Our 4,200 sq ft cabin sleeps 16 and is located on 300 ft of private river, minutes from downtown and Red River Ski and Summer Area with breathtaking views of Upper Valley. Three bedroom and three bathroom with two living areas and massive game room with 2 queen murphy beds, foos ball, air hockey, and 75" flat screen smart TV. Fully stocked kitchen with oven, gas cooktop stove, dishwasher, Keurig and 12 cup standard coffee pots, washer and dryer, propane grill, and two wood burning fireplaces. Best river location in Red River!
The cabin was very spacious with great views. Most of the rooms are on the same level which helped my handicapped Mother. The cabin was well stocked and the host was amazing!
Had the best, quick family weekend. The kids loved the access to the river for swimming and fishing. Thereâs so much room inside and the outdoor decks. It was almost too big, lol!!!! Lots of fun was had in the upstairs gameroom too. Weâll for sure be back. Itâs a must in the summer, weâll have to experience it in the winter too.
This property was great for two families. Most of all, the location on the river was perfect. A wide area on the river allowed us to sit and enjoy the water and the kids enjoyed playing in the stream. The fire pit area was also great. The kids also enjoyed the game room and there was ample space for two families to spread out and sleep. The king bedrooms were large and beds were very comfortable. The home doesnât have fancy finishes or appliances, but this is clear in the listing photos and didnât bother us. Same for a few minor issues with cleanliness, but again, we were prepared for this and not bothered by it. It is a cabin in the mountains, after all. I would agree with other reviewers that the layout of the home is somewhat awkward, particularly with access to the game room through the master bedroom and bath upstairs. This was also a very minor issue for us. Overall, it was a good rental with its location on the river being the most enjoyable to us.
Our family just stayed at this spacious cabin and cannot tell you how much we loved this home. It was perfect! We cooked, played games, hung out by the river (outside our door), fished and made lasting memories. Our family of 11 people especially enjoyed the game room playing air hockey, foosball and card games. The kitchen was stocked with everything. The host was phenomenal and easy to communicate with. We will definitely come back!!
We loved the river and the large house. The deck at the river was amazing. There was a fire pit at the river. The water was cold and swift, but we enjoyed it. We had adults and children ages 10, 9, and 5. It was enjoyed by all. We are ready to come back next summer. Very relaxing.
This place is a wide open very spacious stay! This is our second stay because this cabin is perfect for families or many friends!!!The layout is different but it gives large groups the chance to spread out and have their own space. Itâs cozy, clean and well equipped with everything you need. The location and views are awesome and the river access is great. Itâs not brand new but really comfortable and spacious. We will be back again in the summer since thereâs so much room for trailers/utvs!
Property was as described. Plenty of space for large group. Location was great, just outside of town. We had no problems with home or with host. VRBO did not send entry code, but owner responded quickly and got us in home. The game room was chilly, but we managed well. Would recommend this home for large groups. It was perfect for us!
We really enjoyed our time at this property. The game area upstairs was perfect for the 8 kids and could hang out away from the adults. If they werenât there, they were at the river, which right downstairs. We didnât use much of the cooking equipment the house had, but it was all there and the oven works and the coffee pot was very well used. We were able to park 3 big SUVâs and a truck, all with trailers, as well as our side by sides in the driveway. Itâs a little tight but plenty of room with some maneuvering. Overall, the location is the best part of the property and we loved the area. The layout of the house is a little odd where itâs been added onto but itâs really not that big a deal. The house could use a good deep cleaning but we were only at the house in the evenings and overnight, so we didnât mind it that much. Would recommend this house as a great value for Red River.
Absolutely beautuful area however the pictures depicting the river forget to mention that it is a steep 43 step walk to river which was ok for young active people but not for grandparents who are not in great health Other than that the house was beautiful and ver clean we absolutely enjoyed are family getaway
We had a very enjoyable stay in your cabin. The only thing that was a negative was what we read before we got there about generally having to go through the master bedroom into the game room. The game room is very nice, but it was very warm in there all the time. Not sure how to fix that without refrigerate air. Overall, stay was very nice if you were going to add anything, you might throw a hot tub on the deck by the kitchen and a full-size pool table in place of the bumper pool in the game room
I took a group of FFA Officers from Oklahoma for our annual officer retreat in Red River. Our house was perfect and was very suitable for our trip. The game room was especially fun for the kids. I highly recommend this property.
