Nature Note: Our property is near the river, so you may notice some bugs like mosquitoes, especially in warmer months. We recommend bringing bug spray/mosquito repellent.

Water Info: The house uses well water (may have slight sulfur smell or tint) — safe to drink. Indoor water is filtered; outdoor hoses are not. Toilet water may look slightly yellow or brown. The property is on a septic system.

As our guest, you'll have full access to the home, except the garage, which is not included in the rental.

NOTE: We provide 1 initial stock of toiletries and kitchen basics like coffee, tea, etc. You may need to restock if you’re staying longer.

Excessive trash or mess left throughout property – $200–$450
Unwashed dishes or cookware left out – $35–$60
Extremely dirty or stained sheets/towels – $50–$125 per bedroom
Bleaching required for linens/mattresses – $100–$175
Carpet/furniture stains – $125–$250
Biohazard cleanup (e.g., vomit, bodily fluids) – $200–$400
Unapproved pet messes or excessive hair (see Additional Policies below)
Strong lingering odors (smoke, etc.) – $750–$1500

Our standard cleaning fee covers:

- Basic reset of the property

To avoid additional cleaning charges, we kindly ask that guests:

3. Leave used towels in the bathroom or laundry basket
4. Report any spills, damages, or maintenance issues immediately
5. Use the pool/hot tub responsibly:

Pool & Spa Rules

Don't throw decorative rocks in the pool – a fee will apply to cover the cost for someone to dive in and remove them
- Pump for floaties available in the downstairs laundry room
- Pool is serviced every Tuesday
- Pool cleaner — it runs on a timer to keep the pool clean. Please leave it in during its cycle. Once it’s done, you can take it out of the pool if needed—just keep it connected and be sure to place it back after swimming.

Plumbing
Water is from a well — may have a slight sulfur smell (normal!).
Inside water is filtered (Culligan); outside hoses are not.
Toilet water may look tinted — totally normal with well systems.
Septic system — flush only toilet paper & waste (no wipes, etc.).

Early check-in and late check-out may be available if there are no guests before/after you
No late check-outs past 12:30 PM
For guaranteed late checkout (e.g., red-eye flights), book an extra night
Cleaners arrive promptly at 11 AM on checkout day
Full checkout instructions will be sent the day before departure
