We would love to host your vacation in our luxe townhome in a quiet riverfront community. Our vacation home is among a few places in Estes Park with comfortable central AC. We have a hot tub too that our guests rave about! The spacious floorplan, incredible location, mountain views, modern design and family-friendly amenities were designed for you to come and relax with your friends, parents and kids. You have a very good chance of some wildlife sightings from our place too.

Our 1950-square-foot home offers 3 bedrooms and 2.5 baths. You'll find a well-stocked gourmet kitchen, an open dining/living room, and a master suite on the main floor. On the lower floor are 2 more bedrooms, more living space, another bathroom, a laundry room for you to use, a small playroom for the kids, plus a piano and TV area.
Our home's location is AWESOME -- it's on the west side of town, so you don't need to deal with National Park traffic through the city center each morning as you head out for your adventures. The Beaver Meadows entry gate (the main gate to the Park) is 3 miles away. My favorite restaurant, Bird and Jim, is less than a mile away, as is our great local grocer, Country Supermarket. The heart of downtown is exactly 1 mile.
If you want to walk to breakfast, you'll enjoy strolling along the bank of the Big Thompson to Coffee on the Rocks, where you can hang out by a duck pond with your morning brew and a breakfast sandwich.
Property access is relatively flat and our HOA plows our neighborhood, though we still recommend 4wd or AWD in the winters. Estes sits at 7,500' and winter storms can at times be intense.
BEDROOMS
Our home offers 3 bedrooms. A master suite just off the main floor living area features a king bed and an en suite bathroom. Head downstairs to a carpeted lower floor, featuring two more bedrooms, both with Queen beds and another bathroom. A downstairs common area has a pullout sofa bed.
LIVING & ENTERTAINMENT
With two living areas (upstairs & downstairs) and a small playroom downstairs there is plenty of seating and space for your crew to spread out or stick together.
Living Room -There's a smart television so you can stream away with your Netflix, Amazon Prime, Sling, Hulu, or other account.
WIFI - Speedy! At 550Mbps
KIDS' PLAY AREA - We offer a bunch of toys, books and a big bean bag for kids in a small carpeted area downstairs. Great place to nap, read, take a break, or play games!
COOKING & LAUNDRY
KITCHEN - Our kitchen is fully stocked, with a full size oven, stove, fridge/freezer and all the cooking amenities you may need: sharp new knives, cookie sheets, baking supplies, pots, pans, etc. That being said, there are a ton of awesome restaurants super close by: Bird and Jim, Scratch Deli, Smokin' Dave's BBQ, and the Rock Inn. One of our best breweries, Rock Cut, is about a 5-10 minute walk.
LAUNDRY - Feel free to use the free laundry facilities in our laundry room!
KID FRIENDLY FEATURES - Stokke high chairs (2), pack n play, crib mattress with sheets & toddler cot available. Our kitchen is stocked with kids in mind - plastic kid dishes, cups & utensils. Young kid bikes available for riding on the neighborhood sidewalks. Toys , games & books for all ages so that the parents can relax while the kids discover these new items. Bath toys for the littles. We provide an audio baby monitor that is very easy to plug-in and set up, as well as sound machines in each bedroom that can be set to white noise or rain. Each bedroom also has both blinds and blackout curtains for improved sleep.

This home is in a quiet neighborhood 2 miles to the closest RMNP visitor's center and 3 miles from the National Park entrance. Our neighborhood is a grouping of townhomes situated along the Big Thompson River, which is a 30 second walk from our front door. Our main floor deck has views over the neighborhood and up toward Prospect Mountain. While we are in a neighborhood, it's popular among the local wildlife -- you'll likely see elk and deer. Bears do frequent the area, so lock your car doors at night, and do not leave anything smelly in your car.
There are neighbors, like most homes in Estes Park. Those looking for total seclusion need to be searching 20 minutes or more outside of Estes.
Estes Park downtown is 1 mile away.
A free shuttle bus stops all over Estes Park and ventures the National Park during the summer months. Stop 4 (National Park Village, where the nearby Country Supermarket is) is about a mile away. Stop 3 is about a half mile away at Fun City.
4WD, AWD, or a 2wd car with snow tires are highly, highly recommended from October to May. We are in a high mountain environment with very unpredictable winter weather!
NOISE
Events, loud music and noises, and parties are strictly prohibited. Please be respectful of your noise levels.
FIRES
Estes Park nearly burned to the ground in 2020 after the two largest fires in Colorado history burned simultaneously just miles from our house. As a result, outdoor fire pits are now illegal at short term rentals. Also, no smoking inside or out due to the location on a windy hillside.
BEARS
Do NOT leave food in your car! Bears frequent this area and can break in!
HOA RULES & REGS
The HOA will fine you $150/occurrence for violations of the following rules, so you must agree to:
Persons renting must be at least 25 years old. Occupancy is limited to a total of 8, with no more than 6 adults and 2 additional children (aged 12 or under), which must be affiliated family members.
Event rentals are prohibited. Event rentals are defined as the rental of a Unit to one or more persons for planned gatherings of related or unrelated persons for the purpose of celebrating special events such as, but not limited to, weddings, reunions, bachelor and/or bachelorette parties, and business retreats. Rentals are restricted to rentals to family gatherings so as to comply with the Declaration rules concerning occupancy, and in keeping in character of PRW as a residential community.
“Quiet Time” shall be from 10:00 P.M. until 8:00 A.M. every day, during which no person shall conduct an activity inside or outside a unit which is audible within any other unit or shall disturb the quiet or peace of any other unit. Examples of such activity are, but not limited to: conversation or music inside or outside a unit audible inside any other unit, deck parties, occupancy of a hot tub or spa, operation of a noisy vehicle or mechanical device. Exterior lights must be turned off overnight.
Renters may not bring pets into Park River West.
Trash is to be placed in approved containers at the end of the driveway on the day of collection. No other trash, rubbish, equipment, or material of any nature shall be left outside of any unit.
Parking is restricted to the garage and the driveway bib in front of the garage door.
No trailer, boat or RV of any type is allowed on the PRW property unless it is parked in the garage. It may not be parked in the driveway or on the public street.
No open fires are allowed at PRW. This includes limited common elements, decks and patios. By way of example and not limitation, no charcoal barbecues, propane or wood fire pits, Chiminea outdoor fireplaces, tiki torches, bug repellent/citronella candles are permitted on decks, patios, or in any open areas.
Please keep gas or electric grills, as far away from the structure as possible, and not less than 2 feet away from the deck railing, when in use. Do not leave the grill unattended.
No activities shall be conducted within any Unit or upon PRW property which are unlawful or may be unsafe or hazardous to any person or property.
MINUT
We use a Minut noise meter. It doesn't record audio, but instead monitors decibel levels, temperature and humidity. This is for the safety of guests & to protect the home. It also serves to warn us about parties & prevent noise complaints from neighbors.
