Escape to New Smyrna's historic district and stay in this Charming Carriage House! This adorable 2 bedroom 1 bath carriage house is only a three-minute walk to scenic downtown Canal Street for shopping, art galleries, antiques, bars, and restaurants. You'll feel like you're staying in an elegant B & B -- only with more privacy!

The New Smyrna Beach Carriage House is just a few short steps to the RIVER for fishing or kayaking and a continuous sidewalk to the BEACH and Flagler Avenue for shopping, dining, and the area's nightlife (bicycle 10 minutes or drive 4 minutes). Nearby you will find bicycle rentals, boat rentals, and a public boat ramp (2 minutes). There are two nearby public golf courses (a 5-minute drive): New Smyrna Beach Municipal Golf Course and Hidden Lakes Golf Course.

The Carriage House sits upon a long lot with mature oak trees and is tucked away for quiet and private enjoyment. A large parking pad and long driveway provide rare premium parking for a boat or RV. This delightful home features central air/heat, ceiling fans throughout, gorgeous hardwood floors, and an open floor plan with 12 ft. cathedral ceilings. The living room is tastefully decorated and offers comfortable seating and a large smart TV. The fully equipped kitchen offers all your cooking essentials and includes a drip coffee maker, small and large appliances, a dishwasher, dishes, glassware, pots, pans, Tupperware, utensils, cutlery, and more!

The main bedroom features a comfortable king-size bed. French doors open up to a second bedroom which features two twin beds. The Sun Room overlooks the lovely tropical grounds and ancient oak trees. There is also a full bath with a walk-in shower.

The Carriage House offers all of the standard creature comforts: flat-screen cable TV, books, cards, board games, hair dryer, iron, ironing board, vacuum cleaner, full-length mirror, bath towels, washcloths, beach towels, and beach chairs. There is a spacious storage room with a full-size washer and dryer.

The Carriage House is one level, however, access does require walking up one flight of stairs. Please contact us about bringing a dog(weight limit, no cats); prior approval is necessary and there is an additional fee. This house is ideal for one or two people but could sleep four. 2-car garage. Small pets(under 20lbs). Please no cats. Mandatory pet fee of $175.

Guests can enjoy an easy, fun-filled day by packing a picnic lunch, surfboards, boogie boards, fishing poles, and other gear in the car and driving right onto our smooth-surfaced beach from the nearby Flagler Avenue beach entrance. The beach has a gentle incline into the water, making it easy to wade, swim or ride the waves.

Adorable Carriage House

From the very beginning of this process, Robert was extremely prompt in answering all questions. The location is absolutely perfect. The neighbors were warm and welcoming. Downtown new Smyrna Beach is absolutely adorable and very easy to walk to. We would definitely stay here again!

It was amazing. For the first time we stayed near the river on Faulkner Street.

Relaxing , peaceful and quiet. Tucked away in the historic district from the spring breakers! We strolled our grandson who loved the birds, and all the friendly neighbors who stopped to see him. We loved hearing the train whistles too.. The master bed was so comfortable.

Beautifully decorated, clean and charming with heart pine floors throughout.

We enjoyed the beautiful property, canopy of historic oak trees and cooking in the rustic barbecue barn!

GREAT WINTER!

we stayed jan-feb-march and had a perfect time. this is a very comfortable apartment in a perfect location,close to everything. the beach is minutes away as is flagler ave,canal street and all the fun and lovely stores and restaurants. it is very private with plenty of parking. tom and deb are super hosts and you have total use of the BBQ area swimming pool and all the lovely grounds. in our opinion it is one of the best deals in new smyrna and we loved living there for the winter! a wonderful stay in every way!

Charming property...

We arrived a couple of days after Hurricane Matthew went through the area and the damage to all the beautiful old trees was heartbreaking to see. We had to wait for power to be restored for a day or so before we could move into the Carriage House but it was worth the wait. It's a lovely older property with lots of character and Tom and Deb Exum were gracious hosts. We would certainly stay there again.

A Gem

The Carriage House is both quaint and spacious. The location could not be more perfect. It is nestled in a lovely neighborhood and you have the best of both worlds. Within walking distance is Canal Street with its shops and wonderful restaurants. Not even 10 minutes away is the beach. Deb and Tom are gracious hosts. We highly recommend staying at the Carriage House!

Charming Carriage House

We enjoyed the carriage house. It was the perfect size for my husband and I and our 2 young children (ages 10 and 4). It was charming and on a lovely quiet street. Our kids rode their bikes down the street and throughout the neighborhood. We enjoyed the pool everyday! The yard is beautifully landscaped. My son loved catching small lizards. My husband fished from the river and the river was a very short walk away. The beach is very close- just a short drive away. There was a Publix near by to stock up on groceries. The kitchen was equipped with everything we needed. The town itself is so cute. Deb and Tom were so nice and wonderful to talk with! We usually have stayed on the beach in the past, but I am so grateful we found this place and look forward to our trip here next year! The carriage house was truly a relaxing place to stay!

