Carlsbad is located in the Chihuahuan Desert on the beautiful Pecos River at an elevation of 3,295 feet. The city, with its tree-lined streets, numerous public parks and recreation areas, including the municipal beach and greenway along Lake Carlsbad; originated as an oasis - "The Pearl on the Pecos." Carlsbad Caverns National Park is located eighteen miles southwest of the city, with Guadalupe Mountains National Park lying forty miles further southwest across the Texas border. Hiking, golfing and water recreation are just a few of the numerous activities to enjoy under the sunshine filled days in Carlsbad. Great schools, low crime and a friendly, small-town atmosphere also make Carlsbad a great place to live!
The house was perfect for our 6-adult crew. All 4 bedrooms have king-size beds and TVs, and stayed relatively cool both days. There were plenty of pans, utensils and spices to use for cooking. There are a few things that could use some updating, but overall it was a nice place. The host was quick to answer any questions that came up. I'm sure the neighborhood is quiet most of the time, but we were there for the 4th lol side note - Carlsbad has an amazing drone and fireworks display! I would book there again :)
The beds were comfortable, but we had to remake 2 out of 4 beds because the sheets were still dirty sheets. In general, the property was not clean. The floors were dirty, some of the rooms had an RV bathroom sewage smell. We booked one night since we were passing through and this was the most affordable option on our way, and that was all we'd want to stay. The property needs some work, but has a lot of potential. It seems that there's a history of the cleaning crew not cleaning well based on previous reviews and communicating with the host. Manageable for one night, but we wouldn't stay any longer. It was definitely a value stay.
The house was comfortable and welcoming. The neighborhood was quiet and safe. We stayed here to go to the caverns and the living desert zoo, both of which we enjoyed immensely. There were not a ton of offerings that were not fast food for dinner in town, but the town was easy to navigate.
So family wonât let me live this one down for awhile. The family of raccoons living in the attic were a little over the top. I should have read previous reviews because it has been an ongoing problem. We ended up cutting the stay short. Donât ever leave a negative review but I would want some transparency before I booked this rental.
Neighborhood was decent. House was neat and tidy except for random bits (e.g., a few legos) in the backyard. There's a nice backyard deck where we ate a couple meals. Location is great -- decent distance to Carlsbad Caverns! There are TVs in every bedroom, a dining room, and the living room. Overall, a nice experience.
Positives: Close proximity to Carlsbad Caverns. Very roomy. Kitchen was well equipped. Lots of TVs. Beds were comfortable.
Negatives: When we pulled up to the property, the trash can was overflowing onto the ground. The yard needs some attention. They had some major plumbing issues that need to be addressed. I was assured, on checking out, that they were going to take care of it.
This would have been a fine property if it wasn't for the fact that the AC unit could not keep the temperature below 82 to 85. When we checked out the Owner said that they wished that we had reached out to them so that they could have helped but I'm not sure how they could have helped if the AC unit didn't work efficiently enough to keep it cool. Doubt they were going to put in a new AC in the two days we were there.
The house is cute. My family are on a road-trip and rented the place for 2 nights however we only stayed 1 night. All the dirty towels were in the washing machine waiting to be washed. The linen from one of the beds was on the floor. I washed the towels so we could shower. One of the bathrooms has a window that looks directly at the neighbors house and it has no window covering. Most of the windows were left unlocked so my husband and I started checking all the windows and found that a couple of them didnât lock at all. He was able to find something to block it from opening. The windows were found at 9pm and I didnât want to call the property manager. The house is great and the beds are comfortable. I think the property manager needs a new cleaning service and needs to fix the windows and then this place would be a 5 star.
Our experience was a mixture of good and bad. The racoon walking around in the attic was bad and made sleeping difficult. The beds were comfortable but not the pillows. The rooms stayed cool but we had to drain the portable ACs in each room multiple times or they stopped running. The units were very loud. The AC for the rest of the house did not work well so we could not spend time in the living room, dining area, or kitchen without getting hot. The living room couches were quite uncomfortable. I enjoyed having a washer and dryer but the washer was pretty gross in some parts. The kitchen floor was sticky and dirty. The kitchen was stocked minus trash bags. Host responded quickly though the maintenance man never showed for the racoon issue.
The house was comfortable for our large family and sufficient for a quick overnight stay. There were some signs of disrepair but everything was functional and the beds were comfortable.
The property and neighborhood were humble, but in a really comfortable way. There were plenty of beds and each one of them were really comfortable. The kitchen was roomy enough to accommodate the cook and their helper(s) and was well stocked. The family/dining room was a great place to hang around and play games after a nice family dinner. The home was conveniently located with a quick trip to local groceries, gas and restaurants. It was also a short drive to the Carlsbad Caverns and the Living Desert Zoo. We had a great stay and the lock system on the door was really convenient for anytime check in and a worry free experience to make sure every adult had access and nobody needed to worry about keeping track of keys.
Stayed here for a few nights with another family while visiting area national parks.
The good: Listing was pretty accurate. Check in and check out were easy. Plenty of space, neighborhood felt safe and was within walking distance of food/convenience and a delicious restaurant (Carniceria - highly recommend.)
The not so good - there are definitely animals in the ceiling that will keep you up. A previous review mentioned it and said it was being taken care of - it wasnât and may very well keep you up at night. It was heard in all rooms each night. There is also a light sewer smell - a venting issue perhaps? Not horrible, but definitely unpleasant. Attempted to communicate with property before arrival and never heard back so didnât make any further attempts. Also there is no apparent attention to detail - itâs clean enough but certainly lacking in the detail work and things like totally unusable chairs out back that belong in the trash would make it feel less unkempt.
Overall it seemed pretty par for the course for the area and definitely checked the boxes of the necessities for a short stay.
