head Island and steps away from the Atlantic Ocean. The lapping of the waves on the beach of this oceanfront home will put you to sleep, while the bedrooms on the street side of the house get a peek at the lagoon across the way. This luxury home is near the southern tip of the island and a short drive from the Salty Dog Cafe and other popular spots. Enjoy the private outdoor lap pool, which can be heated in cooler seasons for a fee, the outdoor grill, and the lower patio that sits at the edge of the beach. All eight bedrooms have flat-screen TVs, while two offer adjoining bathrooms with Jacuzzi tubs.

A screened porch spans the length of the lower story of the house. A well-appointed kitchen, free WiFi, and a washer and dryer are some of the additional amenities that come with this beachy dream house. This home is a great choice for you and your extended family. The location of the house is killer! Easy walk to the beach. The kitchen is nice having two coffee makers and a slow cooker--but not a single large casserole dish. Definitely could use more baking dishes in the kitchen. Beds were comfortable and we could all spread out and have our own bedrooms. Coming back next year to the same house!

Grand family vacation

Overall, I recommend this vacation rental. Reviewer Comments: House was very accommodating for our large family reunion of 19. Plenty of bedrooms and excellent screened porch facing the ocean. House was clean and property management was very responsive. House right on ocean was ideal. Two issues that we felt need addressed are 1. Due to turtle nesting , light had to be off at 10pm in great room facing ocean since there were no room darkening curtains to close. This was annoying as this week was first whole family had been together in a while and we couldn’t stay up and talk and play games. Only room darkening curtains were in the bedrooms. 2. There was a constant musty smell throughout house. We had to get air fresheners which solved the issue.

25 South Beach Lagoon

Rating Details: The property manager was very helpful. The vacation rental was clean. I was very happy with the location. I was somewhat dissatisfied with the condition of the vacation rental. Overall, I do not recommend this vacation rental. Reviewer Comments: The Rental agents were very helpful and responsive.However,the rental unit was not what we expected. The house does not adequately accommodate a large family of 20 plus. while there is adequate bedding, the kitchen was very small.Three people in the kitchen became very crowded.the dining room table sat only 10 people.The screened in porch is the center piece of the home and we used regularly. However it was very dirty! When we complained we were told they don't clean the porch. I was shocked at that answer. We cleaned it ourselves and made the best of the week.The home is ideally located on the Beach and the views are stunning. I would rate the house a C+. Great location sub par accommodations for the money. Very over priced.

Perfect beach house

The pictures don’t do it justice. The house is superb, extremely spacious, and full of amenities. The ability to walk straight to the beach from the pool and spa area is unmatched and the area around the house is really great. Close to great golf, restaurants, and more.

Huge House with Beautiful View

This house held our entire family very comfortably. The few steps to the beach was the best part! We really enjoyed the huge pool and safe, bike-friendly neighborhood. There’s so much to do inside the area. We’re definitely coming back!

We are a family of 16 so finding an 8 bedroom house to satisfy everyone's needs is difficult every year. This home with 8 very generous bedrooms, basically 2 pools and right on the beach satisfied the Family. The Porch is spectacular!!

As it met our needs for bedrooms the house was not clean and had issues with heat, gas leaks, yes that’s plural and could not enjoy pool and hot tub due to the gas leaks.This is an older home but, has the old school charm of a home that fits its environment. The home desperately needs some TLC and a good cleaning.

We all -19- had a great time. I think you might consider a railing getting in the pool for the younger and older guests. Also, it was hard for the older guests to keep going up and down the stairs. Beautiful home with lots of room.

Location is great; needs some TLC

Overall, I recommend this vacation rental. Reviewer Comments: We had a great family stay overall and would consider staying here again. We actually stayed here 2 years ago. The place does need a little work though. First, the pros: the location is excellent. The beach feels surprisingly private and much less crowded than many other areas on Hilton Head. The pool was also a huge hit with our kids, and there was plenty of space in the house for our group.The property management company deserves credit as well. We had a couple of maintenance issues (a broken garbage disposal and a hot water problem), and they responded quickly and had both resolved promptly.That said, there are a couple of areas that really need attention. The biggest one is the beds. A I mentioned, this was our second stay at this property, and we remembered the mattresses being uncomfortable then. We assumed they would have been replaced by now, but unfortunately they were even more uncomfortable this time. Given the premium price of this home, getting a good night's sleep shouldn't be the weakest part of the experience. For us, it was significant enough to affect the overall stay.The kitchen could also be better equipped for a house that accommodates a large group. It had just enough a couple of years ago and it seems like various things have been lost or broken since but not replaced (note, we only had 1 cutting board). Overall, this is a beautiful property in a fantastic location with responsive management, but replacing the mattresses and upgrading the kitchen inventory would really help with the overall experience.

We really enjoyed the large pool, with its lap lanes - a hit with the kids.The lawn and pool crews were there during the week tending to the property, very discreetly. One of the thing we liked best about this property was how private it felt even though you were right on the beach. The house is nestled beautifully into its surroundings. A favorite feature of ours was the screened in porch that runs the entire length of the house, with rocking chairs, gliders and a swing - seating for all types, and a table large enough to sit 15 people.

Great Location, But Property Needs Attention

Rating Details: The vacation rental was somewhat dirty. I was very happy with the location. I was somewhat dissatisfied with the condition of the vacation rental. Overall, I do not recommend this vacation rental. Reviewer Comments: We loved the location of this property—so close to the beach with easy access. The layout of the house worked well for our group and provided ample space. The large porch could be a real highlight, however, it was filthy. It didn’t look like it had been cleaned in quite some time, and the porch cushions were in poor condition and really need to be replaced.The property as a whole needs a deep clean, and the house itself could use some updates to bring it up to standard. The pool is very nice and the beach viewing area is a nice feature. The brick deck needs attention and it would be nice to have some shade provided. Additionally, we heard animals in the attic, which was a bit concerning. While we enjoyed our time here, the lack of cleanliness and maintenance made it hard to fully enjoy the experience. With a small investment this could be a 4 star property.

10/10 Excellent

Perfect for large family or friends group

Rating Details: The property manager was very helpful. The vacation rental was spotless. I was very happy with the location. I was very satisfied with the condition of the vacation rental. Overall, I recommend this vacation rental. Reviewer Comments: I was in Hilton Head for an accounting conference and my extended family joined me for a fabulous week in mid October in this wonderful beach-front house. The layout of the 8 bedrooms gave maximum flexibility to our group and every one of us were thrilled with the amenities and location. We ranged in age from 35 to 82 and everything was easily accessed for everyone. Literally only a few steps to the beach and if you have little kids in your group, the pool and beach gear available would keep everyone happy. The manager was on hand when we arrived and offered helpful information about the tv(s), grill, pool, etc. The lawn crew and pool man were both there during the week keeping the property in good shape. The thing I liked best about this property was how private it felt even though you were right on the beach. The house itself fits beautifully into its surroundings.
