Welcome to Sunset Desert House in Desert Hot Springs, California! Built in 2022, this modern property boasts a beautifully crafted home nestled in the heart of the Coachella Valley, providing a unique desert living experience. The spacious living areas feature an open floor plan, high ceilings, and large windows that flood the home with natural light. The kitchen is fully equipped with stainless steel appliances, custom cabinetry, and is perfect for entertaining guests.

BACKYARD
◇ 36ft Pool - The pool can be heated to 84℉ for an additional fee of $120/day (minimum 2-days or $240). This fee is collected as a booking adjustment and county taxes will apply. During the colder months, it might take 18 to 24 hours for the pool to heat up, so please plan accordingly.
◇ 8 Person Hot tub use is FREE for up to 2 HOURS a day - You have to let us know so we can turn it on since it takes 30 minutes to reach 100℉. It will automatically shut-off after 2 hours. If you prefer all day use (up to 8 hours) the fee is $60/day +taxes/fees. Hot tub hours are 10 AM to 10 PM.

* CHECK-IN time is after 4 PM PST and CHECK-OUT is before 11 AM PST. Late checkouts are not permitted. Late checkout fee is $100 for every hour after 11am.
* ABSOLUTELY NO PARTIES - Hosting a “party/event” or hosting any number of guests beyond the confirmed number in your reservation at any hour will result in immediate eviction and no refund of the remaining days of the reservation.
* GUESTS. Use of the house is limited to those on the reservation. No overnight stays are allowed. NO exceptions
* This is a NON SMOKING and DRUG FREE home.
* NO PETS
* Please review our Cancellation Policy before booking. If necessary, please purchase travel insurance to cover unexpected travel changes.
* Cancellation policy for Festivals (Coachella weekend 1 and 2 as well as Stagecoach): Reservations are non refundable after booking.
* NOISE - County Ordinance No.847 regulating noise includes quiet hours from 10PM-7AM. Please observe. No amplified sound may be audible outdoors. Violations of these rules are grounds for expedited eviction with no refund of any kind, and may result in a citation and fines by the county that will be paid by the Guest. There are smart home devices on the back patio and in the main living/kitchen space which actively monitors noise levels. These noise-censoring devices are required equipment for all permitted short-term rental properties by the County of Riverside.
* SECURITY: There are 3 security cameras actively recording in the property. One doorbell camera by the front door, one floodlight camera by the side gate, and one camera at the garage opener. All 3 cameras are facing the street for your security and protection. Tampering: blocking or disabling these devices will result in immediate eviction with no refund.
* NO glitter, confetti, tape, or glue decorations allowed. Our cleaners charge an extra $100 to clean glitter and remove stains from walls. As we have wallpaper, you will be responsible for paying any damage. Please refrain from using these materials.
* Pool cleaning is scheduled every Tuesday and Friday between 7:00 AM and 10:00 AM. Our landscaper visits every other Thursday. Both service providers are authorized to access the backyard through the side gate. If you check in between scheduled cleaning days, weather conditions may result in leaves, sand, or other debris accumulating in the pool and outdoor areas. This is normal in the desert, especially during periods of heavy wind. Please note that no refunds will be provided for debris or outdoor conditions caused by weather between scheduled cleaning visits, as these conditions are outside of the host's control.
* We understand accidents happen, and we ask that you reach out immediately in the case of any damages so we can find a fair solution
* Prior to occupancy, operators/hosts of Short Term Rentals in the Riverside County are required to:
1) Obtain the name, address and copy of a valid government identification of responsible person/main renter;
2) Provide a copy of the Good Neighbor Brochure to all renters;
3) Require the responsible person (minimum 21 years of age) to execute a formal acknowledgement that he/she/they is legally responsible for all compliance by all guests of the short term rental to requirements of Ordinance No. 927.2
CRITTERS - even though we have the house professionally cleaned after each guest, and we use humane methods of mitigating pests where possible, we simply can't avoid the occasional critter(s) from breaking in. This includes critters related pool/spa amenities at the property. The existence of bugs in/around pool/spa amenities are 100% out of the host's control. For potentially 2-4 weeks of the year (usually July/August/September), there is a Coachella Desert phenomenon when Water Boatmen bugs arrive in pools across the Valley. The bugs typically feed on algae, micro-plants, and detritus. Water Boatmen are NOT dangerous and pose NO health threats. They can be simply skimmed from the pool (with the provided skimmer) and discarded if they are sited.
NO REFUNDS NO CREDITS: It is understood that in renting a private vacation home there are many situations that are beyond the control of the Host/Owner, and credits or discounts will not be granted for such. Examples that are not guaranteed nor warranted and will not warrant any refund or credit of rental monies include, but are not limited to: weather conditions, failure of systems (AC/heat, pool and spa equipment/heater, appliances, electronics), Internet issues, the home`s systems or mechanical malfunctions, plumbing issues, a home not decorated or accommodated to your tastes or expectations, condition of landscaping, a neighborhood disturbance/noise. In the event of a mechanical malfunction or inconvenience, repairs will be accomplished as soon as possible, taking into consideration availability of Vendor, parts availability, and nature of repair. However, it is understood that no refund or credits will be granted.
WAIVER OF LIABILITY: If so equipped, it is the Guest`s responsibility to learn about safety precautions concerning using or being around a special feature. Examples of a special feature include a spa, hot tub, swimming pool, firepit, deck, railing, bunk beds, landscaping, an area accessible by stairs or ladder, etc. Guest understands that the area surrounding a special feature may or may not be fenced and even if so equipped, is not to be considered secure. Guest understands there are special risks that may be involved for everyone, children in particular who are not carefully supervised, person(s) intoxicated or on any kind of drugs or medication, and those with health risk or pregnant. Guest agrees to explain the risks of the presence and use of a special feature to all guests at the property. Guest agrees to instruct all guests on premises not to access any off-limit or unsafe sections of the property, including roof-tops. Guest agrees to assume responsibility to make all occupants aware of risks and the consequences of those risks and to be fully and solely responsible for any accidents that may occur. Guest agrees to waive any claim whatsoever against Property Owner for injuries or claims.
