The ultimate resort ranch style pool home on nearly a half acre! Close to great restaurants, stores and only about 10 minutes from Texas Tech AT&T Stadium!! Amazing game room and basketball hoop overlooks huge pool with slide and deck jets! Separate game room includes shuffle board, foosball, ping pong, cornhole and retro stand up arcade games loaded with 100s of the classics. Outdoor covered patio, BBQ and table with built in fire pit. Directly across the street from park with picnic tables, gazebo, porch swings etc...

The Property Owner will consider pets. However, pet acceptance is not guaranteed and is subject to owner approval and pet fees apply if the pet is approved. If you bring an unapproved pet, fines apply, and you will be made to leave with no refund.

Every bedroom has its own HD Roku Tv with new beds and linens. Well stocked kitchen ready for your stay!

The pool does not need heating in the summer months, but if heating is needed, it's $150/day. The pool is too large, and Lubbock is too cold for pool heating in the fall/winter. Spa heating is $50 per day.

Pets are subject to owner approval and may or may not be approved. If they are approved a pet fee applies. Please inquire with breed, age, and weight of your pet prior to booking. No Cats Allowed.

Absolutely no smoking. Smoking fines start at $500

If you smoke, fine is $500, if smoking bothers other guests you will be responsible for any compensation to other guests.

Cancellation policy and procedures

Our goal is to keep our prices as competitive as possible, in order to keep them competitive it's important that we avoid the losses that come from cancellations.

Owners of these properties depend on the income and last-minute cancellations result in lost revenue through vacancy and lower prices.

For those that don't like the risk that comes with cancellation policies, we strongly recommend you look into travel insurance. We can recommend one for you.

If you didn't purchase the travel insurance offered by the booking channel, or the one we recommend, you will likely not get any refund.

To ask for an exception to our policy you must first cancel through the booking channel. Exceptions are up to individual owners and are very rare. Your best chance is to ask for a credit to be used for a booking for the same property.

The credit can to be used within the window you cancelled. Ie. If you cancel 3 days before your stay and the owners payout is $4500, you didn't purchase travel insurance you may ask for a credit to be used to reserve the same property no more than 3 days before the drag you want to use the credit for.

Example request.

"I had to cancel because my kids are sick. I didn't purchase the recommended travel insurance. My stay is 3 days away. I'm requesting a credit for the owner payout amount to be used to reserve the same property 3 days before our stay. I.e, we want to stay August 23rd so I will make a request on August 20th if the unit is still available.

Thanks."

We will share this with the owner and encourage them to allow us to agree.

No exceptions will be made if the process is not followed.

Rentspree application required for reservations of 28 nights or more and be approved based on the report by the owner.
