Light & Bright Craftsman style 3-level townhome!

Main level has an open living and dining space, convenient powder room and a spacious kitchen. Sliding doors off the living room take you to a West facing balcony with charming street view. The top level features 2 bedrooms each with a Queen bed, and a full bath (shared). Lower level includes a home office/guest room with Full sofa-bed, and a large 1-car garage equipped for any EV charging.

Great location! There are many restaurants and shops only a mile away. The entrance to Carkeek Park is right across the street, you can hike for a mile through the park to get to Carkeek Park Beach. Ballard is also a 5 minute (2.5 miles) drive away.

This home is professionally managed. We are a friendly team of folks who look after this beautiful property while the owners are away. We ask you to keep in mind, this is a private home which the owner retreats to. We simply ask that you respect & take care of the property as if it were your own. Let that love flow.
**We are available to you for standard check in times should you require any assistance from 4pm - 6pm. For after these hours we may be available for emergencies only and only then via Airbnb message app. We apologize if this causes any issues, but please consider this ahead of booking. Likewise, please advise us before traveling, on your estimated time of arrival so we can accommodate if possible.

With Carkeek Park to the north and Green Lake to the south, down-to-earth Greenwood is a family-friendly neighborhood with a thrumming commercial zone. An eclectic mix of bookshop cafes, restaurants, and specialty stores are congregated around the intersection of Greenwood Avenue North and North 85th, which is also home to the Taproot Theater, an arty playhouse, and the Flying Bike Cooperative Brewery.

Depending on your itinerary while in town, you can either rent a car or many guests rely on Uber and Lyft which are always available within minutes

The home is located on a busy road so you can hear some noise in the rooms facing the road, which means the home office, living room, and master bedroom.

Be very careful going up and down the stairs.
By booking this home you agree to the rules and conditions outlined here airconcierge. net/ guest-terms as well as those denoted below. Should there be a conflict between the Airbnb Terms and Conditions, and those listed on the link above or herein, then the terms most favorable to us as the Host shall take effect.

RENTAL TERMS AND CONDITIONS 

Definitions: 

"My People". Shall include myself, my spouse, legal partner, guests, invitees, licensees, children, wards, heirs, assigns, personal representatives and estate, if any.

NO REFUNDS - Even the best or newest home has equipment that may occasionally malfunction and cannot be guaranteed operational 100% of the time. We promise to act immediately to remedy any issues, however, we do not relocate or issue refunds due to malfunctioning equipment or any other guest dissatisfaction or due to construction noise or any other items out of our control, unless the home is considered uninhabitable.

- All rentals with 28+ nights require a rental agreement signed naming and identifying all adult occupants (must present valid ID).
No one likes rules, least of all, us -- but we do have a few requirements so that the home is in as perfect a shape for each guest as possible.
-Please respect check-in and checkout times. Check-in: 4pm-10pm. Checkout: 10am
-Primary renter must be over the age of 25, have a fully verified profile and previous positive reviews inside Airbnb.
-Host may request a photocopy of renter's ID for verification before check-in.
-This is a private property and the host reserves the right to access the property at any time to perform maintenance repairs necessary or requested by the renter.
-Landscaping & Pool maintenance schedule: we are unable to offer refunds or credits for inconveniences due to scheduling and maintenance done during your stay. We also request that our maintenance teams are not turned away if they should overlap your stay. Such instances can result in a $100 penalty as we will still incur a 'show up' charge, even if no work is performed.
-Absolutely no parties or loud music.
-This is a NON-SMOKING property.
-NO animals or pets of any kind are permitted at the Property except (1) as specifically authorized in your reservation, or (2) bona fide service animals that we are required by law to allow. Emotional support animals are not permitted except as authorized pets. You agree that a prohibition on animals is not a guarantee that an animal has not been inside the Property or that the Property is free of animal or pet allergens. If pets were to be brought without our consent and knowledge, guests will have their reservation cancelled immediately.
-Long term rentals (30+ days) not allowed.

Late Checkout Policy
Guests must check out by the designated checkout time specified in the rental agreement. Late checkouts without prior approval will incur fees to cover costs including, but not limited to, waiting times for cleaning crews, canceled or delayed cleaning appointments, hardships on arriving guests (e.g., delayed check-ins or compensation), additional wear and tear on the property, and increased utility usage (e.g., electricity, water, or HVAC). The fees, based on the duration past the checkout time, are as follows:
‱ Less than 1 hour: 10% of the nightly rate or $100, whichever is greater.
‱ 1-2 hours: 15% of the nightly rate or $250, whichever is greater.
‱ More than 2 hours: Full nightly rate.
To avoid fees, guests are encouraged to coordinate with us in advance for late checkout requests. Approved late checkouts are subject to availability and may incur additional charges as agreed upon. These fees are designed to compensate for disruptions to property turnover and operational costs, and we will provide documentation (e.g., cleaning schedules, guest complaints) upon request to ensure transparency.


Additional Cleaning Policy
Guests are expected to leave the property in a reasonably clean condition, consistent with normal use. Any cleaning required beyond what is considered normal or reasonable, as determined by the property management, will result in an additional cleaning fee of $100 per hour. This fee covers costs such as extended cleaning times or specialized cleaning needs. Examples of excessive cleaning needs include, but are not limited to, excessive trash, stains or spills requiring professional treatment, pet hair in non-pet-friendly units, or other conditions requiring significant labor. We will make every effort to accurately reflect the additional work needed and the time required to complete it, providing documentation (e.g., photos, cleaning logs) upon request to ensure transparency.


Important Fee Disclosure for Long-Term Stays (30+ Days):
Should this property be reserved for 28 days or more, we reserve the right to apply additional monthly fees to cover certain ongoing expenses (eg utilities) not included in the standard nightly rate.
These may include, but are not limited to:
‱ Gas and electricity
‱ Water and sewer
‱ Trash and recycling
‱ Internet and streaming services
‱ Other utility or maintenance surcharges applicable to the home which will be known prior to the time of booking
These fees may be assessed as either:
‱ A flat monthly fee, or
‱ A fee calculated as up to 5% of the monthly rent.
Such fees may be collected directly through the Airbnb platform or invoiced separately as permitted by Airbnb policy. For estimation purposes, please assume an additional fee equal to 5% of the monthly rent unless otherwise specified in advance.
By confirming your reservation, you acknowledge and agree to these terms.


This Short Term Rental Agreement is between AIR CONCIERGE INC. (herein referred to as “Manager” or “Property Manager”) on behalf of and in accord with the Property Owner ("Owner") and you as Guest (or “Occupant” or “Renter”) of the date set forth on the reservation details confirmation noted on the confirmation which shall be received by the Parties via email as well as provided in the Airbnb.com software. For good and valuable consideration, the sufficiency of which is acknowledged, the parties hereby agree as follows:

SMOKING: A $1000 fine will be charged to Occupant if there is any evidence of smoking inside or outside of the property within a 20’ radius of the property.