Very peaceful

The carriage house is a lovely place to stay! The house is very peaceful and Deb and Tom were great hosts. We thoroughly enjoyed the pool. Plus, the house was very close to Canal Street shops so we could easily walk to dinner. Highly recommend!

Can't wait to come back

We stayed at the carriage house for our fourth year anniversary. We were so in love with the bed and breakfast feel that it had while maintaining privacy. The ambiance of the entire space was so beautiful. It's a very charming and whimsical location. We loved cooking out in the grill area and again the lights in the grill area gave a beautiful ambiance. We cannot wait to come back! McKenzie

Oasis in the Trees

Deb and Tom are beautiful people and are quickly becoming dear friends. They have shaped this property into a peaceful and very comfortable nest for anyone wanting to spend either a short visit in the New Smyrna Beach area or as in our case, an extended 6 week stay. This cozy cottage house is nicely set back from the main house and sits high enough amidst the canopy of some very large heritage Oak Trees to give a sensation of tree top seclusion. It is truly an oasis conveniently located in walking distance to the center of New Smyrna Beach, which has some of the best restaurants we have been to in a very long time. We highly recommend the Corkscrew restaurant but more importantly recommend a stay in Deb and Toms’ Carriage House. Mike and Kim

Just an amazingly restful time

We stayed at the Carriage house for 2 months February and March 2016 and we left with regret. What an amazing cozy time. We loved the place and the surroundings. It is efficient, sparkling clean, well appointed and such a warm pleasant way to spend your vacation. The Carriage house is also very private and yet so very welcoming. New Smyrna Beach is a lovely seaside town with many art festivals, several good restaurants, antiques shops aplenty, lovely boutiques and it was host to a few classic car shows during our two month sojourn. We enjoyed it almost as much as our "Carriage house" that we called home during our stay. Deb and Tom Exum are so sweet and special we felt like we had been fast friends for years and had not just met. I know it is a lasting friendship we look forward to enjoying over the years. Would we go again .... yes in a heart beat. I fear it will be so popular though we might not get an opening in the future. We loved our stay, do try to get a chance to visit the Carriage house if you can. Iris Linkletter

The Heavenly Tree House

This rental is a perfect getaway location! My stay was for the month of January, and this Carriage House is extremely well appointed and exceptionally clean. It has a spacious, bright and airy open floor plan, where you can enjoy cooking in the well stocked kitchen, breakfast in the adjoining dining area, or hanging out in the oh, so comfortable living area. It has spacious bedrooms, an extremely comfortable bed, lots of storage and plenty of coat hangers! Also at your disposal is an outdoor patio area with a grill, and washer and dryer room. Tucked away on a quiet street, it is a short walk to historic Canal Street's dining, shopping, weekend farmer's market, art venues, and more! In the car, it's a convenient 5 minute drive to beachside Flagler Avenue, or up and down U.S. Hwy 1 to day trip locations. Last, but not least, owners Deb and Tom couldn't be more gracious, and are always on hand to make sure your stay is nothing other than perfect! I hated to leave, what I dubbed, the house among the trees!

Well appointed carriage house makes for a relaxing stay

Tucked into New Smyrna's best historic neighborhood the carriage house offered all that was expected and then some. Nicely furnished and very comfortable. Sure beat the hassle and traffic of beachside. Beautiful shared yard and gracious hosts topped off a superb stay. We recommend this to any one looking to relax and enjoy a laid-back stay in NSB. Absolutely Charming

All I can say is WOW! The Carriage House was so great, we really enjoyed our week there. Inside was clean, really quaint and charming... Actually better than what we could've ever expected. The location was perfect, pretty much 10 minutes or less to where you'd want to go in town. The furniture was comfortable, plenty of channels on the tv, and the bed was heavenly. The sheets were nice quality and ironed! The last time I ironed a sheet I was 13 when my Mom was teaching me how to use a iron (I'm pretty sure I haven't touched one since). Deb and Tom the owners were so nice and helpful whenever you needed them. We brought our 10 pound spoiled Shih Tzu Bella and she had all her toys out (about 20) with plenty of room to play. I made breakfast every morning and everything you need to make breakfast was available in the kitchen. The parking area is large. We trailered my husband's Harley in his big a** trailer. No issues whatsoever. There is a grill, pool, washer and dryer, pretty much everything you need. This place was outstanding and we cannot wait to return.

Great Escape!