Pros:

-River access
Cons:
-the layout of this house is wild. To access the game room, you have to go through the master bedroom and bathroom which really limits privacy
-the flow of the house is awkward
-the steps in the house are very narrow making them hard to use and limiting access to master bedroom and game room for some
-There are 47 steps down to the river, and the supports need repair, again making it hard for some people to use
-the upstairs âjacuzzi tubâ doesnât drain and you have to squeegee out standing water.
-If you choose to use it as a shower, it will continually shut off during your showers
-Our wifi was not working the first couple days so we had to have someone come out
-We also stayed in the summer knowing there was no A/C. However, the game room had constant heat flow from the vents making it incredibly warm, reaching 80 degrees even with windows open so again, we had to have someone out which ultimately did not fix the problem.
-we had 2-3 rolls of toilet paper in each bathroom for 10 guests for an 8 day stay. We had to message host to ask if there was more. They did say someone could come get some more out for us but we had already bought our own.
-the grill appeared to have not been cleaned in quite some time
-the main couch was broken in a section
Ultimately, would not stay again and would not recommend. Consider asking host for layout if booking.
The only good thing about this house was the location. The view was beautiful. However, it gets a zero for the actual house. It does have a strange layout with the game room which is upstairs- and accessed through the main bedroom/bath OR you can walk outside and down the stairs to the main doors. That was minor compared to the rest. The house was DIRTY. Every dish or cutting board we pulled out had to be washed and sanitized as they had been put away filthy. There were rodent droppings in the kitchen cabinets and throughout the garage and utility room. There were even a few dead mice still left in the garage walk-through that had obviously been there a very long time. The electricity was scary. There are power strips everywhere! Including the kitchen for appliances. The large living room which is between the garage and the kitchen area had a 24/7 sewer/septic smell and it was not from the rodents. It was relentless to the point of feeling sick when in there too long. This property is more remote which is actually why I chose it. However, it is NOT worth the money being charged.
This is our first vacay out of state (weâre from Texas) as a family, all 18 of us!! (12/adult, 6/kiddos) this house was perfect and so spacious! The location was great, the cabin was cozy and had lots of things for the kids to do when not playing in the snow!! The kitchen was full of everything we needed, (coffee pot/crock pot/large griddle etc)âŠit was nice not to have to pack these things! We appreciated the quick text responses and all other communication too! We certainly hope to be back next year! Red River is such a great alternative to higher priced ski resorts, and still offers everything they do!!
Three Falls Lodge for the win đ
The location was fine. The kids did enjoy the game room which seemed to be the newer part of the cabin.The stairs were a lot.There was a really bad smell throughout the cabin downstairs.We did find mouse traps in the kitchen right near the top of the stove and in the cabinet. There was mouse poop throughout the cabin in the garage and under the kitchen cabinets.The cleanliness of the cabin was poor. Also the outside had webs everywhere.The ceiling fan in the bottom bedroom near the kitchen was heavy with dust and webs.
We have stayed in a few cabins but never had this kind of experience. I am sorry but this cabin needs a good deep cleaning, The smell is either the plumbing, carpet or mice issues.
I didnât expect to have to go on vacation and have to clean before my family arrived.
This large house was located in a beautiful spot and we enjoyed the Red River running through the property. The property is perched on the mountain with a steep staircase down to the river. Caution for young children about the safety of the balcony that wraps the house and the stair railing. At the river there is a lovely, peaceful space with a fire pit and hammock with great fishing and wading.
The spacious garage and driveway gave us plenty of room for cars. The house supported our group of 11 nicely and the kids loved the game room. It gave our family plenty of space to spread out, but the floor plan is odd with the master bath being a thoroughfare and the third bath being sub par.
The carpet was new but there was a odor of cat urine.
My family and I enjoyed our stay at your lovely house. The river running directly behind the house was peaceful during the day and soothing at night as we slept with the windows open to enjoy the cool mountain air in July.
This corky & unique house definitely has plenty of room for a large family and lots for kids to do. We were amazed that we couldnât hear the kids upstairs in the game room while we all were downstairs.
If bringing a pet, please be aware that you will be asked to keep it in the garage and not in the house. That was our only surprise of our already booked trip, which is not common for most rentals that allow pets. My sister still decided to bring her highly trained GSP, even though he was required to stay in the garage. Her dog loved the mountain air, trails, and river to splash in. Hoping that this helps someone trying to decide on a pet friendly house before booking.
