ENGLEWOOD HARBOURVIEW CONDOMINIUM ASSOCIATION RULES AND REGULATIONS
Welcome to Englewood Harborview Condominiums. We, the Board of Directors for the Association, hope you enjoy your condominium unit. Our objective is to maintain Harborview Condominiums as a very nice place to live. In order to accomplish this, we created these rules and regulations through input from all current owners. A review of rules will take place every year by a volunteer committee of owners.
These are common sense rules and regulations that take into consideration the health, safety and comfort of all owners and residents at Englewood Harborview Condominiums. The Board is authorized to adopt and enforce these rules and regulations pursuant to our condo documents.
These rules and regulations are intended to supplement, not replace, the Declaration and By-Laws. If there should be an inadvertent discrepancy between these rules and recorded condominium documents, the Declaration and/or By-Laws shall govern.

OCCUPANCY:
Renters & family/friends borrowing an owner’s unit – maximum occupancy (including children) is 5.
Owners may have a reasonable number of visitors when owner is present.
Owners who permit others to stay in condo when owner is not present must provide Property Manager with completed Renter/Guest Registration form prior to stay.
Owner is to provide guests a copy of the Harborview Rules and Regulations.
RENTALS:
One month minimum rental.
Owner to provide Property Manager with completed Renter/Guest Registration form with names, rental dates, vehicle information, and contact information prior to check-in date.
Owner to provide Renters with a copy of the Harborview Rules & Regulations.
PARKING:
All occupants must park vehicles (and boat/utility trailers) in garages.
Garage doors should be kept closed as to deter theft.
Outside parking is for visitors and service vehicles. No oversized RV’s or trailers are allowed on property.
All visitor vehicles must display a valid, current year visitor parking permit.
Vehicles may be towed if any of the following conditions apply:
A valid, current year visitor parking permit is not displayed.
Any vehicle with or without a valid, current year parking permit that blocks access to any garage, front stairwell or the front pool entry gate.
PETS:
No pets.
SMOKING:
No smoking in unit or on balconies.
No smoking is allowed in pool, pool area or gazebo, hallways, stairways and elevators.
GATES:
Security gates to remain closed between the hours 7 pm to 7 am.
Real Estate Agents may open gates only for Open Houses.
Please use clicker or code to enter. Pull up to “exit” gate and it will open automatically.
DO NOT exit through entrance side of gates.
DOCKS:
SKYC docks are not part of Harborview. Please respect private property.
COMMON AREAS:
No skateboards or fireworks are permitted at any time in the common areas.
SWIMMING POOL AND POOL AREA:
Pool Hours: 9 a.m. – Dusk
Abide by rules posted at pool area.
Pool heater will be turned on at owners/renter request only if the air temperature in the pool area is above 70 degrees.
All swimmers must shower and wash sand/dirt from feet each time before entering pool.
No children under 14 years of age unless accompanied by an adult.
Children not potty trained must wear special swim diapers at all times.
Proper attire must be worn.
No running or diving is permitted,
No large floats or items preventing others from using the pool are allowed.
No smoking in the pool or the pool area.
No food consumption and NO glass containers or bottles are allowed in the pool.
Food and drinks are permitted in the pool area and gazebo – NO glass or bottles.
Please clean up all food and drink items before leaving the area and place all trash in the trash bin in your garage.
No loud playing of radios, stereos, MP3’s or iPod’s is allowed.
If pool furniture is moved, return it to its original location.
BBQ:
All open flame barbecues are prohibited on patios of condos. Electric grills are allowed.
No outside BBQs can be brought onto the property. Pool area BBQ with LP is available for use. If used, you are requested to clean BBQ and BBQ area, and cover it when cooled. Owners should advise renters/guests of this requirement.
PATIOS:
No unsightly items will be allowed on patio walls.
No items of any kind are to be hung to dry from patio railings including towels, swimsuits, clothing, etc.
No nuisance noise is permitted on any patios such as loud boom boxes.
Please notify condo owners below your unit prior to washing your patio so their furniture can be moved.
ELEVATOR FOYER:
Nothing will be placed in common floor area without permission of both condo owners.
Foyers may be painted a neutral color with the written approval of both owners and the Board of Directors..
WASTE DISPOSAL:
Trash is to be deposited into the individual trash bin in owner’s garage. On the designated day, take trash bin to the street and return it to the garage after pick-up.
If renter checks out before the pick-up day, arrangements must be made with the owner and the rental agent to dispose of the trash. (See document posted on ground level bulletin boards for suggested procedure for trash bins and recycling bins).
NUISANCES/COMPLAINTS:
No nuisance shall be allowed on the Condominium Property, nor shall any practice be allowed which is a source of annoyance to residents or which will interfere with the peaceful possession, enjoyment, and proper use of the Condominium Property by residents.
Concerns should be addressed to the Property Management.
KAYAK RULES
Racks placed in the alcove areas of the 1410 and 1420 buildings may be used by any Harborview resident.
Preference will be given to the resident living in the building where the rack is located.
Placement of the kayak racks in the 1410 and 1420 buildings will be determined by resident demand.
Racks will be provided /owned by the Association.
Owners will contact the Association for permission to use a kayak rack.
Storage of kayaks on racks is allowed only while the owner is in residence. Kayaks must be stored in garages when not in residence.
No other equipment or items may be stored in the kayak rack storage areas.
Kayakers must be respectful and not make excessive noise around kayak storage and wash areas.
Kayakers must use kayaks from the hours of dawn to dusk.
RECOMMENDATIONS:
1) Unit owners should periodically check stored items for signs of water damage, especially in the storage rooms and garages.
2) Steel reinforced WASHER hoses with auto shutoff connectors (like Flood Safe available at Home Depot) are recommended. Water should be shut off when the unit is not occupied. The power to the hot water heaters should also be switched off (when the water is turned off) to prevent damage/fires.
3) Flushing of paper towels, diapers, or other sanitary products through the toilet are prohibited.
4) Occupants of units with tile floors should use sound deadening pads on chair legs or area rugs under furniture.
5) All patio furniture and other items must be stored indoors during hurricane season if unit is not occupied.
6) During Hurricane Season, if Sandpiper Key is in the forecasted path of a hurricane, evacuate when ordered to do so by authorities. All items from patios must be stored inside the unit before evacuating. Turn off water to the condo (valve is above water heater).