My wife and I recently had the pleasure of staying a week+ at this charming little carriage house/cottage. The cottage was very comfortable, nicely decorated and the location was perfect. We live less than an hour away however, we brought our boat along and fished almost every day. The convenience of the public boat ramp just minutes away took the hassle out of hauling the boat from home each day. We often rode our bikes to Flagler Ave to dine at some of the great restaurants in town. Deb and Tom were fantastic hosts and made us feel completely at home. We can't wait to come back!

WARNING!!! You'll never want to leave "The Carriage House" and it's charm!

Beautiful, homey, comfortable, charming, perfect....plus, plus, plus! Deb & Tom were gracious hosts providing a fully decorated and stocked home along with many outing suggestions to enhance our wonderful beach vacation. Who wants to stay in a hotel or condo when instead our visit to this historically charming and warm "Carriage House" cottage gave us so very much more. Highly recommended!!!

Welcoming and comfy home away from home!

We truly enjoyed our entire stay at this cute carriage house. The location is prime in our opinion, away from the hustle and bustle but close enough to everything. The home was exactly as pictured and very comfy for our little family of 4. We would definitely recommend this property to anyone looking to stay in the area! Thank you so much for making this part of our vacation stress free.

Lovely Cottage Style Carriage House

We loved our stay here! My husband was in New Smyrna for several weeks for work and I brought my 3 year old and a 18 year old teenager along to help for the week. This was the perfect location. A couple of miles from the hustle and bustle of Flagler. We spent our days at the beach and on that side of town but came back to relax here. It was walking distance to Canal Street. A charming little Main Street with antique and gift stores, and cute cafe style restaurants. In the evening we would walk or run along the intercostal just a block over. The owners were warm And welcoming and gave good recommendations on where to go. We loved how cozy everything was. In fact we had a condo lined up in St.Pete for a day trip but once we realized it didn't compare we took but drove the 3 hours here instead for the comfort. Highly recommend!

Great location and accommodations

The Carriage house is close to everything in New Smryna, yet located on a quiet, tropical lot providing plenty of relaxation. The house is complete with everything you need and was quite clean and tastefully decorated. The owners were wonderful and quite helpful with local recommendations.

Great vacation at The Carriage House

Located on the owners property The Carriage House is a remodeled apartment over a garage. The accommodations were outstanding, offering all the conveniences of home. Located in an historic district, only a short walk to numerous shops and restaurants and only minutes from the beach by car. Restfully quiet. Bicycles and kayaks were available for our enjoyment as well as a washer and dryer. Couldn't have been happier with our stay.

Perfect vacation getaway!

The Carriage House was a perfect vacation getaway for our family. The house is convenient to the downtown area, where we could walk or ride bikes to many stores and restaurants. The Carriage House is also only a short distance to the beach. The owners are wonderful people who helped make our stay fantastic! They keep the house spotless and stocked with all the basic necessities. We would highly recommend the Carriage House!

Cozy, Comfy, Convenient!

My family and I have rented condos in Florida for the previous several winters. We were ready for a change from the usual cookie cutter condo, and happily found the Carriage House. It was everything we wanted and more. Spotlessly clean, and furnished in a homey/sophisticated style that felt right at home. Debra and Tom are charming, knowledgable and ready to make your visit a comfortable one. We loved the location… you may walk to Canal street for shopping, restaurants and everyday conveniences. The gorgeous beaches of New Smyrna are a quick spin over the causeway. The proximity to I95 makes it easy to get the many attractions of this part of the coast. We especially loved the charming unique neighborhood around us…great for walking or biking and so lovely. The comforts of the cottage will keep you happy to spend off hours there. It's nestled under ancient towering live oaks. The north end of the cottage is a wall of windows and provides perfect light for artistic pursuits. The kitchen is stocked with all of your cooking needs…but don't miss the chance to try the many great restaurants in the area! We have already booked our return reservations to the Carriage House. After experiencing it's delights you may also!

Great place to relax!!!

This place is excellent! We were traveling with two chihuahuas and they were in paradise. The Intracoastal is a block away and the beach is nearby. It is also walking distance from downtown New Smyrna Beach. The FREE WiFi internet rocks! Although I was on vacation, I had to do some work online and was extremely happy with the internet speed. We also appreciated that we had plenty of cable channels to choose from; a huge refrigerator, and a comfortable kitchen with all the necessary appliances. If you are traveling to New Smyrna and want to stay in a quite place with all the comforts of a home, you definitely want to stay here. Indeed, we will stay again!

Live like a Local, In Style!

We usually stay at B & B's when we travel. We found this quaint historic property on VRBO and our stay here exceeded expectations. The Carriage House is recently renovated and beautifully decorated with antiques and art. It has the feel of a B&B but offers much more space and privacy. The location is just a few blocks from downtown NSB dining, festivals and the Farmers Market. Finally, our hosts were so very knowledgeable about the area and had some great recommendations for restaurants and sights to see. The Carriage House is first class! We are planning to stay here again next year.
