With 6 bedrooms and 4 bathrooms sleeping up to 22 people, there`s plenty of space for everyone to spread out and relax. 1 of the 6 Bedrooms is actually a separate apartment accessible above the garage. But it`s not just about the bedrooms - we`ve packed this house with endless entertainment options! Take on your friends in a game of pool, or try your hand at foosball or ping-pong. There`s even a basketball hoop and state of the art pickleball court outside for some friendly competition.

This amazing property is situated on a whopping 2-acre lot surrounded by lush mature trees and stunning multi-million dollar properties in the highly coveted EANES ISD school district.

Guests love the private entrance gate that`s shared with just two neighbors, and have been impressed with the tranquility and space available here. At night, there`s very little noise and light pollution, so you can stargaze and even catch a glimpse of fireflies!

Not only that, but we`re just a stone`s throw away from all the action! We`re a quick 10-minute drive from downtown Austin, only 5 minutes away from the beloved Zilker Park, and a mere 1-minute jaunt from the Barton Creek Mall.

Please note that new homes are being built nearby, so you may hear some construction sounds on weekdays before 5pm.

Getting around town is a breeze with Uber and Lyft, especially since we`re just a hop, skip, and a jump away from downtown!

And don`t worry about parking - we`ve got you covered! Our outdoor parking area can fit up to 8 vehicles, plus we have room for 2 more inside the garage. That`s plenty of space for you and your crew to park all your wheels!

We want to make sure that everyone has a fantastic stay at our property, including our neighbors. So we kindly ask that you keep the noise down between 11PM and 8AM to ensure that everyone can catch some Z`s. To help us maintain a peaceful environment, we`ve installed Minut, a noise detection device that doesn`t record any sound or images - it just lets us know if the noise level goes above the limit. Please don`t remove the device or try to ignore the quiet hours, or we may have to cancel your stay and ask you to leave.

Also, we want to ensure your safety during your stay, so we have 5 video surveillance cameras installed outside the property to monitor the entry points. Don`t worry, your privacy is important to us and the cameras are only there to protect you and your belongings.
Fun is absolutely encouraged, and the majority of our guests have no issue and an amazing time. With that said, respecting the peace of the neighborhood is extremely important, so we do ask of the following from our guests:

1. Quiet Hours - No Loud Music or Excessive Noise between 11PM - 8AM.
2. Parking is only allowed in the driveway or designated overflow spaces. No parking allowed in front of neighbors` houses.
3. If you bring more guests than are reflected on your reservation, you will be charged a $500 fee for each additional guest and may be asked to leave the property without refund. House parties are strictly forbidden and will result in police escort off of the property.
4. No early check in or late check outs unless discussed previously. Late check outs will result in $200 fee for every 15 minutes late.
5. Pets are not allowed. If an unauthorized pet is discovered, a $500 pet fee will be charged.
6. Any damage to property will be the financial responsibility of the guests and may be assessed from the security deposit or additional charges.
7. If Smoke Odor is found indoors, a smoking fee of $750 will be charged
8. Pool and Hottub are cleaned and chemically balance prior to arrival. If additional cleaning is requested during your stay due to heavy use, a $250 fee will be charged.
9. All loss valuables are the sole responsibility of the Guest. Blue Bird will not be held responsible for any loss items.


GUEST RENTAL AGREEMENT
This Guest Rental Agreement (the “Agreement”) is made by and between Blue Bird Housing LLC dba Blue Bird Haus (“Blue Bird”), Tray Lucero and GUEST, (“Guest”) as of the electronic acceptance date of this booking. For good and valuable consideration, the sufficiency of which is acknowledged, the parties hereby agree as follows:
1. Property Damages. The property is furnished with household appliances, furniture, decorations, artwork, linens, towels, kitchenware, audio/video equipment and personal property. It is the Guest’s responsibility to inspect the property, furnishings and amenities upon arrival and provide Blue Bird with written notice of any deficiencies or damages no later than 7:00pm on the day of arrival. Guest acknowledges that they could be held liable for unreported damages.
2. Maximum Occupancy.

Great Location & Lots to do

The property is located in a very convenient area. Short drive to many things. Lots of activities, due to being spring the pool was cold, yard and landscape could use maintenance again it is early spring. The house is large. The property is ready for maintenance, light bulbs out, doors, screens damaged, we discussed items we felt should be addressed and management seemed concerned and are sending maintenance to take care of items. In spite of these things our family Did enjoy our stay. It is a nice quiet area of high end properties. The pickle ball court is very nice. Close to a couple malls, 15-20 minutes from downtown and great restaurants.

We wanted to provide a quick update on a few items you mentioned: the screen door has since been replaced, and the yard is currently in great condition—we have a weekly landscaping service to ensure it stays that way year-round. Regarding the lighting, all bulbs were checked and found to be in working order, so it's possible a light switch may have been missed during your stay. We truly appreciate your input and are always looking for ways to improve the guest experience. We’re happy your family had a great time overall, and we’d love to host you again in the future!

Thanksgiving

The house had many activities for grandchildren. For the adults, one bedroom had no heat . People were sleeping in their coats. On Thanksgiving the kitchen sink and disposal wouldn’t work. It was fixed the next day but it was difficult preparing dinner without a sink. The house was not thoroughly cleaned.We did a lot of our own cleaning. There were no kitchen towels or wash cloths.

Bonnie, thank you for your review. The guest experience and your feedback is very important to us. It is part of our process to reach out to our guests proactively after the first night to check in on how things are doing via VRBO and email. We were not made aware of any issues including cleanliness upon your arrival. We would have been happy to address any concerns if they had been brought to our attention. For example, the missing kitchen towels/wash cloths were under the sink. On Thanksgiving day and 4 days into your stay, we received our first message from you regarding the heat and clogged kitchen sink. There were no details shared with us regarding cleanliness. I worked with you to troubleshoot the heating issue and determined that 1 of the 5 units had malfunctioned leaving one of the rooms without heat. 4 other units were working correctly keeping the majority of the house at 75 degrees. Given the hour on Thanksgiving my HVAC technician was unavailable that evening. The following morning I had 3 large space heaters delivered by my team that was able to efficiently warm the needed areas. The plumber also arrived in the morning to declog the kitchen drain. A bunch of walnuts were determined to be the cause of the clog that had developed during your stay. We also had 5 new kitchen towels rush delivered same day to you. It was later discovered that there were dish towels under the sink. I greatly appreciate your stay and I do wish we could have been in better communication earlier on in your visit so we could address any concerns you may have had prior to Thanksgiving day. Perhaps it would have been less stressful for you during your holiday. I do hope you think of us in the future and can appreciate the level of responsiveness and service we provided once we were made aware of your concerns. Thank you again for your stay and wish you and your family safe travels.
