One cabin is Evergreen Dorrington Chalet and the other is Pinecone Cottage. Here is a quick summary of what you get with this listing.

Sleeping Spaces (maximum 17 guests between the two houses)

Evergreen Dorrington Chalet (sleeps up to 11)
* 2 Ground Floor Bedrooms (1 King, 1 Queen)
* 1 Open Loft (2 Queens, 1 Twin)
* 1 Futon in the reading area in the loft
* 2 Full bathrooms in the main cabin, and one full bathroom in Game Room

Pinecone Cottage (sleeps up to 6)
* 2 Ground Floor Bedrooms (1 Queen bed in each)
* 1 Open Loft (Trundle bed, with 2 twin mattresses)
* 2 Full bathrooms

The KITCHENS have a dishwasher, microwave, gas range, and oven, refrigerator, toaster, coffee maker and are equipped with plenty of pots and pans, dishes, silverware, and accessories. The Pinecone Cottage is especially coffee-friendly, with an espresso machine!

We do not live locally but are available by phone, email, or through listing sites. Our wonderful cleaner is available on-location for immediate needs.

SEPARATE RENTAL AGREEMENT
Immediately after booking, we'll send a quick link to sign our standard rental agreement (must be completed within 48 hours).

TRASH REMOVAL FEE ($150):
Like many cabins in the area, we do not have regular trash pickup and we, therefore, require guests to dispose of their own trash either by taking it home or to the local dump on their way out of town.

If you choose to leave trash behind we will withhold a $150 trash removal fee from your security deposit or as a payment request through the booking platform. This fee is waived for bookings that check out on Wednesdays, Thursdays, or days when the dump is closed. There is a convenient free trash dump on your way out of town in Avery (more directions/instructions provided after booking).

EV CHARGING FEE (per charging station)
We charge $0.50/kWh for charging. Depending on your booking platform we will either charge the credit card we have on file or request the payment through the listing site after checkout.

PET POLICY:
You are welcome to bring along up to two well-behaved, house-trained dogs. We charge a flat $125 for up to two pets. Please describe your furry friends and their behavior/personality when you book!

WEATHER AND OUTAGES:
No refunds for storms, poor regional air quality, or weather-related outages (Comcast, PG&E, etc).

In the winter we strongly encourage you to drive a 4-WHEEL DRIVE (AWD) vehicle and/or be experienced with tire chains.
We encourage you to stay informed as best you can about weather forecasts and any planned electric utility outages. Evergreen Dorrington Chalet (not Pinecone Cottage) has an automatic generator to supply power to the house during a power outage.

The generator will not, however, maintain broadband internet or cable television if the Comcast substations go down due to a widespread power outage. We may have an emergency internet workaround, but that is not guaranteed. We do the best we can to provide you with full amenities, but rural mountain life has its challenges.

We encourage you to consider purchasing a separate low-cost travel insurance policy that can provide you coverage for last-minute cancellations. As part of the Evergreen Dorrington booking process, we provide you the option to purchase trip insurance from a 3rd party provider.

CELL PHONE COVERAGE
Please note: cell phone reception is limited in the Arnold/Dorrington area. VERIZON (and its partners like Tracfone, and Xfinity Mobile) tends to be the only provider that works.
